Wow! This sounds so sweet.

I'd wanted to get a two/three bedroom apartment in Gemade due to a friend's recommendation, but two things deterred me; the traffic on the Lagos-Abeokuta Expressway (from Oshodi to Dopemu/Iyana Ipaja) and the structures of the houses I viewed on Google map.

On the day I was going there to see the agent, I realised there was so much traffic on the side of the road for those coming out of the town. So, I had to turn back and told the agent I wasn't interested in the area again. Didn't see myself driving through that traffic to go to Ikeja or Victoria Island for work.

What's the average rate for a two bedroom in this your area?




The only challenge gemade has is their water...I was told a pipe busted in past and affected some part of gemade. As a result fuel mixes with their water. Same with part of baruwa. My nebor goes to work close to USA embassy everyday from here. He lives home very early . From 5 am ...you have to understand the terrain to be able to adapt to it. The moment you live home early you will beat the hold up and before you know it, you are already in Ikeja. From Gowon estate , you can drive straight to alagunto or navigate to the express via egbeda ....let me also tell you that we have very good schools , hospitals and hotels here. The current challenges we are having now is the road here are getting bad....but the authorities are looking at it... because I sell cars I hardly go out of Gowon ...currently is becoming a business hub....the whole world is now coming to Gowon estate to buy car....economic activities here are booming . There is nothing you are looking for that you can't find here. At my back yard is area b command....a few miles from there you will get army formation at command...is a complete residential area

2bedroom goes for 500k

3 bedroom 750 to 800k

However, there are other small estates built by Gowon ....those ones are in the range of 2 to 3 bedrooms and there prices are from 300 k to 500k....

It's best you go for a place with postpaid meter. Though called crazy billing, it is actually quite cheap. Imagine living in a 5 bedrooms house with air-conditioning in all rooms including the dining and sitting rooms and you pay only 40,000 a month for power. That's very low.

Why most Nigerians think it's expensive is that we as a people do not like paying bills.

hi, my suggestion.
buy a small laptop power bank (comes with 300w inverter), it costs between 35-40k. buy a 150w panel, costs less than 30k. connect both together. both are available from various vendors on jiji.

if you have like 6hrs of PHCN supply per day where you are presently, you are okay. the Powerbank will charge via PHCN and also with the solar panel.

you can buy LED bulbs, 2nos of 3w LED (like #450/pc) should be okay for lighting. a fully charged power bank will run your laptop for at least 8hrs. you can use the power bank while its charging from the solar panel.

this is cheaper than your costs of relocation. and whenever you do decide to relocate, these stuff are portable and easy to transport.
