Hello sir,

A very interesting and important perspective you just pointed at now.

Issue of omonile, 419, troubled lands/plots, extended court cases, bad workmen and workmanship, inferior or substandard materials etc. Navigating through all these will definitely wittle down your investment capital or increase if not disappear your carpital.

I wish there was an easy way around these. But are REITs any better?

REIT are not too liquid but more liquid than physical property, people who have them are not willing to sell. They enjoy the yearly dividends they get from the Investment properties. But if you are patient you can buy gradually over a period of 2 to 3 months .

Government, real estate stakeholders and the investment community need to make REIT popular in the country.

Federal Housing corporation, Lagos State Development and Property Company, Ogun State Property Investment Corporation etc, Mortgage banks, SEC, Pension Fund Managers and other institutional Investors need to look into this

They really look good but small and portable in size.

Probably I will look for someone with same investment decision and go into partnering as a willing counterpart so we could join forces to go through all these loopholes.

See one of the block of miniflats on a half plot (25" x 100" not even a standard size plot set) I visited to assess viability. This one rented out for 500k each. 9nos of such on 2 storey building. The owner added another third floor where he moved into.

Hmmm, being off this tread for a while. Interesting contribution from the experts and gurus. However , i see a lot of people here being speculative about stocks , now stocks is not about speculation, ability to look carefully at the financials of a company books for over a 5 years period is important. More importantly is looking at what warren buffets calls the debt to equity ratio of a company. I rest my case.

The once Great Treasury bills.

Any idea when Treasury bills rate will return back to normal?

These rates are very unattractive.

This I believe is the new normal.
The way I think of it is this, assuming I ask people for a loan of 1 million with a pay back of 1 year at 16% interest with a hope to get at least 800k, only to have raised up to 4 million (oversubscription). After, I successfully pay those guys, the next time, I decide to see what happens if I reduce it to 10% interest, and still get 6 million compared to the 1 million I requested for.
Then I reduce again to 5% and get 6.5 million, tell me, if it were you, would you ever raise it to 16% again? Business wise, I do not think it will ever increase to such a rate again since people do not want to put their money in the real sector especially as we have now identified that most of those investment get stolen by workers.
I don't know why I have this feeling that the rate of TB was probably made intentionally high by politicians to legally enrich themselves, we probably only just took advantage of a system they initially created for themselves.

You make a loss when you sell. Cash flow gives staying power which can allow an investor to accumulate in a down market.

Your house of N50 million that is now selling for N30 million is not a loss if you did not sell, but you have enough cash flow to buy additional 2 houses when the market is down.

Price is one thing, value is another thing, future growth is a different thing

You are both cautious and optimistic.

Some stock's never recover. Using d house analogue doesn't compute.

A falling stock price is different from a falling business.

The stock price of a dying business may give you capital appreciation, the stock price of a company that is growing its earnings may also fall.

Price is what you pay, value is what you get. Always better to buy value at a discount.

If you are liquid, wonderful business selling at a depressed price is an answer to prayers

The party is already over.

Naira has already devalued at least by 27% (460/360) and please don't convert it now.

Naira is damn over priced at the black market currently (470)

But if you are highly bent on keeping your money in dollars, I suggest you should wait till September-December, when CBN will start selling dollars to BDC at anything below $420

Good luck.

Any sign that cbn would do that ?

Let's be careful of our narratives.

Narratives and ideologies are what determine perceptions and reactions, globally.

You've just established that you have a character defect and you're one of the folks contributing to the destruction of Nigeria.

However, you shouldn't generalise that this defect is applicable to all Nigerians... Speak for yourself and the people around you.

Sweeping generalisations are not apt in public conversations.

A foreigner would read your comment and will mentally conclude, without any personal experience, that all Nigerians are thieves and not to be trusted. Yet, you'll wonder why foreigners react so badly to you.

CsRockefeller:
The other day I was telling someone that corruption and fraud especially is ingrained in every Nigerian DNA. What few do is to fight that inbuilt trait, the remaining just live it out.

We are such a dishonest people. In an attempt to mask our evil acts we have legalized fraud and corruption into different forms.

A Nigerian doesn't even trust his fellow citizen so why should a foreigner do? Look at how high we build our fences like we are guarding against wild animals.

I am yet to get the yield but my contact at FBN private banking said it will be similar to the last one, maybe 12% or thereabout. I dont want to do secondary market it will amount to buying at a premium which will chop part of my capital.. how long can i keep before exiting if i buy from the primary market?

Nope. Tbills and bonds are very important in the larger scheme of things to create a functional economy.

Read up on Quantitative easing and tightening. These are just methods and techniques central banks use to stimulate the economy depending on how it needs to be stimulated.

Okay, point noted, but I thought that was OMO while TB is strictly loans for capital projects?
