This is very sad. I think you are the second person (victim) or third with such complaints. And it is sad for ALL. This is the problem the diaspora are experiencing with homebase fellow countrymen and women - TRUST. And this lack of trust and the inability of the average Homebase Nigerian to get a simple job done without milking the job or blatantly stealing from the client is fueling poverty, joblessness and holding back business and investment in Nigeria. This is where the problem of stagnant Nigeria economy lies, not Buhari.

You can't just do business on the go in Nigeria. Impossible. You have to go about it like you are walking through the valley and shadow of death. And you MUST fear every evil. The average Nigerian can't honestly deal; no matter how simple the contract is, no matter how small the amount involved. Dishonesty in whichever form is embedded in so many Nigerians' DNA. Don't get me wrong, there are a few good men and women in Nigeria but finding a principled honest and disciplined Nigerian to engage is a very difficult prospect.

I appreciate you finally brought this to the open for which I'm a beneficiary as I was about to engage him after the Christmas celebration for a Warehouse project. Some have come here to say they have had such dishonest experience with so so and so but they don't want to mention the name. I find such approach not right as this is a forum to share experiences so as to build on a body of knowledge to smoothly execute our various projects and to build meaning alliances with the few good men and women. So anyone who has been dealt a bad card but doesn't bring it to the open is selfish and even part of the problem really. I commend you and hope you find the right solution.

What practical measures have you taken so far to resolve this or at least recover your money?

Too bad, honestly that young man is endangering his life and family walahi

Hi,

I want to go into the property business as an investor. Like building flats for rent. My only concern at the moment are the outrageous rates land are being advertised in Lagos. I see some plots and you hear 5million

Are there any area in Lagos or outside Lagos where I can get Lands for an affordable price and still have a decent rental value after construction.

Useful advice will be welcomed.
What about Benin-city?

Nice job. Good workmanship. Really looks well built with a lot of thoughts gone into it.

One big thing though, if this was my built, I will 'close eye' and add a third coarse to the levelling. That is three coaches after lintel. Why? If the finishing include POP, you will not believe the dramatic positive impact a high ceiling will do not only to the choice of POP design but the living experience of the house as a whole. Visitors will step into the parlour and will experience the majestic feel to the house. This is due to the the brilliant white POP finish accentuated by the very high ceiling. You don't get this feeling with low ceiling houses done up with PVC ceiling. This is just me speaking for myself and wishing this is mine. If only wishes were horses, beggers would ride.

Hello sir, please based on your explanations, how do you you see my foundation, it's almost completed. Thanks.

rotecch77:

Duplex foundation method is diff from bungalow.
The recommended depth for duplex is 1m depth or more depends on the nature of the soil for columns (not block) and all the imposed load will depends on the columns not the blocks as that of bungalow.

The block that will go inside the ground at times for duplex is btw 2-3 block which is ( 450-675) that is for block , other block like 2-3 will remain outside (above the ground level).

The column will hold the foundation firmly, but I do introduce beam on any block above 5 courses in most of my work.

Look at this pics (I introduce beam here after 5 courses)

It's actually three courses block after lintel. All blocks after lintel from the inside is 3 course while the outside is 2 with parapet beam cast to make it 3. See photos of inside.

From The pic u uploaded, crack was as a result of poor cement/sand mix ratio for mortar and weak blocks. U can see the existing blocks coming from d foundation looks stronger and are without cracks

Hello nairalanders, good morning.
Please something has been troubling my mind. I'm currently constructing a three bedroom bungalow with concrete fascia ( parapet). The seasoned engineer handling the project refused to include any pillars on the foundation, saying there is no need.

For the past 2 hours I have been going through different pages of several projects here on this section of nairaland and I cannot say I'm not scared my foundation is without any form of pillars. I don't know if it's because he used 9" blocks on all outside walls.

Please I don't want my house to collapse. Please kindly let me know if there is anything I can still do. Or if the pillars can at this point be included. I'm scared please.

I just filled the foundation with sand. That's the stage the project is at currently.

You have no issues if blinding concrete was done well. The next thing to watch out is mortar for block choking. You can use a mix ratio of 1:4. Lastly, do a chain lintel.

Pillars (columns) by design best carries mostly axial loads. They can be designed to carry bending moment and transverse loads but will carry far more axial loads than it would bending or transverse loads. Pillars used for a bungalow in 95% of the cases is over design. It is unnecessary and a waste. Parapet is a small load that can be uniformly distributed onto the walls but the issue in most cases is the bending moment created by too much parapet overhang.
