Depends on the size. They may charge you 15k internal and 10k external.

If you get the full gauge of 0.45mm Longspan u will enjoy till last.

But, if u want use other 0.45mm, do a wood work of purlin space of 500mm don't go 550mm. It's may be cheap, but disadvantages and the roof won't be laid perfect, it's won't look beautiful.

To get full guage, contact me, but note the prices are not same as others.

Pls I just want to confirm if DPC(or oversite concrete) is compulsory in a simple 3 bedroom bungalow. It is on a dry land.

I have seen different views online and I would like to know from the house pls.

Hi guys.
Didn't find this topic on time but am sure am not too late.
What could be wrong here?
The room is always damp and steamy esp when all the doors and windows are shut.
Now the under decking is having water droplets.

This structure is 14 to 16sqm sqm and it consumed 14bags of cement to deck.

Is there anything can be done to rectify this?

The top has two brand new water tankers sitting on it and is partially tiled.

as a painter,tiler and roofer
u will surely use 3 emulsion paints if u wish to use emulsion
but if it's texcote for outside and sitting room with emulsion for rooms, kitchen etc then be ready to use 2 emulsion 2 texcote. but sure u can't use more than 4 drums...so either 3 or 4.but it all depends on the size of the building.
price of texcote is different from emulsion likewise product prices different depending on your taste.and also workmanship is between 20 to 30k depends on ur taste and design..

so in all 4 both workmanship,paints, portyfillers etc be ready between 50 to 60k at most...

Since you have water tank on the slab,means that water overflows and retain on the slab then your concrete permit water, which can leads to this state of yours and also thermal reaction can also leads to it .
Then half done tilling wrks will also contributes.

Hello everyone am new to this property section and going through the pages am impressed by the contribution i hv seen here, my question is this is 10m naira enough to build 4 flats of 2 bedroom apartment all ensuite with visitors wc

Even #25M will not finish it to Pck-in level.
I am assuming you will do foundation, German Floor, Decking, Aluminium Wndows, Wiring, Aluminium/long span roofing, Pipes and Plumbing, Tiles, Kitchen Cabinets and Basins and as you stated, THREE Toilets per Flat! shocked shocked
We have not added things like PrePaid Meters, Compound Flooring, Borehold, Overhead tank, WC's, Sinks and Showerheads.

But dont let that discourage you, START with that #10M you have npw, it should almost finish the Carcass (hope you are building on good, hard ground otherwise Foundation and German floor alone will cary no less than #7M out of that money), other moneys will come-in along the way and you will finish it eventually.

We are here to help you save kobo-kobo, wherever we/you can and give you the best support, including recommending trustworthy Builders, Suppliers, Artisans, etc that will not charge you an 'Arm and a Leg' but demand reasonable prices for their hardwork and give you a damn good value for your money.
Break ground abeg and dont forget to keep us in the loop.

Level of finishing can make a difference of #5M to #7M!
- For example, the difference between using Nigerian Tiles and Spanish Tiles can be #2.5M
- Full Toilet and Kitchen Tiling or Half Tiling can make a difference of #1.5M
- Using Long Span or Using Aluminium Steptiles/Gerrad Tiles can make a difference of #500k - #700K
- Sharing One Meter or each Flat having its own can make a difference of about #500K (including wiring configiration)
- Quality of paint used can save/add #250K
- Full or Half Kitchen Cabinets (Ordinary Wood Vs. MDF/HDF, enough Cabinets Vs. just two Cabinets, etc) cam make a difference of #800k!
- Flat Roof or LowHip Roof, Vs Send Down the Rain can make a difference of #500K - #700K.

But l see that your land is good, that can save you at least #2Million in foundation Cost.
There is one of our Builders here called Spyder880, he has done a lot of work around your part of the country, he will be a good asset to your aspiration to build.

Just tone down a bit on your finishing, if you want to save money. I did same size but in a not too strong land and it cost me about #38M, though my taste and finishing from foundation to the last finishing bolt was shouting 'I dont care about the money'. undecided grin
That was how l wanted that particular building.

Correct. Because it makes the floor more stable to future collapse too and smooth tiling because of heavy traffic on it after its applied.

Two thing contributed to the final finishing of the plastering/rendering.

1. Level of workmanship
2. Nature of material ( sand)

1. To get well smooth surface level of workmanship determines this in most cases.

2. Nature of the sand used will determine the final look of the plaster when dry up, some plaster sand are yellowish in nature and no mater what you do the final look will still look yellowish.
Some plaster sand also are grey in nature this will looks like cement colour after it drys up even in wet form you will notice it.

Buy pigment (Yipin) either red or any colour of your choice, comes in 25kg bag and sells for 25k per bag.

If you on a dry land no need only maintain a chain lintel.

If you are on a waterlog area do a 3inches dpc with damper proof.
