Rent is 350k, is this a good idea?
Dude it's mouthwatering, but I will be quick to add and point out about due diligence - make sure you are buying from the right source with all involved present to avoid litigation and story gone sour. My opinion on this.

With the interest from bond, you can build that same house since you need a building. Thereby leaving you with the same house and your capital value irrespective

Permit me to laff, also tell him to consider the troubles surrounding that building, pre and post. Also remember that in your calculated 15years you do not manufacture tenants that are on standby to occupy immediately one tenant packs out. Also remember you will be maintaining that house during the said 15years. In 15years u are only getting your capital, no interest.
That building will boost your ego, physical achievement and attracts penalty. House is not an investment for a life time, its beneficial for reincarnation purposes.

Please remind him that lawyers will take their own share from the proceeds. At least, lawyer will take 5% of the amount he bought the land. Government will collect their own CofO money too. That's not all. He will still need to paint the house and renovate it before renting it out... Lol.

As people have rightly stated that you will recover your money in 15 years’ time but let us view this from another investment angle. What if you invest in FGN bond (especially the New Issue not the Re: Opening coupon because you will pay more for those ones). For example you put down your 20 million for 15 years for 12% coupon rate.

20 million for 12% coupon rate = 2.4 million / year x 15 = 36 million.

You’ve more than double your money at the end = 36 million + your original 20 million = 56 million
what will be the cost of the Building in 15 years time ? and building materials ....

Young investors starting out should Endeavour for have a personal home ......example a investor with 20m and live in a 500k rented home ...buying up 20 suku bond at 11.3 ....instead buy a land of 8m then the coupon payments(12m suku) can be used to gradually develop the land by 2027 at the maturity of the bond u have both ur residential home and ur investment.......but once funds is small it better to have investment alone ....dont build in the village immediately that a dead asset not generating any income

Thanks boss, house is never built/bought like a car, with inflow every six months, he can start building in the first six months and trust me, that house will be completed in 15 years. Remember he will be making more than his capital, that will take care of minute inflation. In the 15th year he still has the 20m to complete whatsoever is left if any and still keep the change. Now he has the house and change. There's a time for everything, when your money complete, you fit build for posterity purposes

Fixed income can not make u rich cos of the twin evil of inflations and devaluations .... there are no forbe list fixed income billionare....it wouldnt happen ....dangote knows this ,adeleke know ,adenuga know aa rano know ,azman know ,davido know ,jowiwa knows otedola knows .........to survive as a progressive investor that suffered hard for his capital.....negative return is a big noooooooo....tb at 3.3 and 1.3 is nonesense ....any thing less than real return of 13 is poor ...11.3 ....is manageable...pension funds and retires and non aspiring investors are the once chasing tb at 1.5......pension funds is not their money .....retires are old are see it like a windfall....

he has to take out of land ? To develop gradually.....i built my house at 32 and it beyond just a house it a home ,it my Neigboorhood ,it bring inert happiness ,calmness ,settleness.....that the use of money .to bring in profits from investment,to bring joy like owning a home etc ....i also rent a condo in Lagos against buying

Diminishing returns: does house really appreciate with age. My neighbor wants to sell his house, being considering buying so I use the space. On the price am removing cost of demolition and evacuation, at a certain age the house is so archiac that you can't use any part of it and it's depreciating I stead of appreciating. House built 15 years ago don't have the facilities used today and for rental purposes you will spend money to update the building. Older houses are outrightly demolished. Next 20years expect changes in building that makes it depreciate except well maintained which means you are spending more money to keep it. Wetin I know sef, forgive me if am totally wrong.

I will be the first if non exist before now, 2017, I started with 2m and today it's amazing. On inflation and depreciation, let's not always think Nigeria will sink. Things might change or stabilize. I don't believe it will lose 50% in 20years. A man with 2m monthly is an average man and living a wonderful life. In 20years if he is sure of 4m a month, he will be living a better life except he wants to risk it in building refinery at old age. When you get to your set point, retire and enjoy your life peacefully.

Its not the blocks that are appreciating.....it the land ,location,rental oppurnity,oppurnity cost that appreciates......an old building in ikoyi is wort billions cos of the land value not the structure on it ....a village mansion is the same with mansion in asokoro...while the village one is built for 100m on a free land the asokoro own is 600m cos the land is 500m alone ....and the India embassy pays 50m a year rent for the asokoro property....the village property the owner pay for it to be secured or give free to relative

Me and you don't buy old building, naija no be London. Over there they build almost same and unique pattern year over year. Down here trend changes at least every ten years. Building pattern are all new compared to 15years ago. We are creative and I trust you not to build a house in 2020 and it looks like those 1980 houses.

starting with 2m and adding from other source of income .....if na only 2m at 3.3 percent u will be in mess .....building refinery at 61 by dangote is beyond looking for money for lively hood ...is now a passion,a hobby and way of life ....providing jobs and livelihood.....that all they know since 1890 ....it a family thing ...it continues from one generation to another ....from dantata ,to dantata and sawoe to dangote cement to mrs oil plc to dansa juice to redstar petroleum .....making money is a lifestyle

i dont know what u mean sha ....but ibb house was built in the 1980 ,indimi house,mau deribe house ,elegnaza house all built in the 80 and 40 year on there are still here will good gardens and lawn.....all those property in marina when did u think they where built....uba ,first bank etc

Currently you don't really need physical certificate whatsoever as proof of your holding in any company. Once you know the company you invested in, go to the registrar of such company with an acceptable ID card you will be sorted.
If the company folded up like the likes of Skye bank, bank PHB, that is a loss nothing for you it's one of the risk of holders of ordinary shares of companies.

However, if the company merged or is bought by another viable company, you will get the number of shares due to you in the new entity e.g CCNN to BUA cement, Ashaka to Larfage. In this case, you will need a broker, that is where cscs account comes in again because you will be given a demart form by the registrar that will be processed by your broker in conjunction with the registrar and cscs to enable you have your holdings in such company in your cscs account.
