Plz what about dis step down/sunken living rooms in houses? Is it advantageous or is it just for fancy? My builder wants to put dat for me but I don't know much about it.

For some its just mere fancy.
For others it adds more beauty to the place.

For fear of little children or the aged getting hurt, you can do a 3" or 4" step down.

While digging our septic tank, water started springing forth at 6 ft and it is still going to 12 ft cos it's for 3 bedroom twin flat. Pls, house what can be done cos the water is much, just like a well? We asked the men to stop work for a while and allow us look for a lasting solution so I ran here. Help us please

you might have to wait till dry season but if you want it done now and well done then you have to do a precast of the septic tank on the ground before you lower it into the hole . This method is the best for water logged area but it is capital intensive as you have to use lots of iron rods,cements,granite and sand (no brick/block setting)

How much will it cost to fence a plot of 1 .5
A builder told me i will need
3000 blocks × 145. 6 inches
80 bags of cement × 2500
3 loads of gravel
10 loads of sand
150,000 for labour

You see, at times, we are guilty of what we accuse other of.

But that is by the way.
I dont have to be the one to respond to him, infact, l just ignored his response because he has shown the "type of Personand Contractor he is".



The problem was someone who wants to do TWO coaches of Fence, round his TWO plots of land.

Okay, let's go there:
One Plot is either 50 x 100 or 60 x 120 (for large Plots)
You simply take the Perimeter of Both plots, lying side-by-side (say 100 (length) + 50 + 50 (double breath) + 100 (length) + 50 + 50 (breath) = 400ft.

Did l need a Survey plan to calculate that?

Now, each Block (say the Client wants to use 6" Blocks) is 18" in length (or 1.5ft).
Thus, if you divide 400 ft by 1.5ft, you get 266.7 or 267 Blocks approximately.

We need to factor-in breakages (minus) and Mortar-fillings between the Blocks (additive), eventually, these two will cancel each other, approximately.

We also know that a Big 15ft Gate will remove 10 Blocks from the line it is placed.
So, if he is installing a Gate, he will use approximately 257 Units of 6" Blocks (otherwise, he will use 267 Blocks approx)

If he decides to use Blocks as Pillars (by doubling them, he will place pillars at every 6 blocks interval).
That mean he would have about 267 divided by 6 = 45 Pillars ( 43 Block Pillars, with Gate inclusive)
Therefore, an extra block for each Pillar = 45 or 43 Blocks extra, depending.

In all 257 + 44 (average) = 301 Blocks required for first, ground coach.
Two Coaches is 301 x 2 = 602.
Let us round it up to 650 Blocks, maximum.

If he is using concrete Pillars of 9" thickness with a Gate inlcusive, he will still use 43 Concrete Pillars and (257 - 22 ) = 237 Blocks.
Again, let us round it up to 250 Blocks per coach.
Thus total number of Blocks required, for the Two Plots Perimeter fencing (side-by-side), with 10ft Gate installed, 9" Concrete Pillars at every six blocks interval AND for TWO Coaches Perimeter = 500 Blocks MAXIMUM

Cost in Naira, will now depend on how much A Tipper of Sand and a Bag of Cement are sold @Tracypacy's own Area.

Did l collect his survey plan to answer his question?

So, l am right to say he does not need a survey plan to answer simple question like was asked.

That he chose to show his level and be raining abuse like l have taken food from his mouth, just shows how desperate he is.


I wont dignify him with a reply and you too can tell us WHY you think that question cannot be answered, providing the person with a close as possible answer, without seeing his survey plan (that survey plan contains a lot of personal details and should only be shared when ablsolutely necessry.).

You can just pour gravel on the floor. If u eventually change ur mind to use another type of floor, you can still use the gravel. I hope it helps

What foundation type did you do for the building on that same land?

You can actually do a Sespool which is the best method deploy for areas with high water table. All you need is get a competent Mechanical Engineer/Consultant to help you fix it as soon as possible.

P.S: Construction during dry season won't solve the issh totally coz when the water table is up again without proper channeling of underground water, it is eventually gonna lead to disaster if not properly done.

I actually cant decipher what you are trying to say, especially the bolded parts above.

What is normal house fencing? Initially you said two coaches, which is what l worked out for you. Are you implying you want it higher?
If YES, you can use what l estimated for you, and multiply by the number of coaches.

You also said the plot is 100 by 200.
Is that 100ft by 200ft for EACH PLOT?
All the same, you have to read what l wrote and apply it to your own situation.

One thing that might also be of help to you is to note that One bag of cement sets 40 - 50 Blocks
If you divide your total number of blocks in that estimate l did for you, by 45 (average), that should give you approximate number of bags of Cement you would need for your blockwork.
