Your questions have been addressed on pages back ad nauseam.
I don't live in Naija but I have been to a few houses in Ondo that have landscaping instead of concrete all through. Besides, your questions miss the point. The point is why is landscaping not adopted more than the alternative being discussed. Pictures I posted is to show examples of what can be achieved with landscaping vs. concrete. And, it's not rocket science like some people will make you believe. It's just not common practice.

forward planning is key.
constructing a small trench or gutter with slabs accross the open space in the compound and incorporating the stamped concrete over it, gives you flexibility to do many things in the future, without having to break the stamped concrete

nothing is cheaper there . here is the picture of what they are doing and they will wash them by December. You can use cement and stone for your own . You must not practice everything you see on the internet. I am in Belgium sir but will be in delta by December.
Firstly, I am a Lady.

Secondly, what do you mean by they will "wash" it.

When you say cement and stone, do you mean concrete floor?

Finally, I ask a lot of questions so please don't get pissed.

Good afternoon.

It's advisable to get an independent cost assessor, Quantity Surveyor, that will help you give an impartial, fair, value-for-money projected cost of your housing development.

With that, you can never go wrong and you would have avoided the pitfall of contractors deliberately underestimating for the construction project in order to lure you into committing yourself or overestimating in order to fleece you of your hard earned money.

After you've done necessary drawings, get a quantity surveyor to help establish the budget.

I'm sure you'll be glad you did.

I need help regarding the following questions.

1. Is building approval required in Lagos for renovation works on a old house?

2. If yes, please what's the process/requirements (cost inclusive) of obtaining approval for renovating a old structure?

3. If the old house has been sold to a new owner, what has to be done to ensure the new or old approval carries the name of the new owner?

Yes to Ondo.

I've never designed or built a house without secretly stalking the fabulous ideas of other houses within the locality of the proposed development. I saw this while working in Ondo state.
I love this is this a personal or rented apartment.

It’s a personal residence. A 7 bedroom duplex sitting on about 3 acres of land.

I was in Ondo to develop a superfluous 4 bedroom duplex on 1 acre of land.

They could be 18feet wood, that's what we have in Benin. Though the prices are slightly higher than market price

I've seen lots of reactions to this already.

However, I just want to add my bit to the issue.

My observations;

The length of wood per one is mostly 3.60meteres (12 feet) in Lagos and many other states. However, in Benin city, for instance, the commonest length of wood is 5.4metres (18 feet). From the attached quotation, no mention of the length of each wood and neither did you talk about the location of the project. Apparently, a wood that's 5.40 metres long is going to be costlier than one that is 3.60metres of same size.

As of yesterday in Benin city; here's the price of hardwood;

3 x 4 = #2,500 per one
2 x 4 = #1,300 per one
2 x 3 = #900 per one
2 x 2 = #700 per one

I'm not saying the carpenter's quote is justifiable, I'm only saying there might be a different context to the quotation.

In every item in building construction, description of items is equally as important as the price.

I've got the following questions.

1. What is the cost of getting a registered survey in ogun state for lands in Ado-Odo otta.

2. I was talking to an architect about getting an approved building plan for a land with a structure on it already(we demolished an old structure without building plan and rebuilt) still in the same LGA. He said the land guys will fine me for building without approval. Want to know if this is applicable in ogun state.

3. Is there a limit to the number of flats that can be on a standard plot of land for the building plan to be approved. The architect is suggesting we design a 4blocks of 2-bedroom flats to get approval then go ahead to build what we originally planned. On the ground floor(1no 2bedroom, 2no 1bedroom and a self contained, same is planned to be replicated after decking above).

3. Yes, you can follow your architect advice because for every living unit, you will provide 2 cars parking space, then you will observe setbacks of 6metres in front and 3metres by the sides and back of the building.

We used the water repellent matte paint for the fence of the Ibadan building and link to the testing video is on the thread.
Both jobs and a couple others not yet completed were handled simultaneously by my lead painter.

I don't really care for these complicated designs but props for the straightness of work. That's how I asked for simple letter O and H to be done in my Welcome Center. It looked like chicken scratch when they were done. I just had to have them cancel it out angry

Tenants wahala no be here o, no to talk of damages, and verification of to avoid debts and stories from tenants. They come like angels but when they owe you, you had prefer to sell the house than even rent it.

One tenant I wouldn't want to rent from my property is a Yahoo boy, am not sure I want a tenant that doesn't know when his next income will roll in.

I will advice not to use POP at this time since the decking is fully exposed. Water will definitely find its way. Covering the staircase area only is not a guarantee that water will not pass through the decking. And POP and water are just not always in good terms. Best you can do is cornice round the decking should you really need it and then plaster the decking. When you complete the roofing. Do your POP and enjoy it once and for all.

My opinion though

You should do a background or verification check. Google creditchex although I prefer doing the back ground check myself. Yahoo boy will spoil almost everything in the house. I know of a landlord that request for your company ID or card before filling out his form, withh 2 guarantors with their passports, Guarantors must not be a Religious person(Pastor, Rev or Imam)
