An old structure am considering buying with the money.Rent per annum is N1.9 million. House was valuated at N45 million. Actually got it as a contract to sell but may buy it outrightly for myself,collect rent for 5yrs then sell at probably 40 million cause am not planning on putting in money for any kind of facelift or renovation
too high the sale price is around 35 m ...price from 30 m max 35

under study the seller well to make a kill this is capitalism..study rent in the area and mulitple the annual rent by 15 years to arrive at the amount but price for 13 years .....and put back for sale then sell without distress at your time

House rent around the vicinty is 20k/month for old renters,25k/month for new renters all for old structures like the above. Modern houses go for 35k-40k/month. Old structures asking prices is 40M and above. Am actually in charge of selling of the house so I know all this

Prices of property are subjective the easiest way to determine the price is the income you can generate from the property.

Same applies to when buying shares, a business or any investment.

Dangote has govt policies protecting him - more or less creating a monopoly, the case with ibeto is still very fresh in our mind.

For his refinery he's getting $ from CBN at a ridiculous rate, while others in real economy are ask to source from black mkt or N363.

On daily basis, you see FG delegation from VP, to the entire senate and house of rep or even governors forum visiting the site while our national refinery has been left moribund for ages (is the eko refinery a national asset?).

The truth is that Dangota can't do well in an ideal economy. Right now he's having difficulties in Ethiopia and in a complete mess in Zambia where his cement are found to be below standards and has failed all the stress test. But in Nigeria he's a sacred cow no one dares to touch. His trucks creating nuisance on our roads (no thanks to our leaders that allows just one functional port in a country that is import dependent).

For those thinking his refinery will bring succor to our ailing economy should beter have a rethink coz his cement didn't do any better, same product in Ghana sells for half the price in Nigeria.

If 25 million naira can buy 5,800,000 units of UPDC REIT and one will get 3.3 million by October 2020, I won't mind to invest in it. Elder, hope one would not lose part of the capital? Is it liquid?

I admire your intellect when it comes to investment portfolios, I've never heard of UPDC REIT. Is the capital quaranteed?

Will definitely do some findings on them. I need something long term in nature. All things being equal I don't think I will have need for fund in the nearest future.
Though my major TB matures by Sept. Was lucky to lock them in when tb was 13%. Though will have about 7m from other sources by Jan ending which I'm planning to put into digital agric or mmf.

U have my mindset but come to think of it critically, u may have lost almost 6.6% of the value of ur money whenever u want to spend it. wrt inflation.

I structured all my expenses around TB....but to my greatest surprise it's gone for now. Ive never been a fan of bonds cos the grammar is too much. But we have to move on and restrategize.

If like they say that bonds can give 12% ROI, and I need to spend as well as save, like my TB days, I've decided to take off the interest and invest the balance. E.g I have 20m. and 12% of 20m is abt 2.4m.....the idea is to invest 18m in bonds and keep back 2m. In essence I have preserved my 20m at the end of the bond tenure and still have 2m to spend just like in my TB days.

Don't know if I could get a year on those fgn bond or eurobonds offer. Cos my budgets are structured yearly.

Don't hold on to TB at 3.5% biko.....

.i still have to read up on Bonds,though my major TB investment doesn't mature on till June 2020

The mathematics is very clear to me now as in, u use 20m to buy a bond worth of 19m on the coupon rate of 14.5%. U get 14.5% of 19m quarterly and upon maturity, u will receive 19m instead of 20m. It's as simple as that from the recent bond I did. If u can queue into that particular 2yrs bond which is actually a yr and six months, ur first coupon will still arrive in January 15th.

Madam, tell me more. Just the transaction alone, you have lost 1mil shocked"u use 20m to buy a bond worth of 19m". I think they will pay you 14.5/4, which is 3.625% per quarter and not 14.5% per quarter.

More like buying property without disturbing with the stress of tenants and rent collection.
We need more REITs in Nigeria we have just 3 in the country.

UPDC REIT has property worth over N30 billion

Union Homes REIT has property worth over N12 billion

Skye Shelter Fund has property worth over N2.5 billion.

Sir I use Morgan and stanbic. Gtb, access, uba, zenith, etc. You advised on this stock and I grabbed zenith at 16n, gtb at 25 and access at 5n. It pained me that I didn't see money to buy una.

Try to perfect or update your e-dividend mandate so that your dividend will drop in you account by March or first week in April

This is what your are getting at the end of 1yr and six months. Coupon rate plus capital at maturity gives u that N24,510,000. So tell me if u are still losing according to ur own calculation.

If 20m is used to buy 19m worth of bond and coupon rate calculated based on 19m and not 20m, how much will be your gain should you decide to hold it to 2yrs maturity period?
