Pls my Oga's i need cost estimate of a bungalow containing 4 bedroom all ensuite with three sitting room, courtyard and BQ (single room ensuite).
The type of roofing is flatroof (zinc etc), with internal gutter.
I know it will be difficult to give an accurate figures considering the few info i provided above but i just need a rough estimate, thanks

. Mine cost a total of #368,550.00. This includes the cost of the entire labour starting from setting out to the casting of the German floor and also the cost of all the materials used ( excluding the cost of blocks because I moulded my blocks). But d design,the dimension,the height of the foundation are all factors to be considered. Hope this helps?

the information provided is too scanty to give you any meaningful estimate. you need to upload a floor plan, specify a desired level of finishing (budget, standard or luxury) that would help the contractor decide on the appropriate type of roofing sheets for example. you also need to specify the area of the country and the soil type( Lagos state with it's mostly weak water logged soils would cost more in foundation than other parts of the country). just drop the necessary information while quoting me and i would give you an estimate based on previous jobs done.

I can only give cost range with this information you provided.
In a dry and well leveled land with this 3D finishings you posted go and prepared something in region of 12-15m.

More so to get full details of almost accurate cost of the project you need to provide your full drawing and give it to the QS or BUILDER.

The best way to go about building a house if you don’t want to involve a QS to provide you with estimate is to get a competent builder,let
Him give you quote,then buy the materials yourself and negotiate labor,the fact that MR A did his for 200k doesn’t mean yours will also work out the same way,labor differs in different places,the amount you pay for labor in Lagos is different from what you pay in the north,Mr A building plan might be different from yours hence you can’t spend same in building the structure,my 2 cent engage your builder and start off with what you have on ground gradually.

But the fact remains that if you have a plan similar to that of someone who has done his own, it might give you an idea of what to spend though it cannot be exactly the same but at least something within the range. In fact, the insight I got from this forum has been of a great help to me in the course of my project.

I have a duplex under construction with the living room (on the ground floor) designed to be open and extended to the roof of the building. Simply put, the living room space will have no decking (slab) above it.

Recently, I have chosen to put a decking above the living room. My concern is whether this would be doable, considering the fact that the columns already erected were done without consideration for the new decking above the living room. And if this is feasible, what are the best way to go about it?

It can be done especially if the building have not been decked. I have demolished a staircase and decked the space successfully.

I understand a pillar will sure need to be introduced somewhere along the existing wall on the ground floor. The durability is what I'm somewhat concerned about. I will share pictures of the building and the section where the pillar is required later today.

its the clients that are always not willing to pay Engineers . i left a project at airport road last year because the client stopped paying for supervision. He later start begging after the bricklayers messed up the job for him. That serves them right.

Lol, that's people for you.
It's just like a building that collapse in Lekki, tho handle by fraudulent engineers which have been challenged, it was found out to have used Y8 rebars for decking.
Tho we currently have same challenge on site as the client now want the void slabbed which we tried to convince him then cos of his land which is very small so he can have an upper family lounge which he refused but now want it done.
New column (s) are always needed for such depending on the building structure.
