Sure! House without OSC are reasons why tiles of some buildings are actually losing their grip I mean the tiles seems to be caving down or gradually losing themselves from the walls.

Again, German floor stops water from the bathrooms tiles percolating below the foundation.


Therefore, having a German floor or over site concrete done in your building is very good and cheaper comparing its importance. (For me its a must do)

Foot print of building is 29m*7m x 2 floors(Ground Floor and Upper floor)
Land is located in water logged area in Lagos, hence foundation needs to be solid and as high as 1 metre after the Natural Ground Level

This is a lot of work which will be little difficult to get quick attention to, I suggest you contact any of our nairalander QS to do the estimate for you at bargain price.

Please comment on the cost of workmanship below for a 4 bedroom flat, ensure. See drawings attached.

Bricklayers
230,000 = cost of digging foundation, blinding and block setting from foundation to 3 courses after lintel (soak away pit inclusive 12ft by 10ft by 12ft deep) Total of about 6000 blocks
40,000 = cost of half DPC
40,000 = cost of lintels and pillars

Carpenter
Half DPC, pillars and Lintel = 30000

Iron bender
Pillars and Lintel = 22000

In construction what you show here is real DPC
This can be done with special engr mortal or concrete, polythene or metal to resist water capillary action (dampness in building).it just that the thickness is usually not as thick as the pics you show above

The so called German floor is called OVER SITE CONCRETE. The two has diff purposes.(dpc and over site concrete)But many people mixed the two name together.

Good day. I need this great house and engineers advice. I started a 4bedroom bungalow which weve roofed and plastered. Of recent, weve noticed crack both horizontal and vertical cracks on the walls and the floor. Engineer said it's as a result of differential settlement and it can be worked on.
He said working on it involves cracking the walls and just filling and plastering with cement and sand.
Someone told me it involves breaking the walls and inserting reinforcement (iron rods) and plastering with mixed sand,cement and granite.

He insists that it's not necessary. Please engineers in the house, is it necessary or not

In construction if you don’t have enough Money due to the situation of the country to hire professional to handle your project from beginning to the end, you can do so for foundation only, ( bungalow) you won’t regret it.

Cracks can sometime be the house settling to the earth which I think it's not a big problem like that. Another thing to look for is the environment where you have your building, do other houses experience such that's if the cracks are very visible ones and that could be an issue with the vicinity of that land which could either be caused by different factors. Try and ask around if others experience such, did you do German floor

I wanted to point out the floor own as well, ask other residents too and if they experience such too then you need an expert, you won't notice those cracks on bathroom walls where you tiles but you will definitely find the cracks outside and other places that are not tiled. The problem is not from the structure but the land. Disclaimer: I'm only sharing from experience, you can reach out to the experts

hello, I went through your construction thread for the bungalow and from the pictures I saw there were no (sufficient)pillars to support the weight of the parapet you said you will construct. This might likely contribute to the cracks.
