For example. If you build one grade A office in poor slum city - you'll have caused an oversupply - of that category of offices - for many years- and you cannot lower the prices because the cost of building that slum scrapper Grade A office is high.

You have very small commercial & mall space compared to Kenya - Lagos mall supply is even lower than Kampala - and yet there is an oversupply already. Your economy is just not sophisticated enough for modern real estate. You can see the 30 new VW cars you bought in a year

Now why are the yields high in 2 tower per decade Eko City - because of market asymmetry - that is characteristics of such undeveloped markets.
