Some things here seem to be high as per unit prices. However, I can only say the prices of things I bought then with time. So you can do your plus or minus yourself to get an average.

Firstly, what do you need the 20mm for?

Secondly, use this price range coz that's what we bought then for the two story building we did then.
- 9 inches block - 145 - 155 Naira for one
- 6 inches block - 120 - 135 Naira for one.
- a trip of Sand - 16 - 19K then
- 1x12x12 - 1200 Naira then
- Bag of nail - 8,000
- Cement then a bag was - 2500
- 30 Tons Granite - 230 - 250K then depending on your supplier and distance to your site.

This is just to mention a few.

I sincerely don't know what he's using the 20mm rod for.

Better say sorry I can't deal with this than to leave the person that way with that statement. It helps the person move on and maybe decide on how best to deal with clients subsequently. It's an honorable thing to dismiss a vendor, artisan or worker or even a contractor in a simple fashion than suspending or keeping the person hanging with that statement.

If need be you don't say it in front of him. Leave them a text or whatsapp message thereafter. In my opinion, it's the best way to treat people. Positively or negatively in brings about a defining closure of a discussion. Thank you for your time.

I would have advice you do roof carcass and roof, but I don't think 500k can do that.
If you have not erect your entrance gate I will advice you do the gate and fill the other unfilled rooms...

Many people have discussed here about fair pricing of workmanship in building.
I got the shock of my life today when a painter was invited to come look at the ground floor of a duplex that has a sitting room, presit, dining room and a bedroom.
The man said he was going to paint the the interior of the floor for 140k.
I asked him what paint he was going to use, he aid that just his workmanship that I am to buy the paint. It is just plain paint, no special designs.
Screeding has been done oh.
I did not even know how to price, so I told him to drop his quote, I will get back to him.

I put this here so that those who are in the business will know people are actually in need when they come here to ask what we think is fair for a particular job at a specific stage of their construction.

Delta precisely, I bought directly from the sawmill, I got ₦1500 from a woodshop tho but decided to get those to be reused after decking.
You don't have to be scare, do a good market survey and you can find something cheaper.

Soffit vents are installed underneath the roof extension. This is primarily the traditional method of air entry into roofing structures.

Will these soffit vents work? I guess.

But, physics told us that 'heat rises'... This means the hottest part of the roof is the top. I would be more comfortable having a vent at the top.

We usually have two or sometimes three blocks between lintel and roofing. So, complete those blocks first with the money at hand. Then, you go and prepare for roofing.

You’re absolutely correct Professori that hot air rises. grin

Soffit vents and gable vents allows air to enter. It’s ridge vents and whirlybirds that allows hot air to escape.

Based on “facing” gable vents can also be exhaust vents. So hot air can also exit sideways.

The reason why I brought this up is that a roof vent cannot exhaust without a proper intake vents.

The one am using for my current project in Calabar is #1050 and full 1x12x12. In fact, I haven't seen 1x12 as full as this one. See pictures below.

I asked him earlier today, he said is for the pillars. Is just a storey building remodeling. Is the 20mm neccessary?

Wrong advice on demolishing. I demolished a stupid thing like this once and spent 2 years in court for all sorts of criminal charges. He even reported I threatened his life.

That you were taken to court for what you demolish, does not make this a fall into the same category!
Probably the situation was different, you were basically at fault and you did not take before and after pictures of the stupid thing, as adviced by others here.

The fact that he reported you threatened his life, which l am certain you did not, shows that he sees you as naive, about how to 'pursue land trouble', in the Nigerian environment. grin

I have demolished a building that was already up to window elevel on my land, a few years back. Someone tried to carve out a non-existint "half plot" from my two plots, which was a corner piece (and you know corner pieces are always bigger, to make space for the bent of the road, in future). he measured my 120 x 120 and then shifted a 10ft into it and joined that with the extra from the corners, to form a sort of half plot.

I simply went there, took pictures and asked the builder to remove his nonsese within seven days. On the seventh day, the thing has not shifted!
I gave another three days notice and warned that his "nuisance" is preventing me from working on my land.
On the eleventh day, l went there with Boys and brought the whole thing down and immediately raised my fence properly, to carve out my land.
He went to report to the Police and l asked him to provide evidence that l brought down what belonged to him since what l brought down was on my land and it is my proeperty, which l have the right to do as l wish. I denied flatly, ever touching his property.
Policeman looked puzzled when l said l never brought down anything that was not mine.
I showed Police my Govt Approved Survey plan and other proof of ownership and asked the other guy to bring his own Survey plan so we can FIRST establish, whether l brought down his property or my property, while not conceeding l brought down any property.

