Good mornin family, I need your help for my roofing project. My engineer is one guy that I don’t understand. Can you please help me with this quotation for the roofing of this small project? I have attached the house plan for easy assessment. I will be happy to hear from everyone soon. The house is on 30/120 and the size of the house is 21/70. Thank you all


Estimated Figures (Note: I didn't add for waste - it is important to add a little for waste)

Wall Plate (3by4) = 20 pcs
Tie-beam (2by6) = 50 pcs
Kingpost (2by6) = 30 pcs
Rafter (2by4) = 90 pcs
Struct (2by4) = 280 pcs
Purlins (2by3) = 420 pcs (because of the roof covering intended for use)
Ceiling Hangers (2by2) = 220 pcs
Facial Board 1by12 = 0 (because it shows concrete facial)

SUMMARY:

3 by 4 = 20 pcs

2by 6 = 80 pcs

2by4 = 370 pcs

2by3 = 420 pcs

2by2 = 220 pcs

Nail = 1 bag 4 inches, 1 bag 3 inches, 1 bag 2 inches (I DIDNT CALCULATE, I'M JUST SUGGESTING grin grin )

Oja Agba = 3 - 4 dozens

FINAL NOTE: This are my quick estimates, might not be exact numbers needed because I didn't consider wastage..

Ask him to buy real 2x2 (50mmx50mm) not the so called (“solo” size in the mkt) it’s not good for roofing work. Although the price is btw 300-320.

More so cost of logistic is much if you are buying the wood from itamaga area their in Ikorodu. (Bargain btw 18-22k max)

Workmanship around 120-140k max”

Foundation trench standard width is 675mm

Foundation depth varies according to your site topography ( but btw 450mm-500mm).

Column pit depth from NGL also depends on your site but standard is 1meter.

Column width also depend on the design from your structural details ( columns are varies)

Please what is the usual cost of labour for plumbing works.
The work to be done is the laying of pipes from 2 toilets to the soak away and channeling of the necessary pipes for water.

So sorry I didn't respond promptly, I was so much engaged.

Well, a lintel that is well chained all over is more than just a lintel, it's a binder and a support system to the entire structure.

Nevertheless, if your house dose not have a concrete fascia or parapet, slab on the roof, metal roof frame, or the house is not very massive, there will be no need for roof beam you can use a well chained lintel (lintel iron bar locked up to the columns iron bar)

Meanwhile you can use a wall plate (hard cord 6*4*12 wood as the roof beam, well placed on the leveled courses (final block before the roof) and form your roof framework on it.

Foot print of building is 29m*7m x 2 floors(Ground Floor and Upper floor)
Land is located in water logged area in Lagos, hence foundation needs to be solid and as high as 1 metre after the Natural Ground Level

Sure! House without OSC are reasons why tiles of some buildings are actually losing their grip I mean the tiles seems to be caving down or gradually losing themselves from the walls.

Again, German floor stops water from the bathrooms tiles percolating below the foundation.


Therefore, having a German floor or over site concrete done in your building is very good and cheaper comparing its importance. (For me its a must do)
