I disagree sir. UK used QS while most other Western countries used Cost Engineering. Quantity Surveying originated from the UK. Some countries even call it Construction Economics.

@ the bolded, you can go online and read about BOQ and BEME, no country in the world used the word BEME, it is peculiar to Nigeria. It was coined by Nigerian Engineers trying to usurp the place of QS in Civil and Heavy Engineering projects.

Whether building, civil or heavy engineering works, it is Bills of Quantities. The matter was debated at the National Assembly some years ago.

BOQ= Bills of Quantities
BEME= Bills of Engineering Measurement and Evaluation

BOQ is the only recognized document for its purpose in all countries of the world. Efforts are underway to rid Nigeria of BEME.

I disagree too.

North America use Building, Cost or Construction Estimator, specifically not the term Engineer or Engineering (see first screen shot for reasons) for job duties exactly as that of a QS.

Look at the professional organizations;
UK: Royal Institution of Chartered Surveyors
US: American Society of Professional Estimators
Nigeria: Nigeria Institute of Quantity Surveyors

QS/Construction Estimator is not an engineering degree.

Cost Engineering also known as Project control engineering on the other hand is an Engineering degree and its duties is not just providing a cost estimate but also determining profitability or usefulness of the investment and the comparative options hence the Evaluation in the BEME. The evaluation is what differenciates a BOQ to a BEME.

I first heard BEME in class, a civil engineering class and answered test and exam questions on it. Something that is part of the curriculum could not have been coined in Nigeria by Nigerian engineers or my lecturer for the benefit of Nigerian engineers.

This is not a contest bro.

I am aware of the role of a QS and I am aware of my limits as regards your professional roles. Some of these roles of a QS cannot be done by even a Cost Engineer that bears so much resemblance to QS. For example, Contract Management, Contract Laws, contract bids and tenders etc, these duties are not done by even cost engineers.

You really need to calm down and look your profession over, donot limit yourself to quantities and cost, there are no duplication of roles when it comes to the difference between Cost Engineering and Quantity surveying. This rivalry you seem to have developed has no basis simply because you just feel threatened by a similar but otherwise very different profession that you don't seem to understand.

I'm not in Lagos. I am not a valuer by profession, so can't value the property meaningfully.

However, you know the property. From what I can see, the property is on a solid typical African laterite soil. I may be wrong as some contributors see the property as situated in a swamp. Is this true?

I see water but that's just aftermath of rainfall. True? Just stagnant water after rainfall.

If the soil is not a swamp, don't sell out of frustration. If the soil is a swamp, don't panic and sell. It is a bungalow. Any structural issues can be solved easily with bungalows. Single storey buildings like bungalows are no big issues. With a bit of careful planning and DIY research any issue can be solved easily. Don't panic.

If you must sell, start with the value of the land. How much would same size land sell in the area today plus how much would reasonably bring the bungalow to this stage then subtract the " marriage value"

What is "marriage value" ?

For example, if you bought the land for 500k, but it is worth 1million today. The land has gone up by 500k. The "marriage value" is 50% of the gain in value. So to a buyer, the land with the troubled building on it is worth 750k. You give 50% of the gain to buyers as an incentive to buy.

Do same with the building. So if way back then 1 million will bring the building to its present state, but will cost 2 million today, the gain in value is 1 million. Give 50% to buyers as "marriage value", so the building is worth 1.5m to a reasonable buyer.

So 750k + 1.5m = N2, 250,000.

This is the value a reasonable buyer will value the property. This is valuable information on where to fix the sale price and where negotiation should begin.

This is not physical science as people can buy properties out of pure emotions and may be ready to pay more or less. It is just one of numerous methods to do a fire sale.

I have never seen a ceiling fan installed on pop before. Considering the nature of ceiling fan(little shaking and vibration), I think it will crack the pip with time.

Ogas in the house, my electrician is saying he can install ceiling fan on POP using chandelier hook put inside the POP ceiling.
I plan to use a ceiling fan with chandelier lighting effect.

As anyone install ceiling fan on POP before.

Here's my recommendation based on a 1.20metres high Kingpost, given that it's a small building.

0.45mm or 0.55mm gauge long span aluminum, including eaves and fascia covering = 242 square metres.

The roof members are;

A) Wall plate, 75mm x 100mm x 3600mm hardwood (3' x 4' x 12"wink = 15 pieces.

