WANT TO BUILD A HOUSE? CLUES TO AVOID LOSS, SAVE COST AND GET VALUE FOR MONEY

• Get an architect to graphically interpret your dream house or get you a beautiful design from his collections that suits your lifestyle and taste. It is advisable you fill questionnaire prepared by the architect. This will help him to capture all your interests in the design and avoid back and forth situations.
Note: the designs should include specifications.

• Get all necessary approvals from the state government to avoid penalty and delay. (Steps to get approvals in Lagos: http://castleshub..com/2018/04/5-step-guide-to-get-building-plan.html?m=1)

• Get cost estimates for the design from different sources. This will help you to have financial idea of what you are going into among other benefits.

• Do market survey yourself to verify the reliability of the quotes of estimators and that will show you the most reliable cost estimate.

• Check your financial capacity and if it is more than your capacity go back to the architect for adjustment of designs.

• Draw your budget on all stages with the advise of the estimator. It should be lower than the cost estimate in most cases but make room for contingencies.

• Get a builder and get into a contract with him. Part of the contractual agreements must include rigid budget. Anything that makes the cost go up will lead to financial penalty against the builder.
Note: Any change you introduce during construction can increase the cost.

• Get the suppliers yourself. Make them answerable to you. This is very controversial but it will definitely help you lower the final cost of the project. But make it part of the responsibilities of the builder in the contract that the builder must ensure quality and quantity of materials.

• During construction, make sure the builder presents you government test results of all structural elements (Ground beam, Columns, Slabs etc) and signed by his or the engineer. This is to ensure structural integrity satisfaction.

• Get the architect to always visit the site at every stage to ensure conformity to the designs and specifications.

• Do integrity checks on all services of the building before handover.

• If you are busy to do all the above, then get an independent construction manager or a project manager or an experienced supervisor.

Note: there are other ways apart from the stated steps above, but my experience so far shows me this is most reliable to avoid loss, save cost and get value for money.
