No need to answer that person@Zimrikpo,He/She is always fund of staring up controversy. The issue has been long resolved..I am not here to hear people keep rambling about "their father" .I respect every matured contributor on this thread, most of them are self made millionaires, I am also sure there are folks here that inherited a fortune from their father but they dont come on here and brag about it..Unlike some that use every opportunity to blab about it.. Respect again to all matured contributors here, pls keep up the good work.. zamirikpo: 3 Likes |

Dr. Tayo Oyedeji @tayooye Renting is wiser for most people. Don't buy a house unless: 1. Mortgage is < 8%. 2. You can pay cash. 3. You plan to live in it for 10 years. 4. You need the psychological comfort of home ownership. Rental/investment property is great. Home ownership is mostly a bad investment. I'll share the math on home ownership sometime next week. The home you live in is your worst investment. For some of us, it's not even an investment. Don't buy the hype, do the math. Home purchase for living is a bad investment. Rental property is a great investment. Do the math. An average property in Lagos is N40m. Treasury bill rate is about 12%. Your N40m will yield N4.8m a year. You can rent a good home for N1.5m and still have N3.3m left over. Your house is costing you N3.3m per year. Do the math. Psychological comfort, societal expectations, and cultural norms are valid reasons for home ownership. But when it comes down to the math: it just doesn't work. I own a couple of homes for the reasons stated above. They're not good investment. Investment is math, not emotions! Buying a home to live in is a good option for SOME people. Especially if you: 1. Can get cheap mortgage (< 8%) 2. Can pay cash. 3. Plan to live in it for 10 years. 4. Need the psychological comfort of home ownership. Otherwise home ownership is mostly a bad investment. Those two tweet are exactly the same. Sometimes people are so emotionally invested in a point of view that it clouds their judgment. You can't make investment decisions emotionally. You'll get into trouble every time you do that. Selah. Investment = Maths + Logic 1. Never invest because it feels good. 2. Never invest because it sounds good. 3. Never invest because you like the manager. Maths: Do the numbers make sense? Logic: Do you understand how it works? Investment = Maths + Logic OgogoroFreak:"Renting is wiser for MOST people"="Buying is a good option for SOME people" Review your options. Evaluate your emotional needs and make a choice. The math favors other forms of investment. Your psychological needs may favor buying a home. Just do the investment math first. 13 Likes 2 Shares |

DaBogu: You just nailed it. I have always loved talking to the numbers. Most will not agree to the fact that 80% of home owners do that for the pride of being known as Landlords. A few that think they buy a house to escape rents are not really talking to the numbers first. Cash is king. 4 Likes |

Investment is Maths + Logic. To buy a house from Mortgage at > 8% and pay cash doesn't really seem good for many investors except those that have extra cash somewhere. Analysis was given here few days ago. If the house is bought at 20m for example at 6% interest rate, mathematically and logically, it will be wise for one to pay the interest of that house @ 6% for certain number of years while moving the 20m to Tb at higher interest rate and make gain. 6% mortgage is not equal to 11% Tb or 12% FGN Savings Bond. 4 Likes |

Banks are certified criminals..Cant believe these people are forcing customers to invest in fixed deposits and telling them CBN has stopped treasury bill..My relative called me from first bank 2day with the info and I asked her to put me on line with the staff, after talking with the staff I realised they are taking advantage of customers lack of financial intelligence..Such a pity.. 6 Likes |

DaBogu:nope I rather buy 75 by 50 for 10m ,Then develop 2 floor of 3 bedroom ,I will live in one flat ,Then rent the 2 put for 1.2m each ....total income is 2.4m ....then I can review rents ,mantaince my enviroments ,upgrade .....in 7 years time I will sell my property for 80m while the t.b only guy with 4.8 m income will rent 1.5m (plus agency fees ) might do renovations ,face rent increases and quit notice...loss bids ,cbn policey change ,tb rate drops to 8 percent or less while rent is up .....cash temptation....upward review of property price ....or I buy apartment 15m then fix 25m in tb 5 Likes 1 Share |
