thats not true, I stay in Ikorodu. A mini flat in ikorodu is between 140 and 180k.

2bedroom flat is between 200k and 500k depends on the area.

it all depends on the area.
there are even some places in Ikorodu where you will beg tenant to come and live in your house so that it is not left empty otherwise it will be vandalised.
Good rental value is only achievable in centre of towns. Ikorodu is a very big division of lagos, ifnot the biggest.

I want to go into the property business as an investor. Like building flats for rent. My only concern at the moment are the outrageous rates land are being advertised in Lagos. I see some plots and you hear 5million

Are there any area in Lagos or outside Lagos where I can get Lands for an affordable price and still have a decent rental value after construction.

Useful advice will be welcomed.

Rental value is dependent on location: Good location, Good rental value, like centre of town!
Price of land is also dependent on location; Good location, Expensive price.

Infact, in some place in Eti-Osa LGA, a plot of land goes for #35million (around Chevron, Lafiaji, e.t.c) and in other places it goes for as high as #70million (Banana Island Estate, if you will even get someone to sell to you!)
In Ebute metta area, a Plot of land on Old Yaba Road, Herbert Macaulay, Muritala Mohammed road, goes for as high as #40million - #80million, depending on your actual location, whether it is a corner piece or has contigous plots that can be used by a bank, e.t.c grin grin

Meanhwile, there are places not too far from there, like Shomolu, Iwaya, Abule oja, etc that still sell for #20million per plot and possibly lower, if it is "deep inside".
But if l buy a Plot of land on Herbert macaulay Road for #40Million and you buy your own at Ikorodu for say #2Million and we both build identical flats on it.
My own 2-Bedroom flat on H/Macaulay will rent out for no less than #800K/annum while your own will rent out at no more than #180K/annum.
We will both get back what we invested, in probably the same number of years. grin grin

So you see, it is a matter of garbage-in, garbage-out. What you see is what you get (WYSWYG), as we say in Corporate I.T
As an investor, you have to make your choice on where you want to play in the market

I am aware that one can calculate load for each appliance (VA in Kilowatts) and use that to calculate the thickness of wire required to carry the current equivalent to such load, within appreciable tolerance) but l just dont want to go into such details with the poster but rather gave a "general, rule of thumb" advice that will still work.

So sorry I didn't respond promptly, I was so much engaged.

Well, a lintel that is well chained all over is more than just a lintel, it's a binder and a support system to the entire structure.

Nevertheless, if your house dose not have a concrete fascia or parapet, slab on the roof, metal roof frame, or the house is not very massive, there will be no need for roof beam you can use a well chained lintel (lintel iron bar locked up to the columns iron bar)

Meanwhile you can use a wall plate (hard cord 6*4*12 wood as the roof beam, well placed on the leveled courses (final block before the roof) and form your roof framework on it.

I am about to start a 4 bedroom bungalow in Edo state. My architect included German floor in the building stages he gave me along with the plan. But the builder handling the building is saying I don't need to do german flooring because the soil is solid and dry.

Experts here, please what is your take on this? Would you guys advice I do german floor? What's really the importance of german floor ? Many questions in my head.

Please guide me into making the right decision

Do German Floor but not as Duplex type in terms of thickness. In this case your German floor is basically to create a platform for your tiling not transferring load to the foundation. It's more like doing Screeding with cement and sand on the floor before tiling.

Not necessarily up to 6inched thickness. You can do between 3 to 4 inches... Since you said the land is dry.

Gravel has a lot of impurities content which is not good when it’s mixed with cement it’s do weaken the strenght of the cement.

For you to have good gravel you needs to remove all these impurities in it by:
Washing.
Sieves.

But have in mind that 30pec of the tonnage will go away after all these exercises.

But why all these stress when there is granite out there for you, unless you get the gravel at VERY cheaper rate or FREE.

Good a thing you air it here, the builder may want to save cost for you depending on the building contract or agreement or may be, because you complained to him that you don't have enough money for the project so he is trying to help you save money.

But I must say that OSC ( over site concrete ) otherwise known as garman floor is very important in any structure even if you are building on the hill.

1. It helps to ensure the building is level.

2. The over site concrete stops crack from affecting the superstructure from the foundation or vise versa.

3. It helps transfer loads (many types of load) to the foundation.

4. It aids dpc ( you cannot do effective dpc with out German floor)

There are many but wish to stop here.

