You keep talking rubbish. What makes you think you are buying low at the moment? Are you God? It’s all speculation and NOBODY knows what direction these currencies will go. Anyone that claims to know is a fraudster. Did anyone predict that GBP will ever break 1.300 in 2020? During this COVID pandemic? If the UK reaches a deal with the EU, expect to see further GBP gains. I repeat, I am not giving anyone investment advice. Just my thoughts. Run along abeg.

But the question is,how do you identify which is legit and which is shady?
Algorithms don't go into the minds of people to know why they are transferring what funds.
They are just an electronic bank for data and how to group categories electronically.
Eg I might be transferring 4m tomorrow to pabod.
Chiedu might be transferring same 4m to Joshua tomorrow for backdoor forex deals,etc...
An algorithm of all 4m transfers that took place tomorrow will bring up the names of chinedu and I.
But you need a solid lead to know or even suspect why I transferred that 4m to joshua.
I hope you get me.
Algorithms are not magic.Humans make mistakes which lead to leads,then algorithms,some switching before apprehension.
Without a lead,your algorithm is useless.
it called data minining. U cant be transferring to chendu but chendu bdc to futher bid for dollars from cbn or to.mop up from other bdcs ...the bdc are just 5000 (that can bid)

Why did Ndic insurance all accounts in Nigeria with 500k max .because only 10 percent of accounts in Nigeria have 500k and above .so 90 ( 5) percent of accounts are covered..so of the 50m accounts in Nigeria (bvn ) only 5m accounts have 500k and above all the 45m accounts are useless to the data miner .so Naira to speculate can only come from.the 5m accounts holding the 3 trillion naira holding ....the artificial intelligence and algorithms can predict perfectly any strange movements to bid from this accounts...

Rich bdc owners/forex traders dont depend on the cbn chickens change of 20k dollars per bid to blow ....gush with a small markup when will such sum buy a Bentley and resident in parkveiw estate ....this are the hugery bdcs trying to survive and buy a honda 2013 and small duplex for surulere...

The real G cannot depend on cbn cos he want the entire 50m dollars on offer for bidding by the cbn cos this customer ( politicians , yahoo boys ,contraband dealer and co) have wired 5 bn naira into his rice mill firm and hotels and oil depot and airline to collect dollars in dubai and hongkong .....while the main yahoo boys (BEC ) other illegals ( drug dealers, illegal workers, unauthorised remittance) have wired their forex to Hsbc bank Hong Kong to collect their naira in Nigeria from the rice mills ....

A bdc can have dollars at 300 now and bought over 1m.dollars of such...this the real deal this where the parkview house come form ....the richest crew are located in Lagos island ( for a reasons) while the other rich crew are in wuse abuja for a reason... while suffer head bdc are in yaba , kano ,kaduna ,enugu chasing survival...

It is better to do what the economy directs, since Nigeria has been devaluing currency, has there been any point devaluation was reversed ?

Nigerian govt don't print dollars and not generating enough but they can print billions of Naira to keep chasing more forex.

Ncdc website is currently buying dollar at N471 from anyone travelling or coming into Nigeria.

Naira will hit hit N600/$ before the end of 2021.

I don’t need anyone to believe me or counter me. Na just advice I dey give. I already made my own buck. Converted all my naira savings/investments to USD at 370 back in March when I felt the pressure coming. I converted all of them back to naira at 470 immediately they announced opening of the international airport (As I knew BDC would have to open to retailers). I have successfully dodged the bullet of devaluation and inflation and even gained a lot. If you are still holding dollars, OYO is your case o, unless you’re willing to wait another 4 to 5 years, when something drastic would happen and there’d be pressure again on the currency.

Hmm, how was diezani able to move the funds in the first place, online transfer? Or in cash? Why didn't the bank question how diezani was able to have such funds in cash?

Just trying to learn in between the lines.

It will cost you a whole lot to complete these buildings, since you don't have a good job at the moment. If the buildings are in good location, contact a reputable developer to complete them and have contract agreement on how to share the proceed from rent. It could be 20/80 or 30/70 say for certain number of years

Forget property 2 for now. For property 1,
1. Borrow money (from a bank or any one willing to lend) and use the house as security/collateral. 2. Use loan proceeds to finish the house and put tenants in the other flats.
3. Use tenants’ rent to repay loan and get your house back from bank/lender.
I’m assuming location is in a decent part of Ogun state and that the loan will be manageable because it is just finishing left. Also assuming that it is in a desirable location for tenants and lender. Any additional funds from tenants in property 1 can be used to gradually work on property 2. Who knows, you fit even get one correct job next year and complete property 2 with your own funds.

By the way, if you are looking to make quick money from tenants for your family’s upkeep from the properties, this suggestion is probably not going to work sad

Please be very careful with developers. Not many people that have gone that route are happy with the decision. The sharing formula typically doesn’t favour the owner of the property in the long run.

A bank or other credible lenders will take the property as collateral. But this depends on the location of the property as location is the key driver of the valuation of the property. That’s why I was asking for the location. Please go to your bank and discuss with them. I don’t think you can use the rent for your upkeep immediately as you will have to service the loan with a huge chunk of rents received in the initial one or two years.

Hey, no easy way out of this so you know. You need to put your time to work and invest in yourself. No office work will give you a head up in Nigeria since you’re a dropout. I was in your situation 10 yrs ago and I made it today, because I opted to work for myself instead of another.

I advice you should sell one of the assets and start a biz. Become an entrepreneur by that you’ll feed everyone, fund their sch fees and finish the other building as well.

Don’t collect loan from any bank neither should you use the money to reinvest on another property.

I don’t care if you’re a lady or not, biz is for everyone. My time in computer village ladies like you made millions weekly so you know. Entrepreneurship is not bad

I like this advice.

Great comments guys. I’ve been on this thread, though not consistently, since 2018. I learnt to bid for TBills from here. Rates for TBills are now unattractive, so any kind soul, please suggest to me an investment channel ?

I have noticed that lots of human does not want hear anything if it is not in their favour.. Around February - March this year(2020) there were calls on this thread for people who can to convert their investment to dollar inorder beat the pending devaluation and inflation as a result of the economic situation fuelled by Covid -19. I believe those who could at that time did it and those that think otherwise didn't nobody died. Now there is a contrary call. If you believe you act on it. If you don't, hold your dollar position. You own your dollar and you are also responsible for your decisions.

If at the end of the day it played to your favour, fine. It doesn't, next time you will know what to do. There is no need over flogging it.

Just 5% of the properties in Nigeria have certificates of occupancy, therefore most properties are not acceptable by financial institutions as collateral
