The easiest way to defeat a landlord is to take him to court, he will surely beg you, you can stay up to 1year for in that house why the matter is still in court.
And you can decide not to give him your house rent during this period. You cannot just quit like that.
When you do this thank me later.

I moved into new apartment in the year 2018 and to my surprise this morning, 27th of October 2019, the landlady knocked my door and what I saw when I opened the door was white envelop, she handed it to me and left. I opened it and read through, my eyes opened widely as I saw Notice To Quit. I have done nothing and no reason is stated in the letter.
I became weak and didnt even know what to do for a while then i think i should share my shocking experience with my amiable family on nairaland.
When I packed in, I noticed many unreasonable things like ; 1000 naira for pumping of water every month and this doesn't include PHCN bill cos we use prepaid.
The box that contained the pumping machine switch would be locked and we still pay every month. I protested against that peacefully till I was given a key to have access to pump the water.
I later heard from different people who have left the house that that is how they do till they will frustrate the tenant out of the house.
I dont really know what to do, I need your reasonable advice please.
Maybe the woman think u talk too much just like my own landlady wen am in Osogbo. The woman will be telling dos people that are using one room to pay 1 thousand naira for phcn bill like her who is using 4 rooms, God will build your own house for you

Avoid any property owned by a woman if you want to move into your own house fast. Landlady are very difficult to please. Always ask agent if landlady is living or late.

Our cases are similar, just yesterday the landlady inform me to vacate my 2 rooms because I protested of paying electricity bill of #1000 every month. This area we don't usually have light and when the electricity official brings bill, it range from #0 to #1400. It is two apartments that consumed the stated amount, my own apartment consists 6 rooms and she is charging #500 per room in respective of we have light or not. Her own apartment is 3 bedroom and she connected her electricity from my apartment, so she is not paying for electricity but charging tenants at exorbitant rates.
I told her that we should divided the amount on the bills whenever the official brings it but she refused and insisted that I must pay #500 per month x2 that is #1000 with other 4 rooms making #3000 and electricity official brings #0-1400 every month. the woman is making cool cash from electricity apart from her rent.

Before agreeing to pay for any accommodation first understand all the terms and conditions.

She must have told you before you entered her property that N1000 is paid every month for water and you must have agreed.

If ab inito you said you would not be paying N1000 for pumping water do you think she would have allowed you to stay in her property?

If you still like the compound you can still meet and dialogue with your landlady. Don't allow pride take over you. May God help you in this trial time. Amen

Pack ke , your landlady is scared of you that's why she gave you a quit notice , probably most of us don't know Lagos State tenancy law , there are two ways to about it first meet her and request for a refund of remaining 6 months rent and you still have another 6 months to get another apartment which you can still take it to one year if you don't find one , ensure you have the receipt of the rent .. if she fails to do that ..get a lawyer involved and you will be surprised how so much the power you have as a tenant that's why most landlord in the Island collect 2 years rent for insurance.dont be scared of any diabolical bull shit it's your right and nothing is going to fucking happen. My same useless landlord says he wants 1k for pumping of water. I gave him the 1k till next year and other levy sef. After some weeks he brought rent increment from 200k to 270k. I read it and say na eviction notice e for bring sef.
I use prepaid and 1k light takes me 1½ month.
My rent is due Feb. No stress. God help us.

some Lagos landlords thrive on rent renewals from new tenants to get money...agency, agreement,caution fee. If you are sure you have not defaulted in anyway just relax and do nothing,when she realizes you know your rights,she will beg. Have no fear....just act like nothing is wrong. When that day on the quit notice elapses and you don't scare she will beg or will by law serve you a 6months quit notice arising from the court which you can then contest before the Lagos court. It will take her time and a hearing from you before the court hands this. Na tenants Lagos tenancy laws dey favour if you no commit.

The #1000 is called service charge. In some Estates they pay nothing less than a #100K per month for security, light, water, etc.

If Estates charge, why won't your landlady charge for service and make little profit. She sees U as a threat that is threatening her service charge.
the #100k paid in some estates per month is it individually or collectively? I guess u huriedly read the OP's post

My brother's case looks similar. His rent was increased from 250k to 350k in one year..on top of that, he handed him a quit notice last month just before expiration of his tenancy.

And the landlord had put it in the agreement that "tenant must hand over house keys after every year".

Now the house had metering problems and my brother has been settling phcn Tru out d year..

I want to know if there's something like spending 6months free b4 moving to another house or what can he do..

Biggest problem is that the landlord is a lawyer/lecturer

She complied with the law by giving you 6-months notice. She acted within her rights. You act within yours by leaving. Its amusing how people get sentimental over accomodation issues. Dude, it's business like every other.

take your time to look for another place and move out!
and also try to get a house that the landlord/landlady dont live in.

Don't mind the stupid fool.... If they need an accommodation , they will be gentle and be courteous ,the moment they get the accommodation , they will turn to an activist... If you want to become a notable activist, why can't you form your group and be fighting against the injustice the government to the people...

Is ur rent still active I mean wen is ur rent due?

If she terminate an active rent then she has breach the law and u have the right to sue her. With little hand to hand if u know what I mean such case can be adjourn for more than 3years

It is quite interesting to see that everyone that gave their opinion so far suggested you leave. Most even attributed it to God either directing the op or that God will handle it.

I think we have become a nation of sheep, our leaders have succeeded in breaking our spirits to the extent we can't even ask for clarification on why our rights are being trampled upon. Or demand to know why we were been kicked out of place where we live legally and has been paying for.

Just imagine we couldn't even dare ask a landlord or landlady to explain the reason for their actions. And with this state of mind how are we ever going to stand up to our oppressors?

For those who care to reason asking why you are being thrown out is not something that must be done out of spite or out of anger. You can still do it in a calm and mature way and get answers.

When you start asking questions as regards your rights you start getting answers as you start getting answers you become well informed. Information is one of the essential tools of breaking out from oppression.

For instance, I have seen on this forum how some people asked questions and was able to get the "almighty" NPHC people to sit up and do their job.

The law allows for max of six months notice for a year rent and she gave him 6 months notice. With reason or no reason she will still have her way since she followed the rules, but assuming she tried to evict him illegally or without any notice the guy would have been favored legally.
