J. Paul Getty.

That is how Investors reason.

Own 1% of a well managed N1 billion business, rather than 100% of a N10 million business

They will never understand the idea behind sleeping while money works for you. grin

At 11.3% it will take you roughly 7 years to double your money using compound interest.

Divide 72 by 11.3.

I agree with you concerning your submission on fixed income Investments .
Not good to have more than 50% of our resources in highly liquid fixed income Investments.

You know the rule of 72. Are you a Financial analyst sir? grin

Investors know about rule of 72 and the ability to retire if you have 20 times of your annual expenses in income generating assets or Investments

But for most of us in this TB thread looking for bond, sukuk and mutual funds, we are on preservation mode which is why ahib and perhaps conglomerate are also trying to let us know that there are many other ventures for those who are young to try out with better returns

I would want to think that many here diversify and invest in other things like equities, eurobonds, REITS and most importantly themselves(hard and soft skills)

You will be invited for such investments if you are found worthy. Luxury apartments in highbrow locations, you may need to invest from $500k and above.

Some years ago Stanbic IBTC sold an apartment to Investors for $1 million .

Some of us are well diversified into real estate, Treasury Bill, money market funds, FG bonds, corporate bonds, stock market, joint venture projects, personal businesses, real estate etc. I don't see such Investors as been in preservation modes

Exactly!
I have less than 10% in Fixed Income, Money market etc. These are the next money I touch immediately after I am done with my emergency funds. Classic Financial Risk Management.

Not a bad decision to own your own house on the long run. But real estate cant generate the type of FDI funds other sectors are attracting

Mainly for speculation by both the real estate companies and the buyers of the land

The real estate companies don't have the financial muscles to develop the land, everybody is doing the same thing. Trying to buy at N2 million and sell at N5 million in 5 years time

People who believe real estate always goes up. That bubble will burst one day.

That is exactly what they told those who bought bushes inside Mowe Ofada 10 years ago.

When the Ogun State government got tired of the problems caused by the real estate companies, they acquired all the lands back.

Chai! This is scary!

What can someone do to get something legit in Lagos?

My father lost his land too sometimes back and that thing affected him till his death. I am wary of Land problems, especially in Lagos.

Lagos and enviros i can only buy a house as in a standing one ....Abuja and other normal places i can buy land...

I think this is the best thing to do.

My advice is that when you buy from Omo onile, make sure you have the funds to develop the property and take physical possession. It is not an investment you leave for 5 years.

My late Uncle was the former Surveyor general of Lagos with just 2 houses in Lagos and plots of undeveloped landed properties all over Lagos. You know most cases Omo onile pay lawyers and surveyors by barter, ie using land for payments.

I told my uncle to sell those lands then and use the proceeds to buy or build more houses. But he was more interested in capital appreciation of the the plots and hectares of land.

Ten years after his death, his 2 sons are yet to take possession of any of his numerous plots of land.

The land have been sold by the Omo onile and his numerous business partners

Same mistake my father made. Very painful.

Even the so called Adron Homes and Properties are still defaulting

Why can't the Government wake up and put this to an end

Don't depend on a single source of income.

I will rather have 10 tenants that pays a total rent of N10 million than to have a single tenant that pays a rent of N10 million.

I will rather have have 100 customers that generates substantial revenue for the business, than having just 2 customers who generate 90% of my revenue.

I'll appreciate if your share your experience, I bought something with them years back. I see the estate sells 400% above what I paid for it then. I have not been there in a while though.
