Hati13: As some sort of culture day/week?? We also had such but usually they dont involve everyone in the meat of things. Most of the people are spectators while some cultural performers do the presentations. Sort of entertainment for the interested masses. The closest you get to a truly cultural event is a marriage ceremony and related, or circumcision event for some few communities. Did/do yourself partake in the event including the traditional dresscode and singing and dancing?
Yes the females love such events so that they can dress up. |

What about the office, industrial, residential, and the most important aspects of the Real Estate sector which is capital market review? Let us start with the Retail sector. 1. Retail market (Real Estate) As you can see, all retail development in the whole of Kenya is concentrated in one city called Nairobi according to your chart but you can see on the same chart, retail development was not restricted to one city in Nigeria in 2016, it spreads across many cities in Nigeria. And it was emphasized that developers are targeting others cities. In short, apart from Delta mall Warri, Onitsha mall, Novare Lekki mall Lagos and Jabi lake mall listed (See snapshot 1) many malls were built btw 2015 - 2017 in different cities. This is the list of some of them. Maryland mall Lagos (2016), Lennox mall, Lagos (2017), Circle mall, Lagos (2015), Festive mall Lagos (2015). Novera gateway mall Abuja (2017) Asaba mall (2016), Akure mall (2015), Owerri mall (2016), Sango ota mall (2017), Calabar mall (2016), Abia mall, Umuahia (2016), Funderland mall, Lagos (2016) etcetera. Deceitful lying Kenyan like you only showed one part of the story and hid the rest. To cut the story short. Let us compare the market value of Nairobi's retail sector with Abuja and Lagos retail sector by looking at the prime rent per square meter and prime yield. From the stats below Lagos and Abuja retail sector is more expensive and profitable than Nairobi's retail sector. Bhuhahahaha! (see snapshot 2 and 3) Mombasa is inconsequential in this discussion. Bhuhahahaha! 1 : 0 Nigeria leads.

Commercial/office space market (Real Estate sector). How can you conspicuously overlook the word 'recently over supply' term used to defined the activities previously done in the commercial space real estate both Lagos and Abuja, huh? So, you didn't see the over suplurs too? (Read snapshot 1). Let us exam the market value of Nigeria's cities and Nairobi. Lagos and Abuja is more expensive and profitable than Nairobi in the office/commercial aspect of the real estate. Bhuhahahaha! (see snapshot 2) you can also see the post above.

I covered my hair like Menelik II do. The shirt was wear by some rural young Amhara. The shoe was common among rural Afar, Tigrean, Amhara. Is there a national culture day in Kenya? Are there ppl in Nairobi who usually dress traditionally? I see Maasi ppl dress traditionally but I think their base is far from Nairobi. |

Residential market (Real Estate) What happened to your empty residential estates in Nairobi due to exodus of expatriate from Kenya? (See snapshot 1). It seems poor Kenya's can't afford to live in estates hence 75% ended up living in slums not befitting for pigs. . Your government will rather upgrade the slums because they don't think the people can earn a living to live in estates. Meanwhile, despite the surplus high end residential space in Lagos and Abuja, all have been occupied. (See snapshot 2) This is a true reflection of a booming economy. Despite the high rate of rent nobody has money to pay for an estate in Kenya save expatriates. As for the mistakes made , well it comes with learning, but I'm proud to say the mistakes or should I say Fck- ups reported in the last 20 years were insignificant compared to the good jobs. The story of that lady in limpopo was all over the media because she failed!. Failed to listen to advice or do proper research , I mean who uses so much Chinese cheap material to build a bridge , even our poorest towns around the country don't go there . Her age (24) ,was also a cause for concern....when did she get all the experience?. The normal South African age to get your first degree is 22, so are they telling us in 2 years she was ready to take up such a responsibility ?. The truth will come out , but we all have our suspicions as to how and why that decision was made , it's a pity that the lives of our people had to be put at risk for that kaak . I'm all for learning as we go but not with such projects, bridges and tunnels should be left for people with real expertise, I'm sure there are plenty of women in that province that qualified to do the job if the tender was strictly for women owned companies. As for people getting more experience before being considered for such projects ....duh!! Isn't that what has been happening for the past two decades ? Kazikazi: Ok , thanks for this . The last two are similar to the current situation we have , except for the farms. Now I understand why the Tanzanian solution was always on people's lips , it's what the EFF and other African groups suggested. The ANC has however decided that most of the land will be under the custodian of the government , but some of the land will be privately owned. I'm guessing they could not go full blown Tanzania because there is a lot riding on it ( including those who have invested in the country for so long). Soon we will know though as to what land will be in private hands , hopefully it wont lead to more conflicts. |