After the back and forth, the Police begged me to pay him some "compensation" and l told them that he is the one that will actually be paying me COST for me to cover expenses that l spent in attending to his frivolous claim (I did not say cost for bringing down his building, because that will be me incriminating myself)!
Police shook their head and said he should sue me to court if he is still aggrieved but that they cant force me to pay him as he cant prove that the land actually belong to him! They asked us to maintain the Peace. grin
As someone said, The Law does not assist the indolent. If l waited too long, that guy would have claimed that half plot.
Demolish the nonsense and let him bring his Police or charge you to court.
It is established in law that whoever owns the land, owns whatever is built on it.
That person that took you to court saw you as a 'nice person' that he could take advantage of, if truly you were on yoru right as this case we are responding to. Land matter is not nice or gentleman matter. undecided

I said all l said in my previous post because l could see a Pillar in that picture you shared.
That Pillar is a Marker for both of you, as a demarcation line.
Infact, the Pillar is usually buried inside the demarcating fence so that in future, if there is any problem, that part of the fence can be opened and the Pillar shown.
So, he cannot build beyond that Pillar for any reason, you both share ownership of that Pillar-line..

Dont call any landlord Chairman into your matter, people generally always take the path of least resistance, which is to tell you "Aaah, it is not more than six inches now, afterall, we came to the world with nothing and we can only claim six inches when we die". grin

Dont stand for such nonsense. Dont let your neighbours have the impression that you are a pushover, it wont be the last time because 'first impression last longer".
If people push you and you dont talk, the next time it will be a slap, this is Nigeria where "might is right".

Put your own Pillar by the side of his own pillar, along the same line of fencing so that both will be under a single line of fence.
Start your fence by the side of the Pillar and let it go over both Pillars, put his own number on his side of the fence and your own number on your own side of the fence. That is it.
Anything short of this is abnormal.
Do you know that you can invalidate your own Survey, if you dont keep to the cardinal survey points on it and in future, that can give you some trouble, just because you are trying to be nice?

I think you are right, from the perspective of the Supplier/Contractor who wants to maximise his time/effort but from the perspective of a Client and Business continuity, l think that your line is not a good one.

The reason is that if we go by your line up there, you have completely dismissed the person and soured any possibility of working together again. It is a closure or final rejection.
There are instances when l want to discharge a Contractor/Supplier at that very moment but l want to keep the windown open, because l am still not sure of where l will fall or which decision l would take, finally.

By saying "l will get back to you", if l call him five days or ten days or one month after, he will still believe l was honoring my word (one told me: Oga, l think say you don dismiss me that day, be that? I told him: But l said l will get back to you, which is exactly what l am doing now, l was just busy all these while, that is why it took long. He was happy and we made love thereafter grin ).

Infact, there are times l feel very good and decide l dont want to go for the lowest price and will callup a Quote that l know was high and give out the job to that person, maybe l just like the aura of the person.

Some people will just open your file one day after you have all forgotten about it, call you and give you the job, like a miracle.
I have done it many times as l always take about four or five quotations and pick one and if that one does not perform, l pick another one.
If l had closed the door completely by saying "sorry, l cant deal with you", then that person would have missed the job because l wont have to go back to him and start explaining as if l am begging.
The 'Customer is King and Decider', when it comes to who gets or does not get the Contract!
It is incubent on the Contractor/Supplier/Employee to always keep a positive mind and spirit and not to take every job not given, as a rejection. Never close that door completely, the Contractor or Client that did not jell with you today, may jell with you tomorrow. You have to be flexible and take it lightly, if you dont get a job, despite all the effort you put in, it happens.

The thickest iron l ever used in a storey building is 16mm. What is he going to do with 20mm or your house carry Bridge follow? shocked grin

I really pity people who live abroad and have to build from outside there, while entrusting their money to a Builder, some of which canbe fuuny.
Dont you have a trustworthy friend or family who can oversee the project for you?

Absolutely not necessary. For a Pillar, you only need four pieces of 16mm. If it is so big a Pillar, he can use Six pieces of 16mm but never 20mm.
