Its your choice sir., however, I didn't see anything bad in the plan(to me its OK), as you have said, 2 bedroom goes for 800k and above in the area. Abolarin91:I gave a clear instruction, my build must go according to my plan on paper, a family who was overseeing the work thought I would like it without prior consultation. Well, they learnt a hard lesson and got burnt for taking me for granted, I don't bulllshhiit with someone making decisions of something I spent my hard earned money on. BrabusNG: One needs to continuously adjust in life. In the USA, most young couples start off with starter homes. Basic 2 or 3 bedroom houses. Most likely in town. As they start having kids and progressing in their careers they’ll move up to a 3 or 4 bedroom home in a good school district, most likely in the suburbs. As the kids go off to college they’ll downsize to smaller homes or even senior condos. I retired back to Nigeria solo. My expansive 8 bedroom, 5 bath bungalow is now rendered nonsensical. Was it a bad decision to build it? No, it was a decision made under different existing parameters. The bad decision will be to hold on to it as my private residence. Our window areas in Nigeria lacks good aesthetics because of burglary and nets which we cannot do without because of insecurity and mosquitoes. michlins: According to the specification “ ballistic materials” was used for the door which is bullets proof” The 1.2mm you mentioned there is just for casing and it’s was later reinforced with another horizontal steel place btw the casing and ARMOR plate. Check the specification very well 1 Like

EgunMogaji2: Well captured Egun. My uncle built a massive 8 bedroom duplex and with attached 2 bedroom BQ at the peak of his career. Now retired and approaching 80, most of the kids are abroad. He, the wife and a Nanny are the only people living there. Anything I visited, I just shook my head. If you talk in the living room downstairs, it echoes. The once house, full of visiting relatives and full of activities in the mid 90s is now desolate. Maintenance is even an issue as finances dwindles. The very room I stayed during my job hunting days in Lagos has dilapidated so much. The two big lister generators mounted by his former company have all packed up as he couldn't keep up with maintenance and fuelling. The large court yard is barely maintained unlike when I was there, company would send people for periodic maintenance of his house. I always believe in evolving based on current circumstances. Also build what you have capacity to maintain in the long run. 6 Likes |

Focusmind: My brother, I got my training from the school of hard knocks and experience I’ll retrofit my bungalow into a school or hotel one day when I get to it. In the meantime I’m critiquing my next build. Pouring over every space to gauge necessity. “Iyara kerin yen ko nessestri rara. Focusmind: I was just trying to convert my 2 bed apartment into a crèche and add some contemporary feel to the traditional build. The anti-burglar bar in the kids play area can open fully so they can have a full glare of the outdoor without the bars. This connects the indoor activity area with the outdoor. I intend to introduce artificial carpet grass on the concrete floor outdoor

I am going to do it to top standard as I have a particular clientele group I want just like Egun said. If that doesn't happen, my brother, na creche level get me. EgunMogaji2: In 2008, we spent 15m just to change 99 doors in one of my boss’ house. Today, his kids are not interested in the superfluous build and it’s not easy not cheap to convert. There’s a bridge and even a small stream inside the house My build is currently gravitating towards becoming a professional training center with some hostels. I know a self-made billionaire in Nigeria that made his monies from this. I know in another decade I won’t need more than a 2 bedroom house and I’ve found a perfect one to build. It’s an underground house in Iyaganku GRA, Ibadan. I got my experience while living in the estate of the super-rich Nigerians. omanzo02: I still can't see the over kill. I have seen tenants moving out of a 2 bedroom flat just because the could not manage with 1WC and bathroom. In many of the houses with visitors toilet, this toilet ends up being the most used toilet especially because of its proximity to family living area. I have seen tenants pay more just to have more toilets. Tenants pay more to have POP rather than PVC. Is it that a person living in a 2 bedroom flat is not entitled to a comfortable home or what exactly? So, I can't see your point please state it clearly. 5 Likes |

