so the 50 naira per block, is it a flat payment to the bricklayer, or to each...since its assumed that each bricklayer will have a helper, so you will end up paying 150k for a fence of 3000 blocks, if flat rate..than 300k if you count both bricklayer and helper....kinda outrageous if 300k, so i guess its a flat rate to the cwhole fence erecting crew.

I don’t hire “Managers”, I hire actually masons that’ll be doing the work.

So how he does his work and hire crew and payments is his own palava. My own is to roam around with a level gauge and supply Chelsea and Chapman cheesy

My current crew consists of two masons, sometimes three and a dedicated helper. Though they are a finely honed operation and the masons jump in to do other helper tasks.

I use the opportunity of scale to my benefit. They are not their to do a small gutter, they are there to build 5 bungalows = 10 flats.

That price is the norm in my operating area.

PS: they also live onsite so saving on daily transportation cost.

I wont agree with you on all internal doors being iron doors because (like you say) they last for ever....... We both agree wooden doors can last forever too - it all comes down to the quality of doors and materials..... whether wood or iron, if the quality isnt OK, na same result. BTW: Nice door you did. keep it up.

shogbenga - CHINA doors dont last more than a year self, that yours lasted that long means the quality was really high. Whatever you choose, choose quality.... and YES, You can use iron doors for interior BUT the design shd be as simple as possible (if possible plain like flush / plywood doors)
flush doors like this abi? This is iron door too and there's a way I can eliminate the noise you're worried about

The full design can be provided at a reasonable cost or I can send your architect the dwg file to work on at reasonable price.

I think that’ll be a fair thing to do.

let's say you're building for commercial needs, iron doors are your best bet. Some tenants are careless and sometimes wicked. They will destroy whatever they come across and you will end up doing maintenance work pretty early. Before someone will spoil iron door, it will be obvious that he's deliberately made me destruction

When it comes to durability, nothing beats iron doors

it's all about the choice of the customer. Some want something very fancy while some want something classy and will never fade in terms of design.

What if I tell you that the door in discussion is more expensive than the door I showed you earlier.

Its not only PVC is not sound proof, it can't resist heat, it will sag in short period of time.

Truely, pvc should be out of it but asbestos shouldn't be an option either(health wise).

Not a Pro but give good consideration to POP because of its purported anti burn properties. Good PVC has also been rumored to be not far off in price to well negotiated POP installation.

I will never use PVC. In fact I prefer to use "asbestos" instead of PVC where POP doesn't make sense.

this is why I usually tell people to use iron doors but they will tell you it's not good for internal doors. Eight years down the line, the only thing you will do on iron doors is to repaint it and you have yourself a brand new door.

Buildings are meant to last and not act as liability. Here's a sample of door that I delivered to oga Spyder yesterday. It was paid for by another Nairalander

Good morning my people, this is to confirm that my door man went to the workshop of Mr. Michlins yesterday and took the door in the picture for testing. The door is still with my man and I plan to come and see the door as soon as possible, I am away at Owerri this weekend. The door looks beautiful, and I will give my opinion about it when I see it. Asbestos is the coloqiual name that stuck. Asbestos has been illegal in Nigeria for at least a decade.

Don't you live in Nigeria? I came back 18 months ago and I already knew this, what didn't you know this as a business owner?

First, I would like to say a big thank you to all those who contribute and share their project journey on this site. It has been very helpful to me since I began my project in August.

We are at the decking level and by my estimate, we will get to the roofing by end of October and I need help in deciding what type of roofing sheet to use.

Also a big shout out to those who were willing to communicate via email before phone exchange. Looking forward to working with you on my next project.

I used aluminium steptiles from Bozac.
I wanted it becos I needed to harvest the rain water for home use. Also first and tower aluminum sheets were rather too expensive for me.

For those looking for alternate ceiling materials to POP, Nigerite has various offerings and they advertise as "asbestos free". I would post a link but the SpamBot has gone rogue lately.

The open space where the 4 rooms and toilet windows are facing, how do you intend to ventilate this spaces? The rooms using that toilets will be smelly...
Moreover, this plan is not properly dimension, proper design will change everything.

wooden doors generally comprises of:

flush doors : this can be hollow or solid flush door (MDF or hdf finish)

panel doors: these are the solid wooden doors made from hard wood like mahogany and the rest. it is usually finished with polished

Skin door: this door is same as MDF flush door, the only difference is that the surface has different patterned
designs.

All the wooden doors mentioned above are quality Doors that can last you for years if they are properly constructed.

My 3-bedroom building is presently at dpc level(I am doing the filling). I am seriously considering using cement stabilised bricks(mortar or mortarless, I am undecided on that yet). And i don't want to plaster both in and out. From pictures i have seen and actual construction sites visited, i realise I need to incorporate columns. I am guessing the columns are for load bearing for the roof structure. But, i do not have columns on the present structure. Do i break the necessary places and introduce the columns or it is too late? Also funds are not readily available so I am building as the funds come from savings and other means. What I am looking at is if I finally decide to go for bricks, I will suspend building and produce total bricks I need, get other materials ready for roofing and get everything done at once(laying of bricks and roofing) during a dry season. I can use the period of wait to gather all necessary materials and generally get ready. Please kindly advise. Thank you.

PS: is it colour that is added to the mortar to change the colour to the reddish brown?. If I decide on mortar as binder, I will prefer the colour to be same as the bricks and not the ash/white of normal cement( dangote/elephant etc). I just love bricks for the aesthetics.
I have about 450 9" blocks and 600 6" blocks on ground. I don't see hem as waste as I will used them to do 3 courses of blocks before completing the rest with bricks. The 6" leftovers can still be used for fencing. Thanks.[b][/b]

Copper pipe for 9500 is much 6500 is a good deal for better product.

Then the 4” pipe of 2500 should be thick pipe of 3-4mm thickness

Also the 2” pipe thick one is 1400 against 1700

Others are very good price
