You are not a partner and may not know everything about the company. I doubt if you have spent 10 years in the company.

The annual report of UPDC REIT Page 7 number 3 has Victoria Mall Plaza Aboyade Cole as one of their real estate portfolio.

The annual report described the tenant as an international auditing and consulting firm.

The tenancy is yearly.
Vacancy rate in the property is 0%.

Unlike Victoria Mall Plaza Phase 1 a residential property that has a vacancy rate of 100% as it was reported in the report.

The rental yield on the property were KPMG is located was reported as 7%

you don't need to bother yourself over this issue any longer. Not everyone understand when you keep mentioning annual report. Lots of people dont bother to have access to companies annual financial report or audited report. The truth is in the report and not what one thinks even if one works in the company.

Thanks bro, which stockbroker can you recommend? I will like to invest in the primary market

Just got a mail from United Capital with N10 million you can buy LASG bond the rate is between 11.75% and 12.5%. The bond was given a liquid status by CBN.

The offer will close on Monday 13th January 2020.

I expect most of the fund managers, Insurance companies and other Institutional investors to divert Funds to this offer. LASG bonds are usually oversubscribed.

Please send a private message, I will forward the current annual report to you.

We need to have all our facts before arguing.

The major asset of most auditing firm is their intellectual asset, reputation and goodwill.
Partners share profits and go home with hundreds of millions of naira after paying the rent of their offices. I stand to be corrected none of the big 4 auditing firms in Nigeria will invest billions of naira building a so called befitting head office.
I didn't get to see this here is my WhatsApp details. Please do let me know once you have it so as to take it down. Thanks

Even Bond going south. Indeed the handiwork of the Economic Advisory Team. My advice for investors is to be careful with their hard earned funds, and be mindful of investment opportunities and proliferation of mushroom investment houses springing up lately. This is an interesting times in 9ja. Still don't understand the game plan, our neighbor (Ghana) had pretty good rate for their TB. Not that 9ja economy is doing better. I'll rather leave my money idle or in mmf than going for 5% TB or 8% saving bonds

I will not claim to be an expert in real estate but I think I have observed the pattern enough to make some informed analysis.
For me, if I want to buy or build a house to be a rental property, then it will be a block of 1 or 2 bedroom flats. The demand for that is usually high from bachelor's, spinters, newlyweds, young families, relocating individuals etc. And the location plays very little role in all of these. For me, if you are buying a duplex, it should be because you want to live in it or you are buying at a low price with the aim of selling at the proper market rate. Most people who can afford to rent a duplex can afford to build theirs if they want to.
Also, if a duplex tenant defaults, that is at least 2M hanging somewhere, compare that to a block of four 2 bedroom apartments, if one tenant defaults or packs outs, there will still be income from the other apartments.
Marketers and agents will always sweet talk you into buying a house by helping you see the unrealistic future.

Valid!

Audio farmer, you're still here looking for victims?
Aren't you supposed to be clearing your farm in preparation for new planting season?

Small time now, you would be seen in the property section fighting for agency fees. From there you move to the autos section, looking for a vehicle on hire purchase.

Okay. We have not seen 1 kobo before. All the amounts we are calling on this thread are imaginary figures. Leave us alone.

Please note that this thread is for Treasury bills. Kindly open a thread for frying akara since that's the limit of your IQ. I know you would feel at home on your akara thread.

This reminds me of my family. My late dad wanted a duplex.Architect already did a plan for it.Mumsy said no to build a flat.Built and rented out the house.Rent of the house took care of rent, water and light bills each whole year.We were landlords that lived like tenants while literally living rent free.Popsy later saw the importance.Learnt a lot from that experience

A house one lives alone that doesn't generate monthly income is a waste for any hustler. Houses were meant for the extreme rich but we have been so brainwashed with maintenance be a landlord and live like big man that many prefer going hungry to building a gigantic mansion which doesn't even bring in N1 but takes away from you due to maintenance. We all must be wise

in my state building a one room self contain flat will make u more money than even a two bedrrom flat. also here owing a shop in a popular market here can give u annual rent more than someone or at par withbsoneone who built a three storey building of six flats. its easier to reclaim ur shop from a defaulting tenant. intact shop rents are paid upfront. so some people here invests more in owning shops Dan residential building. u can spend 40million building a four storey building residential DT will give u annual rent of 2million. u can use DT 40million to buy 8 shops DT u can give u 600k annually per shop. multiply it by 8, thennu see d difference. a tenant may feel relaxed owning his house rent but will always wanna pay his shop rent.

Jokes apart, you actually expect Seun to get someone who is in need for us to flex financial strength on that person?

That is not exactly true, which is why the additional risk (over FGN bonds) is priced into the interest rate.

A State that has little to fear by way of consequence can default on servicing the bond.

Lagos is probably ok given it has issued Eurobonds and will be wary of any cross default provisions in those bond terms, and would also want to continue returning to the international markets with an impeccable record, even on domestic bonds.
