EgunMogaji2: Being fully involved ensures all requirements are followed.....I also noticed some property owner/builders skip some important safety measures and procedures to cut cost......when I requested beams for my decking I was also told mostly 2 storey buildings required that....I was like what the fvck......why are the pros on here doing it if it's not a normal building or safety standard......I later get to understand that in my town most people/builders goes for cheap decking without beams linking the columns.......among all only my iron bender/welder was enthusiastic I choose safety above cost..... probably if I was not involved I would have gotten something else too. 3 Likes |

Re: General Topic Thread-To Discuss Anything And Everything in Building Construction by qdlvy: 10:21pm On Aug 23, 2020 |
diordaves: Alt 1: Not having anything at all. Just architecture design to limit intrusion Alt 2: Dogs in the compound. Alt 3: Tech - motion sensors, cameras, lights, automated gate/garage doors, smart remote control of all premises. Alt 4: combination of the above. Not an exhaustive list. Will add more if I remember anything. Just curious what the pros are for gateman house over the above. 2 Likes |

qdlvy: Motion sensors and CCTV are smart ways to secure the home. This approach is very ideal for personal homes or rental properties where the service charge can maintain the gargets. Please note that in Nigeria, continuous maintenance of home fixtures is a major issue. It is not a smooth sailing and non issue as it is abroad. From generators, to ACs to solar panels and CCTVs . Maintenance can be cumbersome in Nigeria. So if you are adopting smart technology in Nigeria or bringing a niche solution from abroad, factor in sustainability and easy availability of spare parts in the planning stage so the gargets don't fail in no time. 7 Likes |

diordaves: I understand this can be a problem in Naija but trust me there are very good, cheap stuff on Amazon. Good performance without reliance on the grid. Just do some search, you'd be surprised what you find. Then again, they are not hard to maintain and are DIY friendly. I don't consider myself handy at all but even I have done a few things. Labor is cheap in Naija so we tend to pay people for simple things. For example, I started working on my car (simple stuff o, like replacing control arms, engine mounts, installing aftermarket tune-ups, etc) and my wife's two years ago rather than spending $100 to $300 at the auto shop. I invested in some basic equipment and just look on YouTube. I'm sure there are tons of these tutorials on Reddit, forums, and YouTube. 4 Likes |

diordaves: To be honest, I think your Nigeria is kinda different. I’ve been using automatic gate operator for almost 8 years now, the only maintenance I ever did was to change my battery. Guess the amount. It’s just 7k! My gatehouse is just a complete waste. I use motion sensors too and automatic sprinklers. These things don’t just pack up. Even when they do, just go to Ogunpa market if you’re in Ibadan or Oshodi if you’re in Lagos, those guys can fix anything. https://www.youtube.com/watch?v=vf64ChAmSvc 4 Likes 1 Share |

I’ve never had to switch on fence and gate security light by myself in 8 years nor fetch water to wet the flowers. My gate operator does that and I’m living in Naija. This is nothing when compared with the automation system used by bigger boys here. Let’s stop calling this country a third world. It’s your house, use whatever you like. Don’t be discouraged! I’m still at loss as to how I’ll be paying a grown up man to be opening gate for me in this age and time. qdlvy: 4 Likes |

n3xt: Home automation is something I’ve been messing with in Nigeria to the extent that I formed a company around it and renewable energy. I was heavy in it back in the USA. My issues here are the unstable cellular data. I have a MaiGuard because I still don’t have immediate neighbors. It’s more of companionship for me and my Dobermans. Less about gate openings but I’ll admit that it’s a nice bonus. 3 Likes |

good day, all, interesting thread i must say pls i need your input in the areas below. 1. for an average 5br bungalow, i got a builder who wants 1.3m as fees and labour to take it from start to roofing level. i will only supply materials, i am a newbie in building, so dont really have an idea, however, i feel its high, cos og going through some pages of this thread, i saw where 250k was paid as fees alone for foundation to lintel of 5br duplex 2. a pals painter gave him a quote of 2.6m for painting a 5br duplex, siad paint is 28k per drum [dulux substitute] and that it would be over 4.2m if he is to use dulux.. i know without dimensions, it may be difficult to tell, but i just want to have idea about avg cost of painting duplex. 3. any ingenious plumber in the house?.. for a duplex, owner wants to keep the tank on the ground, or even below ground, and use a booster pump to pressurerize the water supply, 24/7 power is available, so power isnt an issue, has someone tried this approach..any lessons learnt or this plan isnt feasible?. 5 Likes |
