Yes, a very compact 4 bedroom duplex that’ll meet the standard setback requirement can be built on the land.

This 4 bedroom duplex design can be scaled down to fit the land. Remove the large porch, terraces and trim the lounge/dining down a bit and it’ll perfectly fit.

This brings an interesting question.

In the USA sometimes and depending on circumstances the city/county can give a waiver.

Do they do as such here too?

Yes Boss, they do.
Infact, if the Building Control Authority were to stick to the 'book values' of Setbacks, most of the Houses (especially those in Lagos Metropolitan Areas) would have to be demolished for violation.

Land is 'so premium value' in some areas, especially old, developed areas that have passed from generation to generation, that such setback values are unworkable.
For example, how many Buildings in Lagos Island, Ikeja, Yaba, Mailand, Ikoyi, etc can boast of this setback-value to the letter?
Some houses dont even have Parking Space at all, not a single car can cross the Public drainage into their compound!

But these buildings have been granted C/O, using waivers, based on thei rlocation, age, value of land, etc.
Who will 'waste' one third of a land that cost say #200M/Plot as setback or a "quater-plot' of land located in Akin adesola as setback? undecided

The Law is made for Man and not Man for the Law.
Reasonableness will prevail, depending on the cricumstances, as long as the Waiver is not being abused willy-nilly.
The difference between here and yonder is that over there, the Waiver is "official and based on well defined parameters, which will apply broadly.
Over here, the waiver is discretionary in the hands of the Oga-at-the-Top and 'Grease' might be required to keep the machinery of Govt moving, if you get my drift.
undecided

Talking about the price being too much or not, the attached is the quote I got from one of the most reputable aluminum coys around.

BrabusNG:

If aluminum sheet, it’s too much.

If stone-coated, the price per sqm is still too much.

Good evening all the Gurus on this platform.

Pls I need your advice

I intend to change all the internal doors and toilet doors in my personal house. The old china doors that I installed about 8 years ago are peeling off

Kindly advise on type of doors I can replace them with. The most important is DURABILITY. Thanks and God bless.

How is labour for fence blockwork calculated.
I have heard nos from 100 blocks to 150 blocks for mason. With labour rate of 3500 and 3000 for helper, does it mean that one would spend almost 150k in laying say 3000 blocks for fence??.
Since at 150 blocks per day, it would take them 20 days x 6500 for mason + helper, this doesnt sound right

I pay N50 per block. I operate in Ibadan though.

The calculation of 80 to 100 blocks laid per day, to me, is only valuable for the time it’ll take and logistics of supplying materials.

I supply good quality blocks to reduce breakages since I’m paying based on blocks supplied.

Fences consumes a lot of blocks because of the height, length and no openings for doors and windows.

Good luck on your project.

this is why I usually tell people to use iron doors but they will tell you it's not good for internal doors. Eight years down the line, the only thing you will do on iron doors is to repaint it and you have yourself a brand new door.

Buildings are meant to last and not act as liability. Here's a sample of door that I delivered to oga Spyder yesterday. It was paid for by another Nairalander

Looking good and well made. God bless the Nairalander who paid for this. God bless Spyder880 for giving you the platform to showcase your work.

If this arrangement is further endorsed by Spyder, this may put to rest your business credentials and open up opportunities for more work home and abroad.

So going forward don't forget: Honesty, Transparency, Communication and fair pricing. These are your navigational tools to win diaspora trade including home base. Good luck.

shocked

That’ll be against the ethics of this profession. grin

If I do that, how do I want other architects and building professionals who worked tirelessly to put this together to chop grin

The full design can be provided at a reasonable cost or I can send your architect the dwg file to work on at reasonable price.

I think that’ll be a fair thing to do.

I wont agree with you on all internal doors being iron doors because (like you say) they last for ever....... We both agree wooden doors can last forever too - it all comes down to the quality of doors and materials..... whether wood or iron, if the quality isnt OK, na same result. BTW: Nice door you did. keep it up.

shogbenga - CHINA doors dont last more than a year self, that yours lasted that long means the quality was really high. Whatever you choose, choose quality.... and YES, You can use iron doors for interior BUT the design shd be as simple as possible (if possible plain like flush / plywood doors)

so the 50 naira per block, is it a flat payment to the bricklayer, or to each...since its assumed that each bricklayer will have a helper, so you will end up paying 150k for a fence of 3000 blocks, if flat rate..than 300k if you count both bricklayer and helper....kinda outrageous if 300k, so i guess its a flat rate to the cwhole fence erecting crew.
thanks for chipping in, building ops in nigeria is like a battlefield, almost everyone is out to ''chop'' you!!! undecided. this thread is a lifesaver.

for casement windows, whats the going rate for a 1.2m x 1.1m and 0.9m x 1.1m window with inbuilt mosquito net, no burglary proof iron
