I don't know why this burglaries having escape patches seem like a big deal to you folks. Most buildings have such. Imagine the building burning and there's no way to get to safety.

It's made with the approximate size of 2ft by 2ft and you have a lock. The escape patch is made in such a way that you don't even know it's there. It incorporates the design of the burglary

The LOCK is the BIG ISSUE. grin grin
Educate us on your own type of Lock and its advantages, we may be able to learn a thing or two from it.

Pour sniper into the kitchen zinc and also the toilet drainage, those two places are your number 1 culprit for scorpions and millipede.
Had same issues, we did fumigate everywhere but scorpions keep coming into the house ,until we find out they are either coming through the zinc or the toilet hole

Option 2:

Dilute large amounts of Salt in warm water (let it be highly concentrated) and flush down the Toilet Seat and Kitchen Sinks.

And please, be careful with that thing called Sniper, wash your hands after use and keep out of reach of children.
It is always associated with bad stories

Environment is the major determining factor, as to what type of fence one should have.
In some Environment, you can forget a Generator or expensive bike INSIDE your compound/premises that has a three coach fence and nothng more and it will there there for Weeks
, untouched, because everyone around you are in such CLASS of not stealing such 'minor' things from their neighbours

In another environment, if you forget ordinary Pliers or your child left his side-winder scooter outside in DAYTIME, it will be gone before you come donstairs to pick it up for lock-up in the shed.
They will steal ANYTHING of value, no matter how small.
With such ENVIRONMENT, sealing-out prying eyes is of utmost importance otherwise, they would use a Ladder to climb your 10ft Fence, if it does not have an Electric Shock topping grin

I dont like High Fences but in one of my build, the fence of Kudje Prison will bow, looking at the spikes under the Electric topper of the fence.
If you can escape the Electric shock (some thieves come really prepared), the Spikes will impale the thieves for sure.
They even came to steal used Planks, while we were still building, something l would have given then for free, when we are done using them. angry angry

The thieves in such neighbourhood won't be the neighbours themselves but the domestic staff, especially in a country where many are underpaid, owed for several months and feed many unemployed relations and friends.
Is that not why one should work to expand the zones of comfort in the environment through charities focused on education, healthcare, lawfulness, poverty reduction through private sector industries and enterprises?
Does that not reflect why bigger parts of oyinbo cities are crime free than ours?

This "bi-folding" Nets from you is also of interest to me! It would make removing and cleaning them easier, for one
It never occured to me before, to try and make it Bi-Folding, instead of the usual slide-over types l have. Now l have to start thinking about it and implement it soon. grin
What about allowing the Foldable/non-foldable net attach to the Swing Burglar proof so that when that moves, it moves along with it?

That’s the idea!

The idea is to invite natural light light into the space and seamlessly blend it into the garden with adequate defense/anti-mosquitoes and minimal distraction.

Same burglar proof design double as a protector, anti-mosquito net frame, and seemless transformation of an everyday room into a contemporary space.

I intend using day/night window blind net to minimize distractions.

The end goal is to have something like pic 1 below.

Note:

Bi-folding won’t require a track as the size is too small to have any adverse on the door/window but a multi-fold will definitely require a track and rollers.

I recall we discussed this "openable burglar-proof" about four years ago (around 2016 or thereabout) and you wanted to show me what you came up with but issues then, created a digression!

I also brain-stormed and came up with something that is working for me.
You should see the eyes of my Fabricator when the thing finally went into use, from his initial "oga, just put padlock and use key to open it in an emergency".
I was like you wont even find the key and if you found it, you wont be calm enough to operate such Key-Padlock, in a fire emergency. undecided

It has three Solid Steel Hinges on one side (sturdiness), then their is a drop down, 7.5ft 16mm Rod at the other swing end that ends in a latch which requires "lifting it up and turning it 180-degrees, for it to allow the window to open.
It is carefully balanced and springed, to ensure even a young boy of three years can open it from the inside.
The thing is, the latch is almost at ground level inside the Room and any hand or tool cant operate it from outside, except from the inside (you wont have the leverage in terms of space, reach, angle and even effort/power to operate the latch at its fulcrum, from the outside.

