I didn't say it have to be immediately.
In some cases,it takes more than 15 years+ to complete properties with these kind of history but In the end,its worth the wait.
Everybody knows i retail tomatoes in mile 3 market,so if she's interested in joining me then she can be my guest.

Fbnquest has this unpleasant practice : if you fund your account, say past 12pm today and expecting funds to be credited next day, they will drag it to a day after and wouldn't credit the interest for the previous day.

Am I the only one to have experienced this? Stanbic don't practice this unjust act.

OK I get. Actually you don't really need to be computer literate to invest. The fact that you are in this forum and you can use a phone you have what it takes. The only thing about investment is to know where you are putting your money whether computer literate or not. Being computer literate is not the same as financial literacy. There are many tech savvy that are not financially literate.

I lost my dad a few years ago. It's been very difficult but we having been pushing through. I am in my early 20's with 5 sibling.

Dad left some properties for us. I happened to be the first female child.

Property 1
Is almost completed to decking level no windows and doors. It has not been plastered or floored, JUST sand filled. We currently occupy group flat in this property.

Property 2
Is an uncompleted building with no roof.

I have my mum with underlying illness and 5 siblings to cater for.

I currently work but the money is not enough to to even complete the current abode or property 2.


Please, What do I do?


Sell one of the houses and use the proceeds to complete the remaining one.

this is financial security and survival in play not emotions , complete the one that is more livable ( with infrastructures around)..

You could find another job, if u know how to drive and can raise some cash u could buy a bus or a car. Drive it ur self for now. I don't know what job you currently hold but it easily beats those 60, 70k a month jobs.

Forget property 2 for now. For property 1,
1. Borrow money (from a bank or any one willing to lend) and use the house as security/collateral. 2. Use loan proceeds to finish the house and put tenants in the other flats.
3. Use tenants’ rent to repay loan and get your house back from bank/lender.
I’m assuming location is in a decent part of Ogun state and that the loan will be manageable because it is just finishing left. Also assuming that it is in a desirable location for tenants and lender. Any additional funds from tenants in property 1 can be used to gradually work on property 2. Who knows, you fit even get one correct job next year and complete property 2 with your own funds.
Good luck!
By the way, if you are looking to make quick money from tenants for your family’s upkeep from the properties, this suggestion is probably not going to work sad

It will cost you a whole lot to complete these buildings, since you don't have a good job at the moment. If the buildings are in good location, contact a reputable developer to complete them and have contract agreement on how to share the proceed from rent. It could be 20/80 or 30/70 say for certain number of years

You said 2017 was better. I've stated to you how much you're wrong in that thinking, so what you should have done is just bring counter facts on why you think the fundamentals now are worse than they were in 2017.


I said CBN is bold enough to be doing just 2% rates now, because they aren't as desperate as they were in 2017, and that's proof that now's a better time. What you should do is support your initial argument of saying 2017 was better.

By saying people are earning more in USD and all, you're leaving one argument unfinished to jump into another.

Meanwhile NGN rates dipped below USD funds around Q4'19. How come dollar remained completely stable at 360 up until COVID impacted oil earnings and restricted international travels.

Your first argument of 2017 was better is unfinished, your second claim that rate disparity in itself mounts enough presure, I've also disproved.


What's hard to get in "start buying at 440"?

Someone said people should buy at any price below 440 and sell at any price above 460. I said it would lead to losses. Some of you don't agree, so why not just follow the suggestion and stock up dollars at 440? Why do you have to wait for 410 that you're quoting when you don't even think 440 is sustainable. And why do you have to ask to buy from me? is it that hard for you to get mallams or BDCs or did I say I was trading USD?

I should be the one waiting to buy USD at 410. When you say 440 is only a temporary fall, and that there will be another spike, and you're again saying you want to buy at 410, your positions contradict.


There is no need for the long essays you have been typing. It's a simple case of "We will see". The rate is back to 450. Do you mind putting a time frame for your sub 400 Naira price target?

dollar crunch in recent years with the impact hurting critical sectors of the economy.

In a circular dated September 4, Bello Hassan, CBN’s Director of Banking Supervision, asked banks to place the accounts of the 38 companies on Post-No-Debit (PND) order

“You are hereby required to place the under listed accounts on Post-No-Debit with immediate effect and revert with the account names, numbers, currencies and balances of all accounts placed on PND.

“Note that only the listed entities should be placed on PND, all related accounts are excluded. Your response should be forwarded to the underlisted email addresses Osoladipo@cbn.gov.ng or moabeng@cbn.gov.ng,” part of the circular read.

Among the companies listed by CBN is Premier Lotto owned by Adebutu Kessington, Nigerian billionaire known as Baba Ijebu.

The move by the apex bank comes months after the Economic and Financial Crimes Commission launched an investigation into the activities of Adebutu for alleged tax fraud and economic sabotage.

According to PREMIUM TIMES, Segun, one of Adebutu's children and other management officials of Premier Lotto were in January detained at the EFCC office in Lagos.

According to officials of the commission, the investigation was as a result of a petition submitted by Western Lotto, another betting company run by late Buruji Kashamu.

PREMIUM TIMES quoted EFCC sources as saying that they had identified N5bn revenue that should have been remitted to the Nigerian Government but was allegedly kept aside by the company.

The probe might be expanded to include other betting companies and investigate claims of sharp practices and how some firms allegedly withhold funds from winning customers.

No naira instruments to speculate, illiquid asset cant be converted to cash immediately .......360 naira to dollar loading .....if u like use for Naira buy dollars and deposit inside your dorm accounts (pnd) it will be restricted by cbn via your bnv...

The mop up boys cannot be more smarter than the CBN ...they control the banks ,control the accounts balances , have ur bvn , can see your ever move .unless they dont want to do the needful ..... the Nfiu can see all transcation at the click of a botton.They can design algorithms to sieve all withdrawals or tranfers to bdc from monday for purpose of speculation. They can see all electronic deposits into dorm accounts in the banking system.they are suppose to report same to cbn and effc ......U ARE NOT INVINCIBLE.....

have u ever seen a bdc licence? This your read the operational guidelines ? Have u seen the amended policy documents on filing returns and audited accounts to FIRS,do u know BDC have 35m deposites with the CBN ?do u know the fines payable for misbehaving ...
