I don’t sell wood nor do I have anyone I can recommend. I just go to nearest wood market, look for good ones and buy them.

What's the best wood for roofing?

In my estate, a tenant cannot move in if the landlord is defaulting to the HOA. The tenant and his/her spouse will be interviewed by the estate management team before they can even pay the house rent. They’ll submit their CVs and an interview will be scheduled.

To pack out of the estate, the tenant need a clearance letter from their Landlord and to obtaining this means they’ve cleared all their outstanding dues.

Frankly, I prefer to just build and sell but I’m being pressured by investors to rent instead so there can be continuous plus residual income.

One of my mum’s tenant couldn’t pay but we were shocked to see him arrive in court with a lawyer.

To be honest, I think your Nigeria is kinda different.

I’ve been using automatic gate operator for almost 8 years now, the only maintenance I ever did was to change my battery.

Guess the amount. It’s just 7k!
My gatehouse is just a complete waste.

I use motion sensors too and automatic sprinklers. These things don’t just pack up. Even when they do, just go to Ogunpa market if you’re in Ibadan or Oshodi if you’re in Lagos, those guys can fix anything.

Problem is that, some Contractor will give you a lower estimates to attract your business but when construction starts there will be many stories but it will be too late to stop your project. Due deligence is the advise.

That is why it's better to get a consultant to manage all the technical side of work.
One can still handle the negotiations but things like the archi, structural, M&E and a detail quantity have to be done by expert to give a clear cost and project time frame.

The way to go is to get a consultant that will do all the technical side of work.

You need to run and run fast from the person that give you these wood prices imagine 3x4 for 2,450
2x4 for 1,500, 2x3 for 1,300. Please help us asked him, is he bringing his hard wood form heaven that make it x3 average cost of other wood vendors

I don't live in Naija but I have been to a few houses in Ondo that have landscaping instead of concrete all through. Besides, your questions miss the point. The point is why is landscaping not adopted more than the alternative being discussed. Pictures I posted is to show examples of what can be achieved with landscaping vs. concrete. And, it's not rocket science like some people will make you believe. It's just not common practice.

The last statement makes me think stamped concrete will not work for me o

forward planning is key.
constructing a small trench or gutter with slabs accross the open space in the compound and incorporating the stamped concrete over it, gives you flexibility to do many things in the future, without having to break the stamped concrete

please, what size of water storage tank can last a family needs for two weeks if filled up? it's for village use and i wouldn't want it to be refilled more than once or twice during the two week period. thanks

read somewhere, that portable water should not be left for long periods as it encourages growth of algae... best option is to refill every 3 to 4 days

You need an engineer, just look for one here & engage him or her, DIY is good but pay an engineer... If you do not pay for the service of an engineer now, in future you will call one to help you fix error or faults.

tot this is a diy thread?, i hvnt said i wont use an engineer,i asked a bunch of questions so as to avoid getting fleeced or making an error. using an engineer is no guarantee that one will not get fleeced

nothing is cheaper there . here is the picture of what they are doing and they will wash them by December. You can use cement and stone for your own . You must not practice everything you see on the internet. I am in Belgium sir but will be in delta by December.

Good afternoon.

It's advisable to get an independent cost assessor, Quantity Surveyor, that will help you give an impartial, fair, value-for-money projected cost of your housing development.

With that, you can never go wrong and you would have avoided the pitfall of contractors deliberately underestimating for the construction project in order to lure you into committing yourself or overestimating in order to fleece you of your hard earned money.

After you've done necessary drawings, get a quantity surveyor to help establish the budget.

I'm sure you'll be glad you did.

Good afternoon.

I'm not trying to justify the 'exorbitant' prices of these woods, however, it may interest you to know that in some states, the default length of wood, either hardwood or softwood, is 5.4metres as against the common ones of 3.6metres.

E.g. Benin City, Edo State.

I've seen lots of reactions to this already.

However, I just want to add my bit to the issue.

My observations;

The length of wood per one is mostly 3.60meteres (12 feet) in Lagos and many other states. However, in Benin city, for instance, the commonest length of wood is 5.4metres (18 feet). From the attached quotation, no mention of the length of each wood and neither did you talk about the location of the project. Apparently, a wood that's 5.40 metres long is going to be costlier than one that is 3.60metres of same size.

As of yesterday in Benin city; here's the price of hardwood;

3 x 4 = #2,500 per one
2 x 4 = #1,300 per one
2 x 3 = #900 per one
2 x 2 = #700 per one

I'm not saying the carpenter's quote is justifiable, I'm only saying there might be a different context to the quotation.

In every item in building construction, description of items is equally as important as the price.

It appears to be caused by settlement compounded by misplaced or no concrete pillar at that edge.

For peace of mind you might want to check the presence of pillar at that edge not just near it and if there is none then buy iron and construct pillar.

Tenants wahala no be here o, no to talk of damages, and verification of to avoid debts and stories from tenants. They come like angels but when they owe you, you had prefer to sell the house than even rent it.
