Good evening and happy weekend to everyone. Plz, I have noticed that most(if not all) of the houses in Nigeria especially the duplex types are not built without these traditional two big frontal pillars. And I puuse to ask if it's compulsory to have them in our builds? What exactly are their functions? Thanks!

It is not needed, and it does nothing for the duplex or any building... and there are plenty duplex without them. People just like them for aesthetic (beauty). Even they have them for many bungalows too.

Art work will make it different.
There is one slogan in town now "LEKKI TYPE" they are contemporary design with flat roof. Mr Skimanski, Darenyx, Dennis3D have this contemporary design in archive.

I told her I would abandon this project and leave it for her to complete. The distraction too much

She would see something, next thing she would send the pictures for us to add. You don't build that way.

Honestly, I don't like those pillars but I am just trying to accommodate her interest for the last time. But if it would be expensive to add, bros, I no go do.

Simplicity is key. I am a minimalist.

You mean a modern front pillar design or an entirely new building design?

My house was initially designed without those front pillars in mind with a mono pitch roof type and not the usual gobel roofs with parapet.

I used cement board for fascia and eaves. So, I don't know how to insert these Nigerian pillars for front now grin

Hello everyone.Please I need help.There is this land my husband bought from a woman last two years.The woman bought it 11 yrs ago from Baale and was issued a receipt bearing Baale's compound name...she did foundation on it.Now when omoonile heard that we are coming to start something there...they quickly went ahead to put fence and gate saying the land is for their father and had sold it to one man before the woman bought it which is a pure lie..please what is the best way to handle this is the only document we have is the receipt from Baale and deed of agreement with the woman..Baale didn't deny the payment made to him.. Baale said he sells lands in that locations on behalf of the family and that the he gave the senior son of the family the payment which they are aware about.

Hahhaha. Planks for decking for Naija? . Na wood dem dey use there. Na the kitchen and living room designs for houzz dey trip her pass.

Trying to implement what you have on that houzz website will just liquidate one.

This is my sixth year from when I started. Hopefully we go finish am. It has not been easy. Whatever comes goes into it.

I tell people, start and be moving small small if the money is not there but if pepper dey, finish fast.

What really annoys me is that when you ask these architects to design a house for you, they would come with nothing but those archaic pillars with tiles all over telling you that it's what is in vogue. Another one is this roofs that will be twice taller than the house itself. And they would tell you everybody is doing it that way. Honestly, I hate those "National Anthem" styles.

I hope she also gave you her own Sales Reciept and Deed of Agreement, between the two of you? If not, meet her to make one out for you.
Have you done your own Survey on the land? If not, do it like Yesterday, attach the former Survey as a footnote to it.

After proper documentation, you can now prepare for war grin These guys want to play you 419, using a front
The documentation effort is to prepare you for any legal eventuality

Request for a Meeting with the Baale (before he dies) and the Children in question. Go with a few people from your end (If possible, an Armed Policeman in plain cloths .
Put clever questiosn to the baale, like you are trying to establish something you are not aware of, in the past. Like: Baale, when did you sell the land to the woman (that sold to you). How much did she pay, what document did you give her, Was he aware of any encuberance on the land (previous owner) before selling to the Woman?, etc.

The motive of these questions is to establish that the Baale actually sold the Land to the woman (because if he denies, story don get K-Leg be that o! Your ownership is derived from that sale.)

Ask him if he can Appeal to his children that as the head of the family, he has the Authority in Law, to sell on their behalf and share the money with them, to not disturb you on the land. Let him confirm he informed them and shared the Money with them.
Most IMPORTANTLY, enusre that you are Secretly making a Voice Recording of all this Conversations. I would have said Video but they would clamp-up once they see that you are recording Video .... except it can be done without them knowing.
Get enough "Committed Statements" from the Baale

This is all a game-plan to extort money from you by making you pay TWICE for the same land. I have seen it before.

Armed with your Survey, as a last ditch peace effort, ask the Baale whether what they are really after is "Ratification Fee" (to make the sale direct from them, even though they have sold to the woman, for a small additional fee, though at your own please and cannot be enforced).
The day you are ready to start work, do aomw preparation, there is a Dept at Alausa that deals with 'Land Grabbers/Thugs" as we call them (If land is in Lagos), visit them and lay a complaint. Take your documents along.
Go to the nearest Ploice Station to the Land and make a written Complaint, join the Baalee and his troublesome Children in the 'Complaint'.
On the day you want to commence work,, get about five Soldiers to be on 'standby duty' just Smoking Weed in on corner there.
As in very baaad Azz soldiers, not the nice ones o.

Start your work, if any of them show-up, let the Soldiers detain him and he should join the Labourers to be carrying Cement there.
At the same time, ask them to Chill, tell them you will give them "Egunje" at your own pleasure, to bless the ongoing Work. On this partivular day, Let your Work and every Omo-Onile Face that shows up, be openly captured on camera and let them know that if one block should break on that work inyour absence, you know who to hold responsible.
You can and should only negotiate froma Position of Strength. And dont waste time before acting because once a full building is erected on the land, it makes your ability to reposses, more difficult!
Keep vigilance on the place, henceforth. The Law does not enable the Indolent.

If the land is in a remote place, dont go there alone, your safety is not assured yet, until you either vanquish those miserable lots or settle with them financially

I've used such force in a similar cricumstance because l dont believe in being harrassed or cheated ove rhwat belongs to me, it never worked for me.

We seems to have the same taste. Go and do simple flat roof or mono pitch. Leave those longitudinal roof. grin. I don't like them.

Overseas, they even try and get room inside those roof.

Don’t get it wrong black cement is main for outside wall finishings due to the weather and rain. White pop cement with others mixture is main for indoor work where RAIN or water will not come in contact with it
So in one word use white pop cement for the work since it’s inner part of the building

The leakage cant be because of the flatness of the roof.
I have seen a lot of Flat roofs that did not leak, including the primary school l attended!
Quality of Roofing Material and Poor Workmanship are the chief suspects.
As long as you maintain a minimum slope that allows easy run-offs (especially in those days when they use corrugated iron sheets for roofing, if the slope is not adequate, it will be retaining water, leading to rustyness and eventual leakage but that is not a factor in modern roofing materials like Aluminium Longspan/Steptiles or Gerrard sheets).
If you use a poor workmanand his work rsults in a Rooft that is not Flat and level, then you will have water stagnating somewhere on the roof = Leakage! grin

Your neighbour might need a complete Re-roof, using a sound Roofer.

This is my sixth year from when I started. Hopefully we go finish am. It has not been easy. Whatever comes goes into it.

I tell people, start and be moving small small if the money is not there but if pepper dey, finish fast.

What really annoys me is that when you ask these architects to design a house for you, they would come with nothing but those archaic pillars with tiles all over telling you that it's what is in vogue. Another one is this roofs that will be twice taller than the house itself. And they would tell you everybody is doing it that way. Honestly, I hate those "National Anthem" styles.

If the King Post pass 16ft, that roof is not for me.
