lamingo =800k upwards
Rayfield = 1 mill

Basically the first bargain is done by me, the sales agent but the final bargain is initiated by you at closing. But the catch is you can get a good price and sign a deal with the seller and then spread it over the next 6,7,9 months (just like my mom did for a land in anguildi, near Grand cereals company. ,It just depends on ur final bargain statements

SURVEY DOCUMENTS (if need be, most useful in developing areas like Lagos and Abuja)
Transfer Documents(drawn by a lawyer and signed by the seller when closing, after negotiations)
Sales agent Document (a contract we enter to make sure you pay me my share else I sue the property)



C of O properties have more rigid price range, and spreading the payment for months might make the seller increase the price (but it all depends on ur final negotiation)

R OF O properties or properties without C of O can be easily negotiated, cause many people are afraid of 419 in Nigeria. C of O properties are the best proof for/of ownership in Nigeria.

The survey documents are proof to show the exact size of the property size sir, your surveyor will have to that job during negotiations sir if you're interested in the property.

rayfield has a more stricter rule compared to other areas, but less competitive due to its price rigidity and high class neighborhood.

Rayfield till date is still the best area though, lol na dream come true.

Rayfield plots of land usually have the C of O, meaning the properties might be hard to bargain for, since you are not spending any money for documentation after closing on or buying such property. But like I said the catch is that you can spread the payment for almost a year, depending on agreed conclusion after negotiations.

secret: to get a cheaper price, you need to be able to close on a property as fast as possible. That way the owner will see you as a more serious or trustworthy person.

there is a two plot in lamingo golf club, 1.7M but you can spread the payment for 5 months

two plot near juth, 1.5M but you can spread the payment for 5 months.

1 and half plot in rayfield at atiku street, 2.5M

1 plot in yengi rayfield, 2.5M

Two plot near Juth, 1.5M but you can spread the payment for 5 months

1 and half plot in atiku street, rayfield 2.5M

3 plot in yengi, rayfield, 9M

1 plot in yingi rayfield, 2.5M
