Hargbo: Proper adherence to the architectural, structural, mechanical and electrical designs are important. Do you know that some people use 12mm instead of 16mm for columns, I was surprised to see it. 2 Likes |

Hargbo: My brother the incident is terrible o But let’s Check the pics and the video very well To me I can see that the columns interval is good with size 450*250mm with proper reinforcement,(although I don’t know the size of the reinforcement used coupled with concrete mix ratio ) And I believed that such structure can’t be approved without full drawing , architectural drawing, structural drawing, M&S. So I believed that they rush the construction from 1st floor to 8th floor within A MONTH (very terrible) and it’s not precast slab o, cast -in-Situ concrete.No time for standard curing of the slab and the the columns before placing another floor on it. Who does that. According to what I read from the original thread. To me they need to arrest the firm that handle the project, which I believed the governor must have done that by now. Although video and pics posted can’t say it all, let’s wait and see what they will come out with after there investigation. 2 Likes

My ppl, how much should I budget for the foundation of a 2 storey building; six 3 bedroom flats each having 2 toilets only ( one master) and the other shared. I would also appreciate estimate to roofing level with longspan aluminium roof Also estimate how much can finish the whole house , average finish.painting, plumbing and electrical wiring. Location- Anambra We are having an argument with my friends, so I want to plan and save and start off with foundation. |

mamatwiny: This is a complete estimate, it will be difficult to get almost accurate cost without drawing and the true nature of the land, also to get someone to do free estimates for this project will be difficult a little, Why don’t you just get your drawing and call a QS here to do the proper boq for you. We have them many here. |

Apparently construction is permitted to continue alongside transporting construction materials interstate. I'm curious though if our law enforcement agents would classify paint and screeding materials as either goods or construction materials and I'm asking openly here for the sake of clarification for out of state clients whose work has been on pending since the lockdown. |

Hargbo: very correct Sir and very on point. I do pass through there on my many trips to portharcourt and I haven't been impressed with the structure though I never had interest at looking out for details due to the bad road in front of the structure which is worrisome n tiring but still the best option if you want to beat traffic. this site is situated along one of the most treasured area and the owner or contractor shouldn't have made the mistake of doing a shady work if the government agencies are really up to their job. the area is a water logged area, that I am sure of. I put All the blame on the state regulatory agency though, we wait for the outcome but I bet we might hear no more of it if the owner is a strong force to reckon with 1 Like |

mamatwiny: Your husband is right. Go with him on this one. In fact mix it up. One bed, two bed and less of three bedrooms. Three bedrooms are difficult to rent relative to the expectation from the rental income and the most difficult tenants are three bedrooms tenants from experience because most are living above their means. The best are one bedrooms. Quick and simple to finish, quick to rent and the tenants are mostly appreciative and pay rent promptly. I hardly do three bedrooms. It makes no economic sense to the landlord in current Nigeria. Maximise the square footage of your land. Do mix mode of one and two bedrooms. The project will yield more for you. 6 Likes |

Please I need advice, I have a project going on. It’s 24 room self contain. 12 rooms down and it will have 12 rooms up. Please I want to know the cost of decking. I’m not living in Nigeria and the estimate that was sent to me is making me doubt. I also have to floor the ground too. I will post the estimate here. Please somebody should help me out. The project is in edo state. The estimate is saying almost 3.3m

LeftieJay: There's ONLY ONE THING wrong with this quotation and its is. THE NUMBER OF 16MM IS TOO LITTLE, I guess your guys are planning to use 12mm for BEAMS or they have no plan to use beams... The QUOTATION IS OKAY but ask them if the slab has a beam and what iron they plan to use. IF THE RIGHT REBAR OF 16MM IS USED.... I expect the budget to hit or almost hit the 4m mark. LeftieJay:Sir do you want us to Look at the Material or the cost.. I guess you don't have a structural design to begin with.. Following the footsteps of my Oga saydfact Based on the fact that it's a 12 room self contain, since I don't have the real dimension, all this are based on assumption.. The materials and Labour in the quotation are reasonable to begin with but why is he paying to transport stone to site again... I used 215 k to purchase 60tons of granite with transport inclusive last month, Also, it's better to look for a carpenter that will rent out his wood for your decking rather than buying fresh woods.. at most you will pay him 350k for both rentage and workmanship and he will come and remove his wood from your site at no cost after 21days. Furthermore, the reinforcement should be be purchase in tons. The 16mm is too small for your project... Use 16mm for all your columns and Beams, it is very important.. The 12mm we have out there is not always up to the specified thickness... Please invite a structural engineer to look into your reinforcement arrangement, your beam and columns location, cantilevers. At most it will cost you just 50k to invite him to look into your decking and he will even supervise the casting and reinforcement arrangement for you. I saw Geamer Concrete in your estimate and I saw it again as Floor Concrete in the Summary.. I don't understand, is he talking about German Floor. Kindly send a picture of the site, l want to see your column location and the reinforcement used... I rest my Pen, Netflix is calling me, am still on Lockdown 2 Likes |
