which state have you be investing? What nature of land did u acquire...farm land or govt c/o land...it not lucky ......luck is only 0.5 of the thing

There is no perfect investment, what we should strive for is to pay reasonable prices for Investments based on projected growth and cash flow.

I think N20 million is okay for the property. A rational and intelligent Investor will go for it at that price or below

Akin, I didn't post it to object or to spoil his bidding. I posted it for him not to get scammed by unknown because I am the owner and that's the only agent I gave the property to manage the adverts. The asking price is clearly stated on his jiji page and the company webs.

It own by a clan opp a Govt approve Gra ....there is the deal we have bought the local houses for 60m naira we will demolished and use caterpillar to grade and sell the broken blocks to pay for the grading.....and cave out 10 plots(100 by 50) and sell for 10m each ....we will sell all within a month God grace the going rate is 12-13m but we dont want to hold for long ...we spend another 5m to get state govt approval......i 5 year time those land will be sold for 15m each i ....told u ......u dont go about buying up meanless forest and waiting for luck........property business is a full time job on it own

Why are you selling? Rental income should grow to N2 million in less than 8 years, an increase of 43% over the current N1.4 million.


The steady rental income and coupons can be reinvested in your portfolio Investments.

My opinion though.

If i have 200m naira for futher investment i can build a futher 10 building 2 units of 3 bedrooms making 30 units apartments of 3 bedroom in a estate with garden, recreational areas well secure and rent out to chinese firms for 40 m annually

20M is not too cheap for the property I saw.
The only thing is that I don't know Ibadan at all so I cannot judge based on it's location.
But if the rental value is truly 1.4m then I don't think it's too cheap.

ok ...each unit will cost 6m and x30 units .....20m will for estate infastutures like garden,pool , gym area and coner shop.......

Talk about coincidence, bringing and asking for advice on a forum where the owner of the property is

How did you feel seeing a distressed price on your property , I bet you must have called your agent immediately grin grin

He should consider himself very fortunate he brought it here , dem for do am strong thing

Or maybe just a case of misinformation by agents not given original briefs , I have had 4 agents give me 4 different prices on the same property and prices were not close

Romedelled at a cost, may I announce that remodeling is sometimes more expensive than building a new house. It will help us if we understand motives of buying houses. Prestige is definitely not an investment.

Lol...you don't wanna knowcheesy The agent must've send the pics to another agent who knows another agent who offered the ridiculous amount. They may not mean to scam him but to get his attention...only God knows!