I am happy that this thread is returning to its initial mentality of churning out ideas and helping others in need of what to do and how to do it.

For a personal family home, if you like o include ten visitors toilets all ensuit with gateman toilet and garden toilet, even generator house toilet kpa kpa. All join. It is your life choices, so you design your home accordingly.

However, when you are investing in rental property, what are the features and fixtures that will attract tenants and command decent or half decent rental income? This is what I think the debate is all about.

From my experience, overloading a rental apartment with toilets does not attract tenants more than the average apartment with adequate toilets and neither does it command higher rent for the same location.

From my experience, what command quick rental, retainership and higher rent for the same location are all round POP finish, slick modern glossy wardrobe in every room and sharp kitchen with cabinets. A light, airy apartment with natural sunlight flooding in with good flow will command decent rent than all ensuite with PVC ceiling.

We have seen it here where an investor will spend so much of his/her budget on "over" toilets only to finish it off with PVC ceiling and crappy kitchen. In such an instance, the investor has missed a trick or two.

I would rather save up on toilets to spend on POP finish, all room slick wardrobe and a swanky kitchen. This is what works for me.

I made mention of the quality of the steel and someone said they are made with ballistic resistant materials. I don't know what that is and I haven't seen the door so I piped low. But all I know is that you need at least 5mm steel to have bullet resistance in mind

My brother there are many materials used as bulletproof/ bullet resistance
The best and old materials is KEVLER its a synthetic fiber materials.
And others like acrylic, polycarbonate, steel (of high thickness) and Africa locally made “ayeeta” don't ask me this oo

So not only steel can used as bulletproof materials
But the best bulletproof is ALMIGHTY GOD PROTECTION

An armoured door without a BinLaden fortified building is just as good as having a normal door.

When armed robbers attacked one of the new generation banks, they break-in through the wall and not the doors.

God is the surest protection.

you need to know that if criminals knock on your door, they are very much prepared for it. Na you go still use your hand open the doors and beg them to spare your life. That's how funny the whole thing is.

Simple! Even local village burglars no longer check if your door can be breached or not, they just knock down your wall and do their thing

I did a project here and we were looking at spending about N15m in 2015 to import fortified glass only. We will fabricate the frames here.

I told the client “There’s no sense in this no matter how hard you try to convince me. We want to put a N20m window in a house where we used N150 naira block.”

That was the end of the story!

Please I need help. This is the estimate my roofer gave for roofing a 4 bedroom duplex sqm of main building is 185sqm. This is minus wood just roofing sheet alone is this ok I feel it is too much.

--Contrary to the opinions, I don't think this is too much. Did he give this quote after the woodwork has been completed? If no, then it might not be totally correct.

--Classic tiles of 3800 per sqm is NOT expensive depending on the TYPE of product. There are even some sold for 5500 - 6000 per sqm.
If anyone says it's too much without asking for type of product is wrong.

I was offered Dangote direct from the truck @ N,2700 on friday but I DECLINED.
This morning, I've been offered Lafarge from the truck @ N,2500 and will take it for keeps.

From my experience in the last week alone and operating in Lekki Lagos, there is no scarcity but there might be price gouging particularly with Dangote.

Yes it’s ONLY GOD that can protect us but then let’s things outside the box if Incase of stray bullet or accidental discharge the door can still be of help. Not only about thief this time around.
But in all
why bulletproof door
Why burglar bars
Why gbetugbetu, akaraba, otumopo
Most advance countries usually do without all these in most cases, I stand to be corrected.
May God help underdeveloped country

Did I mock anyone? Did my post come across as mockery? I think you took my light heartedness the wrong way and this may have been "lost in translation".

I'm with you on this. It is one's personal project and one can design it to fit one's lifestyle. This is what I'm trying to convey. Why should I mock a multi million Naira project or someone consolidating.
