Unlike Victoria Mall Plaza Phase 1 a residential property that has a vacancy rate of 100% as it was reported in the report.

The rental yield on the property were KPMG is located was reported as 7%

you don't need to bother yourself over this issue any longer. Not everyone understand when you keep mentioning annual report. Lots of people dont bother to have access to companies annual financial report or audited report. The truth is in the report and not what one thinks even if one works in the company.

I will not claim to be an expert in real estate but I think I have observed the pattern enough to make some informed analysis.
For me, if I want to buy or build a house to be a rental property, then it will be a block of 1 or 2 bedroom flats. The demand for that is usually high from bachelor's, spinters, newlyweds, young families, relocating individuals etc. And the location plays very little role in all of these. For me, if you are buying a duplex, it should be because you want to live in it or you are buying at a low price with the aim of selling at the proper market rate. Most people who can afford to rent a duplex can afford to build theirs if they want to.
Also, if a duplex tenant defaults, that is at least 2M hanging somewhere, compare that to a block of four 2 bedroom apartments, if one tenant defaults or packs outs, there will still be income from the other apartments.
Marketers and agents will always sweet talk you into buying a house by helping you see the unrealistic future.

This reminds me of my family. My late dad wanted a duplex.Architect already did a plan for it.Mumsy said no to build a flat.Built and rented out the house.Rent of the house took care of rent,water and light bills each whole year.We were landlords that lived like tenants while literally living rent free.Popsy later saw the importance.Learnt a lot from that experience

A house one lives alone that doesn't generate monthly income is a waste for any hustler. in my state building a one room self contain flat will make u more money than even a two bedrrom flat. also here owing a shop in a popular market here can give u annual rent more than someone or at par withbsoneone who built a three storey building of six flats. its easier to reclaim ur shop from a defaulting tenant. intact shop rents are paid upfront. so some people here invests more in owning shops Dan residential building. u can spend 40million building a four storey building residential DT will give u annual rent of 2million. u can use DT 40million to buy 8 shops DT u can give u 600k annually per shop. multiply it by 8, thennu see d difference. a tenant may feel relaxed owning his house rent but will always wanna pay his shop rent.

That is not exactly true, which is why the additional risk (over FGN bonds) is priced into the interest rate.

A State that has little to fear by way of consequence can default on servicing the bond.

Lagos is probably ok given it has issued Eurobonds and will be wary of any cross default provisions in those bond terms, and would also want to continue returning to the international markets with an impeccable record, even on domestic bonds.