B) Tie Beam, 50mm x 150mm x 3600mm hardwood (2'x 6' x 12"wink = 27 pieces

C) Rafter, 50mm x 100mm x 3600mm hardwood (2' x 4' x 12"wink = 38 pieces

D) Struts, 50mm x 100mm x 3600mm hardwood (2' x 4' x 12"wink = 17 pieces

E) Purlin, 50mm x 75mm x 3600mm hardwood (2' x 3' x 12"wink = 69 pieces

F) Noggin, 1200mm centre to centre, 50mm x 50mm x 3600mm hardwood (2' x 2' x 12"wink = 93 pieces.

You can easily get the price of these items in your location as price of items are currently fluctuating now.

Amen! It won’t take 5 years. Just be courageous.

I’m doing my current build for one of my juniors back in the days. When he first approached me, I smiled and told him “Do you have N50m?”

He said “Bros, it’s you I want on the project. I know you’ll guide me.”
We initially planned bungalow but we eventually built a massive duplex.

In less than 2 years, the house is nearing completion and he has also acquired over 14 new plots in choice area in Ibadan.

Be determined and keep hustling.
I can't help but feel encouraged by this too

DIY Pier/Pillar Cap & Concrete Sphere Update

I did some trials over the week and they were excellent.

Here are the things used for this project:

- Pier/Pillar Cap Mold (newly fabricated)
- Concrete Sphere Mold (newly fabricated)
- Belle 130l electric mixer
- DIY Concrete Vibrator for small forms using my sander machine. This worked excellently.
- Sand
- Cement
- Granite
- Wire gauze to reinforce the form
- 8mm iron rod

Prolonged mixing increases the temperature of concrete so it’s good to pour the concrete as soon as it’s fine.

Note: It’s important to time construction projects right so that temperatures are not too warm when pouring concrete. We poured the second trial late evening and planned to put shade cloth over it during the day to keep it out of direct sunlight.

Right now, we are waiting till next Monday to demold the pier cap and the concrete sphere.

If this comes out well, next weekend I’ll be working on how to mass produce the project.


If you’re a DIY hobbyist or owner-builder, please consider keeping or having a 110l or 130l electric mixer on your project, it gives you better concrete mix.
I’ve had this one for over 9 years and I’ve never had to repair it. I use it for mortar mix, precast concretes, and other applications during my DIY projects.

I beg ooo supplier in the house where have i done her wrong ooo. My granpapa no settle for Lagos say make me the grand child come build your house now...

That’s why I will buy another dump truck. I sha cannot come and be paying money to transporter and say I’m building a house and yet getting ripped.

My truck load what I ask it to load for me.

Pic 2 shows what 30 tons of sand look like on my site and the cost to me is almost nothing.

I don’t do paper calculations only, I put whatever I say into work. Instead of buying a site pickup/truck, I’d rather buy a dump truck and save big.

I’m using a C90 Plate Compactor

- 5.5hp Robin Petrol engine
- Weight 125kg

Good for most residential projects (foundation, landscaping small plots etc).

I just did one recently. It doesn't have any effect on POP If it's done well. POP doesn't carry ceiling fan. Only the fan hook on decking or on wall pate or roof beam does.

I definitely understand the naija factor and our herd mentality but I still believe that we have some great people in Nigeria.

“Tendering an open apology” is a great virtue of strong men. I respect you for that.

I recently expressed interest in a contract well worth some tens of million. I was doing this on behalf of one of my tradespeople (an illiterate guy) who cannot safely compete with other bidders. The owner of the project asked me if I’m a middle man.

I just smile and told him “I love helping people doing good job but can’t really express themself out there. I just want to throw my weight behind him and nothing more.”
I only helped him to cross the ‘t’s’ and dot the ‘i’s’

In the process, I’ve shown him how to prepare a winning bid, present and every other thing in between.

A lot of people are loosing out on opportunities not because they’re not good/skillful but because they lack what it takes to compete in the real world.

No granite seller gives good price except u. Ur sharp sand is the highest i hv heard of 30tons for 75k . Oga jeje ooo. I pity those who dont do their due diligence

I’ve seen roofers and I can tell you he’s exceptional. He can also work with your carpenter if you already have one.

I love using the same team for my roofing project. It saves lot of headaches and blame game.

“Na carpenter’s responsibility” “Na roofer suppose do am.” If you understand what I mean as owner-builder.
