Anyone with an idea please

Coil is 4 - 5k each, 10 - 12 coils should be enough for a standard plot of land depending on how the wires are stretched. The V shaped angles should be fixed ahead, cost N500 a piece.

I understand you very well. The black screeder is not any cheap because black cement used is another cost. I only prefer it to normal white one owing to water wetting the blocks.

Take it from me, it is cheaper. "Water wetting the blocks"? Water is meant to stay away from internal walls.

be careful with the flat roof o, my neighbour de repair roof every day. the roof de leak and no solution
I was born and bred in a flat roofed house with the Swan Zinc you people have rejected today but till now the roof is still there and am not less than 30. So it's possible your friend' s house was roofed with all these "Painted Papers" called Aluminium sheets or Stone coated tiles.

Nah simplicity for me.

Imagine o, I took a carpenter to measure my house for roofing sometime ago. I told him I wanted a low roof with gable style and he told me categorically that he would not do it because it's no longer in vogue. He started brainwashing me to do the "send down the rain roof", I told him I want my own different and that if he's not ready to work, then i would get another person. And that's the country we are in- copying and being copied!

all GTBank roof will be leaking too, because i know flat roof is their concept and no bank structure in Nigeria can stand shoulder to shoulder with them. The roofer did a bad job.

Hello everyone. Please I need help. There is this land my husband bought from a woman last two years. The woman bought it 11 yrs ago from Baale and was issued a receipt bearing Baale's compound name...she did foundation on it.Now when omoonile heard that we are coming to start something there...they quickly went ahead to put fence and gate saying the land is for their father and had sold it to one man before the woman bought it which is a pure lie..please what is the best way to handle this is the only document we have is the receipt from Baale and deed of agreement with the woman..Baale didn't deny the payment made to him.. Baale said he sells lands in that locations on behalf of the family and that the he gave the senior son of the family the payment which they are aware about.
Madam take the case to the king with your lawyer. they can go as far as buried log of wood or banana branch on the land to scare u off. i pray the woman that sold is still alive.

Goodmorning everyone....
I hope you all having a nice day , so I am all new to this construction whole thing and my dad and engineer been the one generally overseeing the project as I have been busy with my work also.
So my project is a 2bedroom flat 2unit up and 2unit down and now before they do the German floor the engineer said he will bring his plumber and electrical guy to come start the work as it’s going to be a conduit building.
So I need advice as regard how much i can bargain with the electrical and plumber guy to do the whole building because I am sure the person that started should be the one to complete it definitely.
So how much should it cost to do the whole electrical and plumbing work of the whole building of 2unit of 2bedroom up and 2unit of 2bedroom down making a total of 4unit,
I will sincerely appreciate your advice nairalanders.

Make payment & negotiate in phases, only plumbing is required in dpc, floor drain alone, at lintel or decking stage electrician can do piping.

You don't need tonegotiate all the installations now. What is required now for them to cast the German floor is SOIL and WASTE pipe. Electrical is not really necessary. When you get to decking level. Both electrical and plumber will work together as well.

Not true, if access to source is hard(access road will be bad during rainy season. it will only be expensive.

Okay thank you ... so you mean I should first negotiate got the German floor first and at the decking I can just negotiate for everything ,
So how much do you think is reasonable for foundation workmanship for plumbing .

Anyway, you tried but the calculation is not accurate which might lead to excess spending.

Let see this; a plot of land 120ft by 60ft(110 total perimeter) 110÷15m(1 roll), approximately it will give you 8. Which means you will need 8 rolls of the wire.

The Y-angle is sold for 350/PCs(the normal angle size)

Exactly! The problem is not the flat roof, the problem lies between the roof construction and materials used. I so much love flat roof, less is more...

What really annoys me is that when you ask these architects to design a house for you, they would come with nothing but those archaic pillars with tiles all over telling you that it's what is in vogue. Another one is this roofs that will be twice taller than the house itself. And they would tell you everybody is doing it that way. Honestly, I hate those "National Anthem" styles.

I guess it's just unique.
Even the White House has pillars at the approach. It's only about your taste. You mustn't follow the "crowd". I did mine because i like it and shows uniqueness and strength, not because everyone is doing it.
In fact am using the square type instead of the round pillars. It's different strokes for different folks.

its estimate cost, foundation to dpc N2-3m
excavation N70k
Setting Out N30-50k
Iron rod 3-4tons= N1m
30tons Granite =N150k
150bags Cement = N400k
Sharp Sand 20tonsx2=N100k
Iron Bender labour N20k/ton
Carpenter=N30-50k
Concrete Caster all 200k
Wood all 200k

It is not needed, and it does nothing for the duplex or any building... and there are plenty duplex without them. People just like them for aesthetic (beauty). Even they have them for many bungalows too.

Hajji M.

Exactly, my boss those days at the office would tell you. It's a waste. He doesn't like it. Without been biased, he said it's mostly on Igbo land you find those very much. I smiled knowing fully well am from the east. But then, it depends on client taste. It not a must.

My brother! The way she de follow this house construction bumper to bumper. She is browsing houzz.com all the time. She say I be old school grin

I told her I would abandon this project and leave it for her to complete. The distraction too much

She would see something, next thing she would send the pictures for us to add. You don't build that way.

Honestly, I don't like those pillars but I am just trying to accommodate her interest for the last time. But if it would be expensive to add, bros, I no go do.

Simplicity is key. I am a minimalist.

To avoid this subsequently, I always advise my clients to get their spouse involved the design process to avoid too much breakage of blocks and spaces in the building.

My take

Art work will make it different.
There is one slogan in town now "LEKKI TYPE" they are contemporary design with flat roof. Mr Skimanski, Darenyx, Dennis3D have this contemporary design in archive.

Yeah. I do have alot of designs without pillars.l in front.

I do have a few with pillars as well just as a client request, that's what we follow unless we are given the option to design and propose to a client.
