China make good materials too! They are just ready to give you whatever you request for base on your specification and budget.

9 years on, my Chinese Doors are working great. The only ones that fade are the ones directly exposed to sunlight and harsh weathers.

They still look new.

this is why I usually tell people to use iron doors but they will tell you it's not good for internal doors. Eight years down the line, the only thing you will do on iron doors is to repaint it and you have yourself a brand new door.

Buildings are meant to last and not act as liability. Here's a sample of door that I delivered to oga Spyder yesterday. It was paid for by another Nairalander

Hello man, I spend around 350k or less for mine (everything plus decking). I'll have to look at my books to confirm the exact price. Location was also Igrwuruta Ali.

There are two building along chevron, they don't have any setback! they have to use water collector(both house) to prevent exchanging rain water from both compound grin

Infact, if the Building Control Authority were to stick to the 'book values' of Setbacks, most of the Houses (especially those in Lagos Metropolitan Areas) would have to be demolished for violation.

Land is 'so premium value' in some areas, especially old, [b]developed areas that have passed from generation to generation, that such setback values are unworkable.
For example, how many Buildings in Lagos Island, Ikeja, Yaba, Mailand, Ikoyi, etc can boast of this setback-value to the letter?[/b]
Some houses dont even have Parking Space at all, not a single car can cross the Public drainage into their compound!

But these buildings have been granted C/O, using waivers, based on thei rlocation, age, value of land, etc.
Who will 'waste' one third of a land that cost say #200M/Plot as setback or a "quater-plot' of land located in Akin adesola as setback? undecided

The Law is made for Man and not Man for the Law.
Reasonableness will prevail, depending on the cricumstances, as long as the Waiver is not being abused willy-nilly.
The difference between here and yonder is that over there, the Waiver is "official and based on well defined parameters, which will apply broadly.
Over here, the waiver is discretionary in the hands of the Oga-at-the-Top and 'Grease' might be required to keep the machinery of Govt moving, if you get my drift.

Copper pipe for 9500 is much 6500 is a good deal for better product.

Then the 4” pipe of 2500 should be thick pipe of 3-4mm thickness

Also the 2” pipe thick one is 1400 against 1700

Others are very good price

If you can eliminate the noise that will be a big plus to this grade of door , actually I know of high quality door of Nigeria Made used by some big banks in Nigeria without noise and well sealed against water penetration (see attached pic) but it’s pricey.

Also you can fine-tone the finishings to look more elegant( demands/ cost will determines this) but never the less it will add more value to your product.

Probably 3 bedroom duplex. You can consult your architect to work on it for you.

If only you are not going to follow the standard setback, you can have that 4 debroom you want.

Some days I just gas up my car and drive around visiting fabrication shops to see how the guys at home are getting on. I'm always impressed as to what some are accomplishing under the harsh Nigeria business temperature. I'm very proud of al lot of the guys in business.

I was in Ibadan 2weeks Ago i drove along Akala new garage area and I found a guy there who does a wooden panels door I was confused it to Italians door at 1st site until I slow down finally to double checked couple with some doors work in progress then I know realized it’s Nigeria made door.
Same thing in ijebu-ode fortnight ago.

I need to asked my furniture staff to double there effort to meet or surpass those guys.

Here are few work of my furniture staff.
But they need to improve
