Sometimes though.. when I look at some buildings, it makes me laugh. Some owners never want to engage Engineers because they will "steal" their money. (I'm not saying this doesnt happen) But At the end, you will still spend money and your house might end up looking ugly. |

1. The first step to take after the purchase of your land is to call a licensed Surveyor to help you produce the survey plan. A survey is a document which shows the total area of the land you have purchased (in square metre), location of the land, name of the land owner etc. For example, a 450 square metre land is equivalent to 1 plot, a 600 square metre is 1.33 plots etc 2. There is the need to consult an Architect for your Building design/drawing. It is important because a proposed building should have a plan. That is what should precede whatever structure one intends putting on the land. Also, for approval of the building from the town planning unit of the local council area, the architectural design must be provided. You start by entering into a dialogue with him/her and giving your brief. Note: The drawing must be sealed by a registered Architect 3. There may be need to provide a structural drawing especially if the structure to be built is a multi-storey structure/duplex/framed building/sky scrapper etc. That can only be provided by a Structural Engineer 4. To be able to manage effectively the cost implication of the proposed structure, a client should consult a registered Quantity Surveyor (cost estimator) to give a detailed costing of the entire elements of the building from the foundation level to roof level. This will ensure you to have a clear view of how the project is going to span when the budget have been adequately put in place. 5. If it is a big project (not a residential building), the services of service Engineers (Mechanical and Electrical) is needed since the piping and electrical system will be run systematically for those kind of projects. 6. lastly, the Professional that will help to bring the client's dream of owning a befitting home to reality is a Builder. By virtue of the training he/she may have passed through both academically and professionally, he interpretes all the drawings and documents produced by the above stated professionals to manage the building production process. He monitors and supervises the Artisans and Craft men on site to ensure compliance with those drawings and specifications. Thank you for giving me the opportunity to summarize and effectively point out how each of these professionals fare in the construction industry. I hope you find this thread helpful. Together we can help to reduce quackery in the building industry. Badgers14:It's the pop cement ( gypsum) used. It hardens by hydration same way garri would soak up little water, swollen and bunch up together unless water pass garri. When there's fire, the pop releases this water of hydration gradually making it a bit difficult for flame to spread across its surface. 8 Likes 2 Shares |

Good morning all. Pls I want to remove my old roof ( house was built by my dad in the 80s ) I want to reroof it by adding some blocks, pillars, then either metocopo or stone tiles. The project will cost millions but I was advised by some friends to wait until the dry season. My fear is that I may spend a part of the money if I wait that long ( I'm a family man). I need professional advice |

Seeeeeeee: I've not seen any1 make a good comment about the roofing BUT is it this same one pics they're using to judge the work or is my phone not loading others?? I can't see anything wrong with this yet.... Wood in the market are not straight this days, that can be a problem on its own... Looks okay until we see a closer shot. My Opinion pls. Seeeeeeee: Except it's the fault of the camera or angle of snapshot: The slope of the roof is not uniform. This is because the distance to the kingpost from both ends are not same. The wood for that hip was not carefully selected and this account for it not being straight. I love details and quality finishing - the bane of our artisans. |

Re: General Topic Thread-To Discuss Anything And Everything in Building Construction by tonididdy(m): 7:37pm On Jul 12, 2020 |
Ogborokiri: -5 to 6 units of 1bedroom flat with parking space for at least 3 to 4cars -a bungalow as you wish the number of rooms all masters if you wish also. -a combo of 3,2and 1 bedroom apartment with parking space also. The possibilities are endless unless for maybe a duplex... Maybe I said. Also a car wash or bar can fit in nicely. |
Re: General Topic Thread-To Discuss Anything And Everything in Building Construction by tonididdy(m): 7:42pm On Jul 12, 2020 |
ozodigboo:This is the season of rain... The weather is unpredictable. It will take workers... Prolly one day to unroof the house, and another 1 or 2 days to complete the new loggings and one day to place new roofing sheets. (All this depends on the size of the house). So this means the house will be exposed for practically 3 days. Consider this and belongings in the building. Then you will know what decision to take. 1 Like |