We have a better teacher to pupil ratio than SA, and a Kenyan child is likely to get an uninterrupted 11 yrs of O level school compared to a South African child who is only likely to get 8. Again dont confuse literacy with higher education. You can be literate and not higher educated. Even the Tanzanian idiot can be said to be literate because you can see he can gather a few points here and there and come up with some sort of theme. At the bolded , what does that mean ? When last did you check before now, because it's been like this for years . To be honest , whenever I thought of kenya , education or literacy were the last thing on my mind. I was surprised when I started visiting this forum as well , I never expected to have a proper conversation nor read anything sensible from a Kenyan. My image of a Kenyan were the ones the Nigerians on this forum seem to have ; a tall , slim dude nodding or shaking his head when interviewed after a long race . [b]I was even surprised to know you had other races over there, not to mention well functioning cities and towns , I always thought it was mostly villages with people carrying huge loads on their heads to get to the nearest small town lol. I was pleasantly surprised to find out that you are actually a developing country . With black Americans , I hold different sentiments, they probably think we are all mostly poor with no education as well. There is a constant need by not only Hollywood but by America to show the world a one sided version of black America, that many short sighted Africans have accepted without any questions. Parading black people as losers and cry- babies in the most "advanced" country in the world is no coincidence or slip up , it is intentional ........BLACKS WILL ALWAYS BE BLACKS, LOOK AT THEIR COUSINS IN AFRICA STARVING FOR NO REASON. I'm not giving excuses for their obvious shortcomings , but we should also be told about the other version and the story behind the fck- ups , and I'm not talking about slavery but the current US system as a whole . [/b] We have universal free primary and secondary school education as well , but the attention now is on the quality . For years people have been calling for a complete overhaul of the system but the government was focussing more on higher education and the infrastructure of primary and secondary schools and colleges . Now that over most of these schools have the necessary infrastructure in place , the focus is on what is being taught in class and how. So much money was set aside for research on what we are doing wrong and what we are doing right . So many suggestions have been made to scrutinise the zimbabwe , Kenya, German , Chinese, Ghana and Japanese systems to find a suitable solution for our challenge. South Africa is a developing country with its own challenges, just as we are a model in some instances like our higher education which has highly ranked Universities more than any other nation in Africa, we will also learn a thing or two from other developing nations that have found better solutions in the challenges[/b] we have . When I challenged your literacy argument before , I also asked you how many graduates you had at independence and also the current percentage of educated Kenyans, just like us I don't think you are people who make assertions without backing them up with something credible . Jonraid: That is because you don't know what the system was about or what it did , so when people point out it's legacy you will probably think it's " playing victim". Firstly educate yourself on what both systems did to family structures (which is the ultimate way of destroying any society), this never happened in any other countries to the level of SA and USA. Follow that up with institutionalised racism which is a rigid stain to clean up , this is in the education, health and financial sectors . These are part of the " inheritance ". With America it must be a nightmare because there is no political power nor will to change the legacy. The only thing they can do is to emulate their ancestors after the end of slavery ; form black owned businesses and support only them , they have a big population that can do lot of damage to white pockets . Contrary to the crap we have been made to believe , there were a lot of thriving black American communities that sustained themselves without welfare , but they were burned down during the Jim Crowe erra to make way for white owned businesses, and the blacks pushed to inner cities to provide cheap labour for white owned businesses ( exact same story with South Africa before and during apartheid). People lost their land(wealth and identity) , Cattle ( wealth ) ,etc. This lead to the current disfuntions in both societies , the only difference is that South Africa is reversing the legacy , but I don't see it ever changing in America unless they organise themselves and re- do what they did before. And i think they have that opportunity with Trump , he might have his own racial biases but I would trust a leader that discourages dependency to the likes of democrats who have made them cripples for decades ( same Mandela legacy we are transforming). 3 Likes 1 Share |
