Anything is possible. It’s based on negotiations.

I’ve never been asked nor have I paid for an estimate before.

However I always make sure to compensate artisans for taking time out of their day to honor my invite.

If the request grinds your gear just go to another artisan.

Thanks for your response. I wasn't expecting him to charge for giving a quotation. Yes, giving something in appreciation is a good gesture which I don't mind.


You didn’t get “akin4sure” right, you asked for estimate of materials NOT quotation as contractor.
So the man charged you as QS to give estimate for the materials etc (bill of quantity) Not as a contractor biding for work.

One thing some people don't know is that manner is very important in work! Same thing happens last week when a brick installer working on my brother's project said I will be the one to provide water for him because we don't have running water on site. I see altitude like that as proudness!

Hello.

My Tiler just delivered this work as finished. When I inquired about the cement “film” on the surface he claims that cleaning it is not part of his package. That it requires chemical and is extra work to be paid for.

Is this industry standard or is he taking a piss?

these things don't have industrial standard. I think a worker should deliver a perfect job. Cleaning the tiles won't take him more than two days. It will endear him to you and tomorrow you are definitely going to look for him. Some people don't understand how competitive the market is becoming. A single job can bring a million more to you

Proudness? Whom do you want to provide water?
The Client always has to provide water not the bricklayers. That is more reason it is better to first drill a borehole on your project before you commence, it is more economical too.

We did the oversite concrete 2 days ago and today wen I visited the site, I discovered cracks almost all over the surface of the floor. There was rainfall that lasted for 10/12 yst. And another saddening part is that the verandah part was noticeably depressed. Size of the oversite is 4 inches.
Pls I need your advice on the way forward. I feel totally sad about it

Its simple - The filling was not well compacted, (wet and compact in layers next time - for best results)

Exactly what I can see, the concrete mix ratio is ver my low. Look, you can hardly see any cement/granite mix but sand. And looks like filling was not well compacted either.
Look at the picture #2 for the lousy mix-ratio.

Hmmm, interesting.
As a layman that I am, I think that building should be sitting on a raft foundation which I dont think it is.
That foundation is not stable.
Solution to this(I pray there's one) may be very costly and/or temporary.
Let's see what the elders have to say.

Thanks for ur comment. After filling, it was mechanically rammered after which the oversite was done.
What is the way forward pls.

1.) Are you Sure? If yes, please show us picture proof that it was well compacted.

2.) What material.did you use in filling void spaces? The material used if you want to do your "German floor" immediately after filling IS different from what you use when you want to give room for natural compaction.

3) I've seen people use rubbish to fill. They called it condemned sharp sand. It contained grasses, nylon, plastic etc
Infact it was brought to my site by the client and when I rejected it, the supplier claimed I'm not happy because I wasn't buying materials.

4. I'll like to note that.. Sometimes, people can't afford professionals. So we can help them from here. Infact I want to upload YouTube videos on how to build a 3 bedroom from start to finish.

I also work outside, recently I work for a nairalader at ikorodu, we only talk on phone and he directed me to her house, will I call her to come and get me water? When we are not in a desert grin

Causes:
1) Foundation
When I see defects or settlements such as this on building, the first thing I will ask is "is the foundation done properly or better still if the right foundation type was used."

2) Ineffective bonding between the blocks and mortar

Remedy

Get a structural engineer to help you determine if the crack is a major or minor one.
If the latter is the case, before plastering, he should re add mortar to those crack lines in other to create a better bond between the mortar and block wall

Then nail chicken nets to that area before plastering as shown in the attached picture

Agbalagba, i hail ooo i still pondering over this, but a ton of granite in ibadan is N3,000/ton x20=N60,000, N15k for transportation that means the quarry is 4 street to your site, or perhaps magomago don enter... The closest Quarry to your location is CNC Quarry but stop working long time ago, hence the closest is Odeda Quarry, Ogun State.

@ point 3. My site engineer recommended I buy condemned sharp sand instead of laterite for filling. So, this will be the end result. Thanks man.

Please can someone help out. how do I maximize this space?

1. The estate rule is that the building should have 3m space on the back and sides, while 6m in the front

2. I had the concept of 1unit of 3bedroom and 2units of 2bedroom bungalow in mind. I plan to demarcate the 3bedroom from the 2bedroom. Everyone goes in through the 2bedroom side. occupants of 3bedroom goes to their side. The estate does not allow 2 external Gates into the land but will turn a blind eye to an internal one. I equally need space on the 3bedroom side.

3. If 2 is not feasible in terms of getting space on the 3bedroom space, I might consider story building. 4units. 3bedroom and 2bedroom on ground floor, then same on 1st floor. my issue with this is funds for completion and I will have to share space with the occupant on 1st floor on the 3bedroom side. 3bedroom duplex attached with 2units of 2bedroom story building will give me the Isolated space I need on the 3bedroom side.


4. Please can someone share ideas with me

Summary:I want to maximize space, have a personal building(3bedroom) cut off from the tenants then building for tenancy(estate rule, not more than 4flats for this land). I am on a budget too. if I build my 3bedroom now, I will have to reapply for another building approval to add additional structures hence the need to capture everything once(Approval cost 100k)

Rent in this Estate goes for

2bedroom goes for 220-250k PA

1bedroom goes for 130-160k PA

Self contain goes for 84-120k PA
