Any markdown on their share price today, due to their newly listed light issued? This is like Hawk on its mission to devour, targeting UPDC REIT. The right issue at side of UAC property was much.

And this might likely reduce their % in UPDC REIT unbundling sharing formular.

You are now getting the drift. Of course no markdown and the sharing formula won't change..

Ratherr just like the case of AIICO the UPDC RIGHT ISSUE were used by the COWBOYS to increase their holdings in UPDC

Note the qualifications date for the right issue was dated back to Sept 30th 2019 that tell you there is COOKIES IN THE JAR.


ABOVE ALL FEW WEEKS AGO I ASKED THE QUESTION BELOW.


In 2013 one of UACN cashcow subsidiary called UPDC REIT was listed at N10 per share with market value of N30billion

In 2017 another UACN subsidiary called UPDC raised N5b right issue at N3 per share

Again in 2020 UPDC raised another N15.96B via right issue at N1.00 per share

In 2018 UACN the parents coy raised N16.2b via a right issue at the rate of N16 per share


Now that UACN the parents want to unbundle their 94% shareholding in UPDC and their 65% shareholding in UPDC REITS and split the shares among their minority shareholders.

Now ask yourself after all this billions were pumped into UACN and iit subsidiary what do you thiink will be the VALUE of UACN


PONDER ON THAT AND DON'T BE DISTRACTED BY ANY SNAKE.

It's this type of analysis-paralysis that made you miss BUA & only discovered NEIMETH when it has already gained 250%

is available at N62.40, there is a proposed distribution of N7.30 UPDCReits is available at N3.50 - I do not know why they have removed the audited accounts of UPDC REITS from the NSE website

I disagree with this, I have both SFS REIT and UPDC REIT.

SFS REIT at N65.00 paid a dividend of N7.00

UPDC REIT at less than N4.00 paid a dividend of 58k.

Value of Properties owned and managed by SFS REIT is about N2 billion, money market Investment of about N400 million.

Value of properties owned and managed by UPDC REIT is about N23 billion, money market Investment of N4 billion in 2018. N3 billion was redeemed in 2019, which UPDC REIT used in buying Kingsway building Marina from UPDC

The result comes out around July. Going forward the REIT will generate additional income from the purchase of Kingsway building from UPDC.
There are 2 banks, an eatry outlet, many shops and offices at Kingsway building, I expect a conservative annual rental income of about N200 million from this Investment

I also think one of the reasons SFSREITS has a good EPS is because their OS is just 20m. If it were to be higher, the earnings will have been less relative to that price. Liquidity like you mentioned is a major challenge sha

Why the unnecessary debate on UACN?
Enough has already been said about this coy here. ...more than enough to help any reasonable investor weigh their options and take a decision in line with their investment objective, horizon and goals. ...more than enough !!

Most of the things that have been said in recent times is just a repetition of items we already highlighted here long ago and even more. ...there's really NO need for all this.
Folks have all the freedom in the world to take any decision that suites them.

Pls it's enough. ...UACN is not the ONLY quoted coy on the exchange.

Union Homes REIT is the worst performing REIT.

Properties owned and managed by the REIT are valued at N10 billion, money market Investment of about N400 million.

Currently selling at N40.00 but can't pay dividend of N2.00

You are confused indeed in fact your confusion can even be seen right from your moniker. One of the reason UACN is unbundling UPDC is because kept dragging the parent coy UACN to losses after collecting the dividends that were declared by UPDC REIT. After the unbundling, UACN, UPDC & UPDCREIT all will be standing on their own as separate companies. How then witt UPDC be able to consume the profit of UACN & UPDC REIT?

1. To save the conglomerate (UACN) from being dragged any further into losses by UPDC.

2. To enable UPDC steer out of the loss making territory and back to profitability by reducing their debts to a serviceable level.

3. To creat more value for the investors of of UACN & UPDC so that the:
(a) Investors of UACN will now have direct investments in and be receiving dividend (whenever they are declared) directly from UACN, UPDC, & UPDC REIT.
(b) Investors of UPDC will now have direct investments in and be receiving dividend (whenever they are declared) directly from UPDC & UPDC REIT.

THERE IS HOPE FOR UPDC.
Yes I said there is hope for UPDC because wapco was in that territory of losses for some years before raising some mone through right issues, and also sold their loss making South African company and cleared most of their debts and brought it down to a very serviceable level. Now wapco is back to profitabilty. The principle being applied by UPDC in raising found through right issue and clearing their debts, is very similar to what wapco did to return to profitability. Therefore there is hope for UPDC.

SFS REIT used to be known as Skye Shelter Funds.
Skye Bank was acquired, but their REIT was not acquired. For about 4 years when Skye Bank could not pay dividend, Skye Shelter Funds was consistent with dividend payments.

@ Chibuking REITs are well protected from the itchy fingers and mismanagement of their parent companies

I see no reason for uacn and updc to rally this much, updc is a never do well. As long as the name of updc is attached to updcreit the value can only go down and not up.

Lets even look at it this way, assuming updc do a right issue of 1 new share for every 2 shares originall held, and is fully suscribed, the the pro rata allotment of the updc shares to the shareholders of uacn may result to not more than 1 for 1, and that of updcreit may result to 1 unit of updcreit for 2 shares updc or there about. If that be the case then the shareholder of uacn will have 2 shares of useless updc and 1 unit of updcreit on top of every 2 shares of uacn held. Is that why somebody should struggle to buy uacn at over 6 naira or updc at 1naira+?

I will only buy uacn at 4 naira and below, and updc at 60 kobo or there about.

Not possible when you have taken a bet on a stock and you have 100% of your cash on the bet . Any contrary opinion will definitely lead to a high blood pressure.

Ideally any pull back ought to be an answer to prayers, so that the investor can accumulate more of his annointed stock.

This is a company with one of the worst tender and procurement processing in the FEDERAL REPUBLIC.
HIGH EXECUTIVES SALARIES AND REMUNERATIONS DESPITE POOR RETURNS ON SHAREHOLDERS INVESTMENT.
This conglomerates has no interest in their shareholders.
They are after stealing and draining the potential returns on shareholders investment.
Have you ever asked yourself if any of the previous divestment and unbundling ever benefited shareholders in Price appreciation and dividend return?

Livestock.... No benefit
UACN REGISTRARS.... NO BENEFIT
CAP Plc... Nonr
Portland paint... None
Mr. Biggs... None
The situation of this company is worst than Nigeria situation.

Honestly, I was just about doing the very same thing u just did.(digging up some of his past post)
This was the very same person who on many occasions, criticized my several past analysis on this same UACN, when I gave a buy recommendation at the time the coy was selling for btw N4.5 and N4.65.

The guy is one and the same person(see my post above)
I wonder why he'd sometimes stoop so low and "run himself down to the eight"
It's really not good for his person.
I hope he'd have a rethink and try to act a bit more mature.

Nothing bad in keeping hope alive, anything can happen and everything can happen. The outcome can be positive or negative. But nothing should ever happen to us as a surprise. Be humble when you win and don't stop trying when you lose in this game. Take what management says with a pinch of salt, but should seriously observe management actions and make rational decisions based on these observations.

Learn from history, it makes us informed, knowledgeable, wise and humble.

The only way to maintain our sanity in this business is to be cautiously optimistic.

It means trading by yourself if you have enough chance to do it.
It aids faster execution, you can buy and sell by yourself.
Morgan is faster and preferable brokerage firm when it comes to this.
