Stuff like- what if social distancing becomes a way of life and people stop or reduce going to bars and joints, or they consume it in a different way that your operation isn't structured to cater for?

What if people become more health conscious and shun alcohol or suya or catfish?

What if the channel of consumption changes?

What if exchange rate affects cost of inputs and makes the booze etc harder to purchase?

What if people would rather spend their leisure elsewhere or do something different?

What if the spending priorities of the target customers change?

What if the customers lose purchasing power because of job losses?

What if insecurity increases and makes them stay home?

What of direct and indirect competition? New entrants to the location?

What of legal changes that could become permanent? Say a cap of 100 people at a location? Or no walk in customers are allowed? How will the customer experience evolve?

What if nothing changes?

What if , what if, what if...

This pandemic has changed things which won't be obvious until sometime in future. Some things won't change sha. How will your business adapt?

Hello All!

I have about 12 to 14 million naira in treasury bills. Things were pretty good as I had been doing this for years since naira was pretty stable. But the naira was devalued in March. I'm beginning to feel like Nigerian treasury bills is not even a good way to keep the value of your money. Since the money is always been devalued for example in March this year. What is the point of huge interest rate that will eventually get devalued.

Does anyone here know of somewhere I can invest this money and still keep the value. Note I'm a longterm investor and I prefer to play it safe with manageable interests as long as my initial capital's value is kept.

You're very right. I'm not an alcoholic but I consume alcohol leisure at home. Ever since the pandemic, my brother I don't drink again oooo. For a Month now. I want my immunity in top shape abeg.

You people give humans too much credit. History has shown that human always forget. Social distancing won't become a regular thing becAuse as human beings we are wired to be social. Anti-socialism reduces our humanity. That's why escaped convicts are always caught when they reach out to family or friends (something you would not do logically).

Pattern of consumption may change because many people may want to stock up more in the future . Also people would want to be more liquid and be cautious of where they tie their money down.

Jobs would be lost. But more jobs would be created for those that are creative. There would be a shift for online, technological ways of conducting business. I see AI playing a more dominant role in businesses moving forward.

But if na Nigerians. Leave . We no dey change. We have refused to change our attitude during the pandemic. People are still taking tricks laden with food stuff to reach their destination. Police is till complicit in enabling this despite the embargo placed by the government.

Is it post pandemic that people would change?

The decline in oil revenue for Nigeria will last for months to come, other countries badly hit by this fall are Ecuador, Iraq.

Logically, since Nigeria earns less USD since the decline in oil revenue and has high demand of USD from Importers, multinationals, businesses operating in Nigeria, it is only a matter of time before the CBN devalues the Naira.

Someone from my office offered me 500 dollars today at N350/$, deal or no deal guys?

As lawless as we may be, if you havent got any money,you ll moderate your behaviour by yourself and with yourself.
For example:compare spending during Jonathan's regime with that during buharis regime.


I would probably say that businesses which supply peoples NEEDS as opposed to WANTS have a greater chance of surviving the next few years.

If you read my post, you'd have seen where I said some things might not change. All those things were based on what if scenarios. No change is also a scenario. It's just thinking ahead to make you responsive to changes. Change comes with risk and opportunities. Utilise the opportunity and manage the risk

Do tbills with Nigerian banks only if you must still do it to avoid heart attack and stories, forget about the high interest some companies/people might offer.

Brethrens, i need an evaluation on this. I want to buy a land (2 plots) in a choice location for N25 million, the plots are well fenced, the owner is genuine. The problem is this;

The owner says N25m last. He has put the property up for sale since 4 years now, every year the maximum offer he gets is N20m infact in the first year, he said it was N30 million but subsequently he has come down to 25m, little did he know that if he had accepted N20 million in year 1 and invested the capital, by now he will have at least N30 million (Capital + interest 15%yr one + 14%yr two + 12%yr three + 10%yr four) in Treasury bills/bonds).

My concerns buying the property is that it will cost N70 million to develop rental property that will generate N6 million annually. This means it will take at least 15 years to recover the N95 million expenditure before starting to count profit.

My other option is investing N5 million in the property by making it a relaxation center for food and drinks, i am not sure which of the two is best.

Buying a land for 25mil and building a block of flat there is not the best option. The break even is always far fetched because of the cost of the land. Before you consider the second option, you need to undertake some investigation to know the land use of the plot. It is not everywhere that you can just start a relaxation joint and the government will allow you. First try to know what type of activity the property was allocated for in the land use master plan of the area, otherwise you will venture into a business that you will spend millions to pay for deficiencies or bribe to the government. A friends big relaxation area was just demolished 3 months ago after only 3 yrs of operation because that's not the land use.

My suggestion is, depending on the location and state you reside, you can look for cheaper lands in a place that is rapidly developing, use that 25mil and buy like 5 plots at 5mil each, in 2 years that 5mil land will become 10mil each. Look deeper bro, real estate is the real deal if you investigate well.

412 right now. I think dollar will hit 500 this year before dropping but won’t drop less than 400. If you have anything you need the money for currently you can change but if not just continue monitoring the rates every day

Sure.. Every state has a land use plan which is with the ministry of lands or the town planning authority.. A place where a plot of land is sold for 25mil will definetely be a developed area and must have a land use plan..

You wount just go and buy a land anywhere. There are places that the government has mapped out for development. In Nigeria we development is usually Transit Oriented development (Tod). If one knows a place the government is trying to build roads, its always best to invest there.. The appreciation value of such places grows geometrically. Not just roads, but maybe other developments like housing estates and others..
