And you can still sell it for more than you bought.So places like Runda, Muthaiga, Nyari, Gigiri, Rossyln, Lower Kabete, Kitusuru, entire westland and all the way to Karen - rent for apartment start at 1,000 usd - and goes as high as 8,000usd per month. - those are damn expensive - and rarely allow any highrise or even town houses. Place like Karen you needed 5 acres..now 2 acres min plot size. I think Muthaiga is 1 acre minimum. Each zone and each estate has their own strict requirements...and very well oiled associations...so you cannot just wake up and build anything.

Zones where gov has allowed to build high density houses - those are damn expensive. Kilimani is about to heat up - because soon they will allow more than 20 floors building...and like westland it will be another CBD.

It all down to zoning. If Nairobi was free for all mess like West Africa - our properties would be equally useless.

Yes Nairobi has slumscrappers. We call it Eastland. Eastlando. It start exactly from Eastleigh all the way to Pipeline and to Embakasi. Those places are crazily high denisty. Of 4.5m Nairobi residents - about 2/3 live in Eastlando. The houses are owned by kenya middle and upper class. I have apartment myself in there..

Basically because land is very expensive..you have to build up. Eastlando have rent starting from say 30-50 dollars to high of maybe 400-500usd. They are few low rise residences...but most places allow officially upto 10 floors.

I found myself recently in Pipeline ..like 2kms square of 10 floor houses packed like sardines. The clothes lines and power lines hang precariously. I bet nearly a million people live there. Single rooms . Man you can disappear there. The houses in eastland are owned by "average" black kenyan...and nearly all are rental.

Eastland or Eastlando I think covers about 1/3 of Nairobi land mass including industrial area - although houses nearly 2/3 of Nairobi.
Westland-Karen-South - covers like 1/2 of Nairobi.
Nairobi NEP and forests - covers the remainder.
Slums covers 2-5% - and are illegally built in rivers valleys.

Note the Westland-Karen-South Nairobi would be as good as most estates in any developed world.
Eastlando or Eastland is mostly better than anything you have in Nigeria.
Our slums because they are transient - are built on anything - they will be demolished anytime - there is political will.

Now we do 3m Nairobeans who call home - Nairobi metro - Nairobi bedroom - that is Kiambu, Machakos and Kajiado county. That is anything from 20kms - from Nairobi city center.

Nairobi metro is where most average kenya middle class, buy their plot, build their homes and then commute to Nairobi.

Nairobi was filled up long time ago...and what remained is damn expensive.

This is not true. Competition is good. Let Ghana compete with Nigeria and cotedvoire with Cameroon, and Tanzania with Kenya. That's what can lead to development. Nigeria did quite well when we had federalism, with the regions competing with each other.
