I got a parking warning (note not a ticket ) today
while parked in a lot that I use sometimes cos it's closer for me
I went to the booth where the officers or whatever they are called were and explained to them I had paid using the mobile app

the officer kind of acknowledged the error
though saying the warning is cos i was parked on the level for hourly parking while i have monthly hang tag pass (this is for another lot that is much farther, where I park most times) - apparently they thought this monthly hang tag was for their lot and monthly permit holders should park on a higher level
optimally he should have checked and seen I had paid via the app so I was on the right level

finally he said it's only a warning,so no fine
all good
but my problem is this entering my driving record and affecting insurance rate in d future
also though it's a warning, it is written on normal form used to issue tickets,only that WARNING is written on it

should I go to the main office to ensure it is expunged?
I have the receipt for the parking I paid for via mobile app

quick update, I went to the office there are no issues, cos it only affects driving record if there is a fine to pay and u dont pay it

Well whether you are new or not,By law no landlord has the right to ask you for rent more than a month at a time. He can ask for those other documents you requested (Guaranto, Ref, Proof of Employment, Run a credit check, etc) and the best you should do is give him a post dated cheque for those future dates. You are not legally bound to pay him for more than a month's rent in advance documentation or not.

Last month ? To be sincere with you I think you might need to read the Tenancy laws of where you live to understand it better. A landlord can demand a last month's rent deposit on or before the landlord and tenant enter into the tenancy agreement. The rent deposit is to be for one month's rent or the rent for one rental period, whichever is less.

A landlord can ask for a deposit on keys or pass cards but the amount must be refunded with the return of the keys or pass cards at the end of the tenancy, and can not exceed the expected costs of replacing the keys or pass cards.

Those are laws in Ontario.


Legally a landlord cannot ask you for 4 months rent but when you don't have a guarantor/ proof of employment and others, paying rent in advance is one of the ways members on this thread have used to overcome the lack of documentation.

We received our PPR yesterday. I thank God for the privilege.

We (my husband and I) got our PPr mail yesterday and we plan to do a short landing first sometime in August. We are pregnant now(lol) and we plan on having our child in Canada when we do our short landing. Please we would need advice on what states grant health insurance immediately and on any other thing we will need to know.

For a new immigrant, this may not be practical.

You need to keep in mind that a new immigrant most likely will have no credit history or reference from the previous lessor, which are usually critical factors for rentals. Except you are working with a Fortune 500 and well-known one for that matter, most homeowners or property agents won't even honor your proof of employment without the other requirements mentioned earlier.

Whenever I move to a new city outside my home country, I simply play the game - offer the homeowner or property company an upfront payment of 6months and watch them jump. That's how you go to the top of the preference list. However, for those that have a lot of time on their hands and most likely not interested in choice locations or properties, then you can keep pushing your luck card.
