We have an undeveloped property in Mangoro, When the rains got very heavy coupled with the opened dam, water entered into our neighbors house from the Foundation, All the tiles opened up. Affected 2 rooms and the parlor.

What could be the issue and any insight to how to get ti resolved.

We are thinking of continuing our own property cos we are in the foundation stage, Kindly advise on what to do so that we dont have that kind of issue in our own house when we done.

Another thing......when you say all the tiles opened up. That is just an indication of low quality work. There's no sufficient cement when they screed the floor before placing the tiles.




When you intend building your house ensure that your foundation is quite high. And if there is any water on the surrounding environment ensure the height of your foundation is by 3 blocks.

Size of your design suck away will determine the cost.
More so pop design cost range from 4000-5000 per meter.

The cause of that is level of groundwater beneath the house. The flood water has increased the level of the water probably in an unanticipated way, that's why; meaning the DPC level is on the low side.
Possible solution(s) is to do a rich concrete mix of desired thickness with a mixture of water sealant cement(used by tilers) to be place on a DPM. There are various types and sizes(the water sealant) but you should buy that one which the pack is big and not the sachet size. It's quite expensive.



The other one is to de-roof the house and increase the height of the DPC and make all corrections upwards before re-installing the roof members.

This second option is what I did at a client's residence when we had the 2012 flooding in Bayelsa/Yenagoa. It was a 5 bedroom bungalow, 3 units- one bedroom apartments and 2 units self contain, all in the same plot. Also had to increase the height of the compound since generally it was on the low side.

Thanks for the detailed response.

Yes I am still keen on molding the blocks on site, below are some of the extra info you requested;
- We will use both sand and stone dust mixture
- We are looking to hire the molding machine and labor required
- I don't know the different type of machine, i just know of vibrated block making machine

Leads me to next set of questions...
What are the rates to hire molding machine and what is rate for labor per block?
What is the desirable sharp sand & stone dust mix ratio?
I understand the 30-40 blocks per bag of cement part, but how many cement needed for 1 trip of sand (just as example)?

If i have these info, then i can do the numbers and work out my material list and cost to achieve the total quantity i need.

The only cost saving is the cost of transportation and profit (of block moulding industries). The cost saving will be reasonable because of the large quantity.

It is advisable to mould to ensure quality and considering the fact that you need a large quantity.


The basic materials you will need are cement, sand/quarry/stone dust and water. The moulding machine inclusive.

I need to put pen on paper to determine the exact quantities.

Also, will you use sand or stone dust? Where is your location? What type of machine will you use to mold, do you own or will hire the machine, will the labourers/operators be engaged newly or are part of the/your company etc.

These info are needed for a detail analysis.

Now Firstly; Is good you mold it on site to get good quality ,because if you're to buy of standard it would cost you more infact you may not see it at the range of 200 or 220 .Though region determines.

Cost you 19,000 to 20,000


Then if you're to buy of the same quality you mold @ rate of 220 to 250 .

Its safer to buy 20tonnes and have some left on site, than buy less and need more..

Its not too small (you just wont finish it)

I tell you, we all are economist.....

Its however better and cheaper to buy more eg 30 tonnes granite than buying twice 15 tonnes + 15 tonnes.....

3.1tonne of sand or stone dust depends on your choice, preferably you can use the combination of the two!
