Kenya's real estate is mostly "informal". Nearly all houses you see are built by Kenyans - informally. Very few by companies, pension funds,REITIs, investment companies or insurance like you have in South Africa or developed world.

We had large scale housing project in 90s but corruption and delays became so much - most pension, insurance and such companies are either by law (RBA ) or by choice - since avoided investing in real estates.

It was only last year when gov attempted to go back - with 500,000 units promises. Not much is happening though.

The nearest to companies is SACCOS - housing Saccos - otherwise, normal kenyans are building the houses you see - but try to stick to same standards

Kenya has an unfunded public pension. There is no savings. It all from taxes. Therefore you cannot use their money to pay debt. Kenya pensions do know what it means to miss a pension. This is not Nigeria.