BrabusNG: Ahhh. As if I was the only one that observed this. Most times, I work from my clients' office in Lekki phase 1and after lunch, I take 1 hour to stroll around the estate and allow my food digest I see a lot of abandoned finished buildings that were once occupied but now with Musa and his friends occupying them. Either that the owner is tired of the house, the kids have all gone or the Canada migration fever has caught the entire household and they abandoned their building and relocated, waiting for Jide Taiwo or Fatimileyin & Co to sell the house I factored in all these in my build so that no matter what, it could be converted to a guest house, training centre, office or school. At least, you could see where my passion for flat grassland, plants and trees are coming from. I want to make easier for the place to be turned into a school or guest house in the future if circumstances changes. 1 Like |

Focusmind: The covid19 pandemic has shaped me a lot and I think the focus of every business leader right now should be “How do we get the next 10 years right?”. Leaders who can see the future seize the future. I already know that massive mansions are not in my future no matter how rich I become. A small bungalow on 2 acres of land is all I see! I know a guy in Iyaganku GRA that has something like this with Astro Turf. His house is where professional footballer come for training back in the days. That’s like 2 decades ago! That’s the type of life I want. I don’t want to be shouting “Who’s that? Who entered?” in my own house. I’ve seen it and it’s not worth it at all. 3 Likes |

adanny01: Tenants pay more for good location and not the finishes. In 2014, I build The Reserve (3 unit of 3 Bed Terrace House) with N66 million (land inclusive) and the woman who owned it has recouped her investment within 5 years. The finishes is the cheapest I can ever think of. Everything we use is China China. No stainless rail. Just a functional design and simple finish. But the small terrace building was rented N3.5m in the first year and the N4m the second year. That’s the only type of commercial build I’d put my money and not any other one. The same amount spent to build the house wis what most other people will spend building the same type of house in a different location in Lagos and still be begging the tenant to pay N1 million naira. For me, location is king and not the interesting features. I’m being real here and talking from business point. _______ The kitchen is so cheap ehn (Pic 2) but tenants rushed to pay for it. 2 Likes

BrabusNG: For me, good landscape trumps large build anytime any day. I will prefer a contemporary and smart two bedrooms with large space for gardening to a hefty build in a small space. When you go to highbrow areas in scotland, you will see a typical small stone cottage bungalows with breathtaking green landscape. 4 Likes |

bebe2: Madam, don't listen to what people say when you are doing the right thing. Put yourself in a 2 bedroom flat, would you rather have a visitor in your bedroom to use your restroom or in your 1wc bathroom? If the trend is having a visitors toilet, would you risk not having one. My uncle has 2 properties, one has 6 units of 2bedroom flats and 2 units of 1bedroom flat while the other has 8units of 2bedroom flats. Out of the 14 2bedroom flats, only 3 have been occupied consecutively in the last 3 years. Of course all units have 1 wc and bathroom. So even though they are 2 bedroom, the number of toilets is the main attraction. The mistake is considering his property a 2 bedroom with a 2 bedroom price tag that is same as the ones ensuite. Trust me you don't wanna put your property at a disadvantage. 11 units of my uncle have been empty for over 2yrs now. The trend is very clear. 3 Likes |

adanny01: I agree that VT is necessary. My assumption is that people are thinking one of the two bedrooms be en-suite and the other bedroom be configured to be shareable by the bedroom and guest. A door in the lobby that still gives privacy to the bedroom occupants to enter without being seen from the living room. With a visitors toilet, we’re talking about just a hand basin and toilet. I’m envisioning my flats occupied by working professionals who may have a roommate situation. So I built privacy into it from the design stage. I’m most uncomfortable with the ideology that renters are swine that doesn’t deserve good residences. 2 Likes |

adanny01: This is location issue and not really about features. Put the same property in a place like Chevron for N1.2m and tell me you have same issue. But if the rental rate in the location you’re is as low as N300k, it’ll be nice to put all the features so as to attract the client that’ll pay. I agree this is about target audience. 2 Likes |
