Regulation of building construction in Nigeria is done through a statutory authority known as the Council of Registered Builders of Nigeria - CORBON, whose function is to establish and oversee the construction industry and coordinate its development. - Defective development is for the most part a consequence of imperfect building materials, development strategies, poor workmanship, and lacking supervision. - Most of it can be credited to poor building materials and poor workmanship. - The rate of imperfect development can be limited by the utilization of value building materials and completions, able laborers, and sufficient supervision. - Proper correspondence is an essential instrument in building development to give correspondence amongst bosses and development works, appropriate correspondence and collaboration are additionally vital. Cracking of Walls / Leaning Walls Fluctuating humidity levels, soil movement and shallow foundations are typically responsible for settling, which may result in cracks in the ceiling or walls. Water Seepage External water seepage could be due to a variety of reasons including cracks on external wall, honey comb concrete, defective sealant at window, defective waterproofing membrane at roof, defective external water and drainage pipes, etc. Defective Drainage System Inadequacy in design of drains (such as insufficient diameter of drains, bends too sharp); blockage of drains by rubbish/sand collected in the system especially in bends or traps; insufficient number or deterioration of brackets leading to hammering and breakage of supply pipes; blockage of open joints such as hoppers of down pipes by plants or rubbish; or unauthorized additions overloading the drainage system are the causes of broken pipes Defective Electric Installation Failure of fuse or circuit breaker; earth leakage or overloading; and uneven distribution of phases or inadequate earth bonding will lead to damage of the electrical installation and fire Defective Water Pipe Blockage or leakage of components of the supply system such as pipes or valves; rusty pipes or dirty supply tanks; pump failure, breakage of supply pipe; defective water tanks, pipes (pipe joints) or valves; defective or missing water tank cover; leakage in the system after water meters; and defective water pumps; or undue water pressure. Very educating write up. I'm certain cases of building collapse will be very rare if most Nigerian landlords will improve on their maintenance culture. Tenants too should do away with the mentality of "it's not my house". As long as you live in an apartment, even if for a short period of time, try and make sure the place is in optimal condition because at the end of the day, if the building collapses, it is you and your family that will bear most of the losses. 23 Likes 2 Shares |

Nigerians don’t build with quality material. Builders will mix one tipper of sand with a bag of cement, you hang your split unit ac, go to work and come back in the evening to meet it on the ground. We have a very poor taste in architecture 1 Like |

Can someone please advice me. I am currently building a duplex in Onitsha. We are at the point of sand filling prior to doing the german floor or DPC. Now I am wondering if to sand fill with laterite or use sharp sand if cost are close. |

thesicilian: Maintenance is even going too far, how about following international standards and building with quality materials in the first place... Imagine columns(pillars) rings having over 300mm spacing and even using 10mm diameter rods for the load bearing rods, for storey building.... Using a bag of cement for over 60 sandcrete blocks... Not calculating load bearing capacity based on intended use... A flat upstairs intended for a small family gets hired by a church with over 50 members, who jump during service... I have seen plastic sheets being spread before flooring - is this enough to prevent dampness from rising above floor level. |

FEGNO:You can use laterite sand (red mud) to fill it to some level and then use those river Niger sharp sands at the top for strong and good compression |

Having a solid foundation it where cracks in buildings starts plus improper concrete aggregate, period of curing which must not be less than 21days under good sunlight. You observe a situation where foundation concrete is cast, and the next day blocks are laid upon from henceforth you got a weak foundation. 1 Like |
