We used a private test I saw posted here for £150.......however on getting to the airport. We saw the free NHS one was accepted. Many people were just bringing their phones to show the test result . Asked a couple of people and yes it was the free NHS covid test so check for the testing centre closest to who is travelling . The test result usually comes out in 24hours both for private and NHS

On getting to naija ... naija government is charging arriving passengers 51,000 naira to do another test in nigeria angry so hold your naira

But the NHS are refusing to test because she is not symptomatic lipsrsealed We are tayad. Is there something special to tell them before they agree?

However, in a licensed regulated healthcare profession, the university you studied in doesn't matter, as you will have the exact same license to practice as the guy who studied in Cambridge/Oxford and you will be treated as such.

My country people, how una dey. I have got some questions oo on Help to buy for First timers.

I know we have discussed a lot about buying a house and process but wants to start planning about it seriously, and couldn't find answers from previous posts.

1. Is the Help to buy equity loan really worth it, since you have to pay back after a while and the govt indirectly owns a part of your home?
2. Any experiences with new build developers? Recommendations? Lots of them have got bad reviews on Trust pilot
3. Should you trust a solicitor or mortgage adviser recommended by the developers?
4. For new build, at what point are you expected to pay your deposit? If the building will be ready Feb 2021 and stated you exchange contract within 28days of reserving.
5. Any experience for Tier 2 visa using HTB equity loan?
6. What sort of drilling to expect on your outgoings and incoming? Is it EFCC bad grin grin
7. Any other advise on what to look out for.

This was how it was explained to me by someone who did it

Google covid 111 test
The site is a gov site , you fill in a self referral form.
You can state you have symptoms or dont.
Based on post code it tell you the closest drive through availability and date
Get there they take the swab and 24 you get the result

I have friends that used help to buy. I think it help if your deposit not so high but it for people who have a plan on how to clear the government part in 5 years or so . I think for those who money not too much and want to enter the market then definitely go for it. Buying still better than renting .

New build or old build. It's a personal choice. When I was renting I mainly stayed in new build but while i like that everything is new and shiny.. i preferred to buy an old build and do up....(Refurbishing is not for faint hearted either ). I lived in about 3 new build during my rental days and didnt see the longevity in quality. However one brush doesnt paint all. Each new build is different and it can be based on how the developer built it .

Developers have taken advantage of help to buy and really over inflated the market over the yearssss. So a lot of new build are over priced..... way over priced

Also feb 2021.... I would rather wait to see what impact covid has on the economy. Once furlough and support ends from government. There might be massive job loss which might crash the housing market. However for now all speculative. You dont want to buy only for it to fall.

Note once you exchange if you pull out you lose your deposit and no going back on the price ..... so exchange date only when you are very sure no going back . One day before you can pull out, one day after consequences follow

Htb:

Advs: 5% deposit, helps you get on housing ladder, no payment to govt for first 5 years so you pay mortgage on 55% or 75% to your lender depending on govt 40% or 20% equity so some savings within the period.

Disadv: you cannot own another ppty, govt owns equity so if you sell they take percentage of profit based on their equity ( but hey they helped you buy), new builds only, the quality of some new builds questionable, new builds prices are inflated


You are not required to exchange contracts at the point of reserving but if that is a condition for them to reserve for you I don't know if there is a law against it., I think they are just trying to Hegde against a fall in the house prices due to uncertainty in the economy and predicted drop in house prices when govt stops giving people free money. If you exchange contracts there is no going back on price agreed even if house prices drop.

Not compulsory to use solicitors or mortgage brokers recommended by the developers, it just makes the whole process easier and faster than using others since they already have info about the development.

A lot have been said said on this already. I'd just like to add a reaponse to questions 5-7.

5. I have experience as a tier 2 and there is no discrimination. Your eligibility is what qualifies you just like other permanent residence and citizens.

6. There was no drilling in my case, i used One77 as advisers and Paris Smith as solicitors. But i know someone that was drilled because they had more than a £1k single transaction that's not salary. So better to PREPARE to explain single transactions above £500 to be on a safe side. No, don't panic.

