Before u respond ..I've done bond/T.B/Stock/Real estate/real life biz all dis before and after 2012, And am advising u from experience .

U're here talkin abt 20yr of 415.. Go through the link i posted where i mentioned i bought a bond of 100M plus as of 2015 , If u av a kid or wife am sure u will not sale a house and go rent in another house . U will look at this post in 4yrs time and be greatful or regret.

I left dis Tbill thread when i discover teenager who're just getting used to finance r majority here.
The main contributors who started dis T.bill av discovered it not worth it aside only better dan savings acct.

Abi is it not the same NIG dat might devalue naira next few years and ur here talking abt 20 yrs..

People like u will finish NYSC and think una sabi all forgettin real life case dey different.

We have chief tenant like you who pays us annually and we put the annual return in T.Bill or other biz. just for fun of it.

Hello people, Plss I need serious advice before get my self hooked...who has heard of "custodian life assurance" an insurance company I suppose, they are offering what they called "LIFE TIME HARVEST" one of their many they offers but the above(bolded) was what was introduced to me, which I av to pay a premium amount for 9 years minimum and will b getting 2% interest of the total sum assured after every three years....
My issues are the duration is too long plus I barely know the company though av done some research abt them bt still not satisfied. This promo was advertised to me by one of their agents through a friend.. I haven't seen any serious advert from them anywhere...

There are other options if you dont want the long years.. i could introduce you to someone who is a staff of custodian insurance to explain truthful to you and also make the best of choices. Mail me ...

Exactly , handling finances has to do with strategy , everyone cannot do the same thing and one thing cannot work for everyone.

Building a house for rent may serve some people but not me, becos I would rather buy land , fence and hold. I don't know anything about building but am sure some guyz here can finish a standard 4bedroom duplex with just 10m.

Compounding TB for the next 3yrs would raise me enough capital to set up my dream business, while still holding a good sum in TB that secures my monthly family expensive just in case.

Again , STRATEGY......Find what works for u and follow. A friend inherited some money so I tried to sell this TB thing to help him, but it sounded foolish to him becos if he invest the said sum in his business he would be making 10x what TB would give him.

Find that strategy that maximises income. TB is a means to an end and not the end itself becos diversifying secures u ultimately.

NB the 400k is an upfront I got from d last week TB.

Does trading Crypto mean Tbills doesn't make sense? NO...

Most people who trade Tbills either have a business running or involve in Forex or something else. That I do Crypto doesn't mean that Tbills is Dead.

More so, I am a strong disciple of compound interest, I grew from a family who stuck with it and saw the benefits. So its heavily ingrained in me.

That's a whopping 120% interest pa. You may get the interest for a few months but your principal will end up in trouble waters. Pls run.

I should reserve 10m and anticipate 11% for 20yrs ,plus a savings of 300k monthly that should take care of my children's inheritance, they should build on that.

Next plan is to set aside at least 5 plots of land in different locations , this should help me guard against currency devaluation , cos land never depreciates, so in case my TB suffers any form of currency malfunction I will recoup from my land bank.

Executing this plan may cos some discomfort now but anything that ensures some comfort in old age is worth it. That time I won't have the energy to run around like this.

Then the big question now is how do I drive a lambo or Porsche within the next 5yrs, or at least a range. my monthly earnings and total savings have been mortgaged.... ....for future gains leaving me with very little today.

Food for thought for those in my shoes.
u can still drive a Mercedes 2012 it very ok and lease a range when their an outing.....am spending part of my interest to enjoy my life ooh my friend just died around 2012 and his family sold his house for 145m and blew the money ...the rent was around 7 m.yearly ..he hustled till death driving a 190 Benz and a pickup didt enjoy his money....this brothers and kid bought 5 latest cars 2 years after his death with his money....other move abroad

Not like I am saying anything new from what others have said.

You can run both, in facts that's what I do.

Take money from rents and Pump it back into Tbills, Then use the money from Tbills to acquire more properties after some years of accumulation.

However, if you sell that house, then don't put all that money into Tbills.

U can buy some lands, fence it and hold.
put the others into Tbills.

so say u sold the house at 15m, u can do a 50/50 split. 7m to acquire and fence a land, 7m into Tbills.

U can lease the empty land to farmers to generate small cash, to add to Tbills overtime.