Thank you bro. The builder is actually a family friend and he was trying to cut cost in whatever area possible.
I might just do it then. So with the german flooring, I will have to go straight to tiling after building?

I don’t understand what you mean by German floor aids DPC... what’s the difference between the two?

German Floor is the concrete after Filling

DPC/DPM is the polythene layer between them... (to stop ground water, moisture etc)

If you don't do German floor, you can't do the DPC/DPM appropriately...

like Dubemcapital1 advised - GERMAN FLOOR makes the building better.... by transferring load evenly.... (make i stop here)

Well done. Very professional advice. I wonder why homeowners would want to avoid such structurally vital segment of a building like the German floor. As you stated, all buildings even on a hill or Sahara desert need as a must German floor. Good advice, I just hope homeowners would follow such good intervention.

LAGOS LIFTS EMBARGO ON PROCESSING OF PLANNING PERMIT IN SOME ACQUISITION AREAS
Suspends Penal Fees For One Year


Lagos State Government, through the Lagos State Physical Planning Permit Authority (LASPPPA), has announced the lifting of the embargo on the processing of Planning Permit in some selected areas of the State.
In a release issued today by the General Manager of the Agency, Tpl. Funmi Osifuye disclosed that the Governor of Lagos State, Mr. Babajide Sanwo-Olu has approved the lifting of the embargo on the processing of Planning Permit in the areas recently released from Military acquisition in Badagry/Ajido, FAAN Acquisition in Isolo and LASU Acquisition and Isashi Waterworks Acquisition in Ojo.
Other areas include Ajah 300 hectares acquisition in Eti-Osa, Aboru, Agbelekale, Alagbado, AIT, Abule-Egba and Ikola in Agbado-Ipaja, Ojodu / Berger in Ikeja. The rest are Oke-Ira in Agege, Shasha in Alimosho, Satelite and FESTAC Town in Amuwo-Odofin as well as Chagouri and Chagouri Acquisition at Awoyaya in Ibeju-Lekki.
He said in order to encourage developers and landowners in the affected places to make submissions, accruable Penal Fees for construction prior to obtaining Planning Permit would be suspended for a period of one year with effect from 28th November 2019 to 27th November 2020.
Consequently, Osifuye urged the general public particularly Developers and Land Owners in the concerned areas to leverage on the gesture of the State Government by ensuring voluntary compliance and coming forward with their necessary documents for regularization to avoid any embarrassment from the State Government.

Your post does not contain the calculation, though it has the Results or Conclusion.

I am of the Opinion that the person with that Bungalow will not need a three phase connection for his Bungalow, (the only advantage is that you can switch phases when one phase lacks power and others have power, the cost lies in more than doubling your wiring needs and switching accesories).

Until we see your calculation, it will be difficult to agree or disagree with it.
When l have the time, l will dig up something similar that calculates the gauge of Wire, based on the overall load. I know l have it somewhere in the past.

Also, quantity of wire required will largely depend on the span and shape of the building and wiring type (Conduit, Surface, Structured cabling).
That is why l would advice everyone to buy enough wire but keep vigilance on how it is use so that "wires dont start flying over the fence" 9as my friend said) and then request for more wires start coming in. grin

There is no law to that effect. Its a local understanding between Union bricklayers that does not have the backing of the law
But some Carpenters say so to protect their work, especially when they have messed up and want to scare another carpenter from continuing the job.
The yhave associations that impose such useless "unofficial rules" on their members.

But if you have the leverage (I once did such thing, when one stupid Bricklayer said he would stop a new bricklayer from finishing the shoddy job he was doing for me, ....after I had paid him-off. He and his chairman nad two others spent two nights in detention and paid for the Cement they allowed to waste, before l allowed them to be released on bail, with signed Undertaking to be of good behaviour ), give your carpenter the confidence to continue his job and when the "Union People" come to scare him, get them all arrested.
its your property and you can engage anyone you want and dispose of them, if they dont measure up,
Finally, let me add: Ensure you are not doing so, in other to short-change the first carpenter; pay a workman his deserved wage.

Thanks for the response. Of course I'm not doing that to short-change or short-pay him. He is just the tricky type, always looking for a way to make someone pay more. So I don't feel comfortable working with him again. I was surprised when I hear that as well....

where you make an opening pass through walking closet into bathroom then you have one entrance links to bedroom, instead of having 2 different openings.