7. The asking price is not a final price. Ask for discount. Ask again. If possible visit the house to ask people who have already bought in that same location, IF POSSIBLE. It was possible in my case. Plan to payoff the government portion in 5 years, don't stress if you can't, still plan.

Thank you for this explanation. I didnt even really fancy new builds before oo, until we moved last year to a new build and then gbam, the love of new things grin. Also trying to take advantage of the HTB before the changes next year. Though RICS regulates house prices and there cant be over inflation like the case of banana island but who knows. Great insight.

thats the bait, the 10k discount.... it could work out but nobody knowabout the economy and house prices. They are just trying to protect themselves. you can ask for more discount. if they want exchange of contract 28 days after reserving. One thing i've learnt in this UK is if you don't ask you don't get.

Regulate Gini ....it new build and HTB that has really pushed the price of new build and then old price is copying .. if you have followed houses prices over the last 10 years it clear to see no regulations whatsoever. Neither is there any regulation on the quality even with top builders. Some new builds are so rushed and the quality is shockingly bad...but some are ok. It can be down to stroke of luck

It like Range Rover some u dont have any problem but some.... the wahala with Range no be here
my friend bought top of the Range for 100k and in one year has not rested. The car although brand new came with some many problems
The bait is that it comes with free repairs so yes she kept returning it but that time to take off work and the inconvenience unko.....so that Bait comes with new build as well. Her husband bought a 7k used car and the irony . His car never one day went for repairs . A different brand but so unproblematic that sometimes price, newest and quality doesnt add up . Outwardly it was a very beautiful car but internally one issue or another

Just to add to what other have said:
1. You are paying a premium for that "new build" feel.
2. With the stamp duty relief, some builders have increased their prices.
3. On the issue of quality, old builds were once new builds but the owners had probably fixed some of the problems, if any, and made improvements to the house.
4. A comparable "old" house may be cheaper but probably not that much cheaper.
5. For new builds, you have 10 year structural guarantee.
6. For HTB, I believe you can remortgage after 5 years and pay off that portion. The government will take a portion of the profit (or loss) in the value of the property at that time. Remember you have to pay for the valuation of the property(I think?) at that time.
7. I have recently heard of someone who bought a new build and sold recently (less than a year) and made an extra 30k on the initial purchase value.
8. You don't have to pay off all of the HTB at a time, you can pay half of the value of the HTB and the other half later.

Good day to you. I need advice on an issue. I have a friend, a nurse. He left Nigeria last year on a Tier 2 Visa. Entered the UK as a pre-registered nurse and did the needful to pass the clinical assessment and became registered within the stipulated time. All was going well till around june of this year when he felt he was no longer comfortable working in a particular care home (for reasons best known to him). Anyway he got another job with another company and was supposed to start work with the new employer. He was told to resign at the old place which he did. I guess immediately the old employer informed the home office so his CoS can be withdrawn according to the law. Now two weeks later, the new employer informed him that they have not been able to process his work Visa. Reason is that their outsourced company that prescreens and apply for Visas on their behalf found a discrepancy in his documents: Employment letter from old employer, day he entered the UK and day he sat for the clinical exam to be fully registered as a nurse. That the old employer was supposed to have corrected the discrepancy with the home office. Anyway, he was out of work already, had bills to pay, was pressuring the old employer but nothing was being done. After being out of work for close to 40 days, he went back to the old employer who said their CoS cancellation might not have been approved by the home office due to backlogs, they said they will withdraw the application. He had an interview in another care home of theirs and started work with them since two weeks ago. Now they just informed him that the documents is not fully cleared and he can only work for 20hrs per week for now.
Any insight on this will be much appreciated. Thanks

I think nurses do work in NHS and can work in a private capacity such as care homes. ...so this is a nurse cheesy

Thank you. But why is their rate different from what's obtainable on Azimo and transferwise?

Same way u buy bread for 60p and another bread for 1.40 ..... different sellers sell depending on how they factored their profit margin

I used them 3 times and I got the exchange. ... since I discovered moneyfex I never bothered checking worldremit again . Some money agent even give higher rate but charge commission

His Tier 2 visa was sponsored by the old employer (care home) and not by the NHS. I think he left them after getting what he needed from them.