When Tbills is grown, u can take a chunk of it and acquire another land, fence keep!

rinse repeat

But then this is my own opinion

Once you have a property, almost everybody in your family knows and they know when you collect the rent and that is when each and everyone of them will start coming with his/her problems for you to solve for them. If you say, you do not have, they will say 'shebi you just collect rent'. Before you know it, the money is finished with you wondering what you used the money for. That is when it suddenly dawn on you that the next rental is at least 11 months away. With TB, nobody knows if you have money. If they come around, na you go first cry say the country hard. Once you first cry, they will no longer be bold to tell you their problems. They will just say 'please just help me with anything'. Na so you go just give the person small thing from your TB upfront interest to help the person. grin

hmmmm interesting perspective you got there

I think it's best to have a mix tho

Equity plus real estate plus a business you run.

That way, you have a relatively balanced position


I'm lagging behind in the real estate part tho.

he was sick and needed urgent attention abroad
He was lucky sef

some don t see buyers

The house we bought at 30m same 4.5 years was been negotiated for 61M , 6 no of 3bedrm. we not even in a rush to sale it as we waiting for higher offer. the last T.B i did . i spent the interest within 3mth.

it could swing either way

Accident / Death in Families . u will contribute ooh.

House rent Base on chief tenant wey u be for for 20 yrs.
Train ur kids to average standard / school fees/exam/pocket money/feeding at sch
Transportation till 20yr
U and ur wife health issue / treatment for ailment till 20yr

Venturing into totaly new Biz / new opportunities/new cheap deals

The business dat profit me over 80M last year. dat same biz i lost 48M this year 2018 . dat biz for u. A policy can come up now and ur T.BILL will be rubish.

I laugh at your ignorance when you sit at your end and conclude on someone else's lifestyle when you have not met him.

For your information, I am done with children. Happily married.

I have been on my analysed investment strategy since mid 2011, 2 years after I got married.

My TB and bond growth has been astronomical because I don't just compound my interests, I equally add a remarkable amounts from earnings from my consulting and salary monthly. The joy I feel inside coupled with the financial security no be here.

For your information, I have never had beer all my life so I don't go to joints like you may do. I love my wife and will never cheat on her. No side chick to drain our resources. We are in this together.

My children school fees are paid from a bond coupon payments that we have locked down for a long time before the introduction of the FG savings bond.

I enjoy life to my satisfaction the way my family is ok with.

There is power in compound interest. The exponential power is when you add money from other sources to the already compounding. Don't be jealous. It's my choice. My family and I are living financially secured.

Try to read my lines before you conclude.

I told you I started investing after I got married. I have started producing kids then. Only stocks before marriage. So TB and Bonds started when family started.

I am not looking for gold mine as u insinuated.

Here is a man who earns about N4M from total annual bond coupons for the year and still running till next 7 to 9 years. I use not more than 1M for kids school fees. The rest goes back into TB. I can simply inform you that my kids school since 5 years have not increased school fees. I have a strong hedge over any increase.

As a consultant, I earn far more than what I get from monthly salary which I still keep. I run my home and help others from a portion of my salary. Difference and consultancy revenue goes into government securities. My pension contribution has grown close to 10M working for the past 11years. unfortunately I cannot access it to grow it better.

Before I got married I have bought lots of stocks even though it's not been commendable from that end due to the 2008 recession.

It's my own decisions. You can enjoy your wine whether it's Crystal Champaign or whatever. As for me I have seen practical example if a friend that pulled out all his about 6M revolving fund from TB and started a supermarket business. The business lasted 3 years and all he finally took home was the AC. It may not be same for everyone. Some will succeed. I do know that over 60% of business may not survive 5 years and out of those that survive, only about 20% can get to 10years. They either collapse or change line of business.

I am not digging for gold and by God's grace I am living my dream and I have no fear because of the hedges.

I can't even afford to buy a 2012 benz for 7m when to load a truck of fuel that used to be around 4m for 45000litres is now 6.3m but the profit margin is still the same

And if this wayo about govt still paying subsidy gathers any momentum , we may see the price of fuel reach N200/l in 2019 so we keep living in perpetual fear of the unknown that's why we hedge against fluctuations.

If u think of chopping ur money , the fear of naija kicks in.....even to chop my TB interest is scary becos that's the hedge....against inflation, unless I use it to buy another assert.

I still try to relax and unwind but with caution cheesy grin.

U say to urself u need to make more money , find another hussle to supplement but u should even thank God u have one already, soo many are looking for it.

I just tire..

been buying deseal for 260 perlitre it eating deep into profitability while all spare part have stup up by 80 percent hmm inflation and devalution twin devil that can make u poor ...an ordinary importer can just jerk up price to accomadate this two devils but a contractor doesnt

Example of diversification is if u pit 10m in tb and earn 1.5 m for 365 u can buy some euro like 1000 for 410 and put in dorm account at 2 percent ,then buy land of 750k ,then use then reinvest the remain in mmf etc
