B3ACHSIDE: Great observation! Actually the biggest signal you get that you are within the Nigerian airspace while landing is the maddening disorganization you see below from the plane windows.. It all looks like Wazaristan 101.. This country is poor! That's is when you juxtapose the population with the accruing revenue. But the fact is that this country looks far more poorer than she is deu to the wayward dramatisation of squalid existence through unplanned cities. I have seen several poorer countries whose citizens live in more cleaner, healthier and humane environment than us. This is basically a function of the failure of the civil service in Nigeria! No supervising agencies as officials take bribes and cut corners. The best way to move a generation from one one lower level of existence to an even greater level of existence is through URBANIZATION! Imagine a situation where a strong law is made in this country that requires real estate developers to ensure that before any citizen moves into any apartment, such apartment must be painted, must have internal plumbing, must have underground access to electricity, must have internet, Tv and land phone connections and that the estate must be tared with sidewalks and green areas! What it means is that anybody moving in from say Ajegunle, okpoko or any other slum in the country is moving into the new century. Right at the gate.. |

There is also the issue of disoriented architects. I think we have some of the most bland architects in the universe. No spark no fire. There is hardly any serious structure attributable to a Nigerian architect. This means that foreign architects should be employed more. City plannings should be done with the most recent global standards.. Again the habit of individuals biulding their houses as they like and wherever they like should stop. In one street you have 30 biuldings with 30 different colors and 30 different types/colors of roofing sheets.. This creates atrocious sights. In all, no matter how good the policy/intentions are, if you have a corrupt civil service/supervising agency, corners will be cut and the desired goals won't be met. |

I am sure by the time we finish planning a whole city for Nigeria, China would have moved half its population to mas. |

This is a good idea but the rot in many cities goes much deeper than demolishing a few houses. Entire neighbourhoods and settlements will need to come down. Most states cannot afford the cost. 1 Like |

I don't know where OP is heading to.... rebuilding, planning cites in Nigeria like Lagos, Kano, port Harcourt , Aba etc, is obviously a waste of time because those cities are built up already, the deed and unstructural plans has already been made. we should be talking about building smart new cities with total adherence to city planning and whatever.. maybe we reserve the old cities as tourists attractions. like the brown roofs and bad roads we've got all over |
Re: . by Rugaria: 10:40am On Aug 28, 2020 |
B3ACHSIDE: No matter how good the laws are, if you don't have a good supervising agency-in this case the civil service- the laws will never be obeyed. You will be stunned to see how good some related laws are. The problem is that the civil service is riddled with a lot of square pegs in round holes.. That said, urbanization still remains the fastest way to move Nigerians out of squalid existence. The Chinese have mastered this perfectly; setting up estate developing companies, backing them up with strong banks, making sure that most raw materials needed for construction are obtained locally at cheap rates while setting up countless schools directly responsible for optimising training to specifics in related areas. The result? Shining skyscrapers in almost every corner in the cities helping to house their teaming millions, production of most biulding materials locally helping to checkmate huge imports that would have drained forex, graduates from colleges helping to internalize biulding skills which they are exporting overseas thereby earning contract for their home country's construction companies, etc. Bottomline; your idea is a very good one, but to have these in Nigeria, a far more pointed wholistic overhaul of the nation's policies towards urbanization/housing/environment need to be enforced to achieve positive results. |
Re: . by Rugaria: 10:46am On Aug 28, 2020 |
Grgton: We can tear down cities and biuld new ones that meet modern standards. Nothing absolutely wrong with that as long as the intentions are altruistic and not corrupt as we are seeing with the ejections going at Tarkwa Bay at the moment.. The Chinese are rebiulding and remodeling cities all year long.. You can't ever embark on any of these "grand" initiatives if you tremble at the enermorsity of the undertaking at every turn. 1 Like |

Rugaria:that means alot finance to compensate people, because you're going to demolish lot and lot of unplanned structures..... going by how densely populated our urban centers are, rebuilding already existing cities isn't really going to be feasible!! the best option is building new smart cities and |
Re: . by Rugaria: 11:07am On Aug 28, 2020 |
Grgton: You do have a point.. But left to me, in order to eradicate "grand slum living", I will suggest that for every slum torn down, two new neighbourhoods should be biult... By that I mean something close to the"estates", we are used to at the moment in Nigeria replacing the ghettos.. Biulding is a costly venture in Nigeria today basically because of bad policy implementations.. if most biulding materials are produced locally and cheaply, the banks would still have enough funds to redistribute locally to different real estate developing companies, since they will all be banking locally... Problem is when the state intentionally erect monopolies like dangote cement, who will be fixing exhorbitant prices for basic construction materials... Again the need to drastically reduce the number of building materials imported can't be overemphasize here.. 1 Like |

You don't rebuild your heritage , you preserve them....China today preserves the old cultural cities, while building new ones...have you being or see old Beijing? This is a city in Morocco being preserved as the World only Blue City https://www.youtube.com/watch?v=5LL-qz00iH0 |
Re: . by Rugaria: 11:25am On Aug 28, 2020 |
joelbooks: Been to old Beijing, been to tianamen, been to the summer palace, been to the great Wall, been to the forbidden city countless times.., actually lived in China for a period in the past. How can you compare old Beijing to say okpoko in anambra state or Ajegunle in Lagos? Old Beijing has running water nice pavements, clean service delivery and all that together with historical hallmarks that dates bsck to hundreds of years..Not same with the cases here..I'm not saying we should destroy historical neighbourhoods, I'm saying we should reduce the quantity of slums around our cities. Again, folks like making it look like houses biult here in the 70s and 60s are somehow part of our prehistoric heritage, they are not! These are just badly constructed neighbourhoods done in recent memories... We should preserve our heritage not slums .. 1 Like |

B3ACHSIDE:Impressive..I see that your planing did not create provision for commercial transportation..such as the BRT...inter city tramp, train ,Bicycle lain , water way transportation,etc..This is really nice. If only we had leaders with vision to come up and work with a plan like this. 1 Like |
