A lot of words are synonymous to each other, besides, i have trying to explain the implications of saying an architect supervises the engineers.

If you agree that the undertaking "implies that the professional will adhere to approved acceptable procedures in carrying out his work", that means you agree that an architect cannot supervise what he is not responsible for?

When you supervise, you are responsible. It is not an ego contest, its a fact. I have worked under architects before and still work with architects.

When you supervise, you are responsible. It is not an ego contest, its a fact. I have worked under architects before and still work with architects.

I have worked with 2 firms one headed by an engineer and the other by an architect.
I still keep tabs on them as time permits.

The achitech work in collaboration with the engineers to ensure the aesthetic design of the building is brought to fruition. That is working with the engineers to correctly interprete the design in civil, structural, electrical and mechanical engineering terms. This is not supervision, this doesn't mean the achitech is oga.

The achitech is on standby to explain any difficulty with the drawings. If they don't work together, it is possible the engineers will mess up the design of the the building especially if the drawings are complicated and esotic.

Please need assistance with some clarifications. I have already painted my wall with normal emulsion paint but want to change to a stucco. Do I need to do screeding of the wall? Thank you

When last have you visited or sent someone to do that for you?
People even sell lands and houses with good documents here in lagos.
All you need to do is get an agent (it could be a trusted family member) to give you periodic feedbacks.
When he or she is on your site, do whatsapp video call so your mind can be at rest.
No one would buy a fenced or gated land(on padlock) without thinking twice.
If that is not a good option, start building.
Don't give yourself too much stress.

What normally works for me is to do something on the land EVERY YEAR, no matter how small until you're ready to build proper. With me, I will not complete the fence at one go. I will be doing the fence "small small" every year. So for example, I will budget say N50K a year to maintain presence on the land. If it is fence, I will spend N50k and if the N50k finishes, na till next year be that.

The problem with selling one land to multiple people is not showing presence and lack of maintenance. Year one, community no see you; year two community no see you; year three community no see you; year four them don sell the land dey wait for you. Kpatakpata them go give you another one for bush.

Another thing is to award any maintenance contract to a member of the community. So if it is fence, look for a bricklayer from the community. The advantage of this, is that the brikky will see the land as an assured source of income and will act as your eye and ear. If any trespass, you will be the first to know from the bricklayer. This works for me.

first of all, trusted eyes on properties, is very important, even if is your wife back home (that is an holy joke) having said that, is not possible again, nobody can possess your land again, your land is your land now, quote me anywhere, any time, we still have laws in this country, you have done the rightful needful, to possess your lands, I have people in diaspora, that bought land from me, over 5 years now, no fence, no gate, what they got from the families that sold the lands is just family receipt, and nobody can touch their lands, their lands still intact.

You have your land to yourself, physical possession, and documentation intact, expect they are fake, if they are fake anything can happen, but if the documents are genuine omo Onile self go dey fear the land

Or rent it out to Artisans or Poultry/ Crop Farmer

1.) They will relocate you to another place by giving you another land of same size (some will even give you a corner piece) in a less valuable location.
2.) offer to return your money back to you, in full.

I have seen it happen a few times in my 'young' life.

Even when yo have genuine reciept from them, all they need to do/say (by conniving among themselves since they are all beenfitting from the new bonanzza) is that the seller has not right to sell the land to you.
Even if you go to court, the Judge will tell you that your "land contract" is null and void since the seller has "No Capacity to Contract" and you are entitled only to a refund.


Lawyers in the house can attest to that fact.

Best thing is fence it and put it to a temporary use. while processing the C-of-O

Try and obtain your C of O from government for the land as its a further form of protection then have a trusted someone to occasionally check the land for u

They will burst the fence and build overnight. As you didn't show continued presence, sometimes it may even take a couple of years before you will discover the fraud.

It happened to my neighbour. We all bought from the community for one million each. She fenced and just "disappeared". I mean, disappeared. No one knew her address or her number or her people. No one. She probably did this for fear of kidnapping as it was the height of kidnapping in Niger Delta then.

Fast forward six years later, same land in the area appreciated to 15 million. Yes, you read that right, 15mill in six years. This was as a result of the quality of those who bought in the estate and the quality of homes being built, from politicians in Delta State House of Assembly to the diaspora.

The community just burst the fence and sold the land to a diaspora, who practically built overnight. The argument of the community is that they want development, so holding that land fallow is speculative and a hidding place for hoodlums. That they don't want speculators as this will hinder development. She went to court with the community not the diaspora that bought the land. The case is still ongoing.

Now in such a scenario, even if she won, it's going to be compensation possibly at the price she bought.

The truth is if you bought a land, show presence and maintain the land yearly with minimal amount until you are ready to build. Don't just disappear. Anything can happen.
