Brabus,
The impression l have is that you have LEARNED from the past!
Maybe you have, but you need to learn even, especially knowing when to "say less" or even when to "say nothing at all".
There is a proverb that says "if you are accused AT THE MARKET SQUARE, of defecating and not wiping your
bum, HOW MANY People willyou remove your pants for, show them your cleaned bumbum, just TO PROVE that the allegation was false
"? grin grin
That proverb demonstrates the futility of what you are trying to do, in this post.

It is not ALWAYS PROFITABLE to want to have the last word.
Someone posted, a few pages behind, on this thread, that "To Err is Human, to Forgive is Divine".
That statement is ever True
, even for those of us that Speak and Act like we are without fault or Blemish.

When Hypocrites were about stoning a Prostitute to death and wanted to co-opt Jesus into their nefarious, hypocritcal, holier-than-thou posture, Jesus reflected sad and asked a simple question: Let he who is WITHOUT SIN, Cast the first Stone! They all walked away in shame.
Let us note that Jesus did not said the Prostitute was right nor did he support Prostitution but his words exposed the hypocrisy of these pretenders.

I am not unaware of the past (and all of us who were here back then are also aware) and how somethings you did in the past, have affected your ratings, that is just a FACT OF HISTORY. You did Wrong.
But you apologised and promised to turn a new leaf.
Some people might still be hurting (like QC1, and he may have been magnanimous enough to forgive the past or he may not, that depends on him and it is his right!), some other people may also still be out for blood, even if the Client that was offended has forgiven the Contractor involved, all these are realities of life.

What you MUST NOT DO is go back to the Past and engage in a war fo words, with those "who still seek blood", over your past.
If you do that, then you have not learned anything.

Like Jesus said, Let him without Sin, Cast the first Stone!
No one is Perfect and anyone pretending to be Perfect, is a Hypocrite
but that does not mean those who were affected by your past mistakes/actions are not hurting and for the sake of respect for such people, you cannot engage in a war of words that may come across as trying to justify past mistakes.
You should just read and click next, because as human, we all make mistakes and commit errors but we must admit our errors, apologise, make recompense where possible, learn from it and do better.
Now, if some think the steps above are not enough and the only thing that matters is that the "sinner" be burned on the stake and crucified for eternity!
I disagree but they are entitled to their position.

I repeat, if a 'GOAT' builds a House and Abdulwastexc looks at it and says "it is sound", l will move into that house and go to sleep.
WHY? Because he has demonstrated beyond doubt, that his opinions are reliable, scientific, empirical and based based on top-notch Engineering knowledge.
That is my opinion and understanding of him and l stand by it.

I hope you will let the matter rest. undecided

Gbam, end of discussion, this is why I said that l missed your contribution on here wink

Luxury is one thing, while Economics is another!!! When the Rich are playing, those of us that prefer to do things via moderation will not appreciate their work. The rich are not looking to conserve money, they want to flaunt it for the world to marvel as to how much they can afford to burn and when they are burning the money, it will be Ludacris to not achieve their goal of SHOW OFF.

If i ever become very wealthy, i plan to build a very tall high-rise in my village in Ogun state that will allow me to see Lagos from my Balcony. It will not make any economic sense, but it will be an Iconic Structure and a sort of Legacy of my to put my village on the map, way long after my dealt as an Engineer. It will inspire kids yet unborn to want to be an Engineer.

Point is that the wealthy should be allow to live their dreams as well; their needs and want will never be the same as a common man!!!

This ICONIC STRUCTION was left by one Industrialist in my Town of Ilisan Remo Ogun State; till today, its a reference point and landmark that represents the town. it was built in the late 60s

Building and other construction projects are contracts.
I've said that times without number on this platform. All the stakeholders, Clients, Consultants (Architect, Quantity Surveyor, Structural, Electrical and Mechanical Engineer) should keep this in mind.

The area I want to address this evening is the issue of RISK associated with construction projects.

A construction risk is defined as any exposure to possible loss.

In a standardized construction contracts, clients or project owners or project sponsors are insured against risk through various means provided for in the conditions of contract. Some of those means include, but not limited to, performance bond, retention, among others.

In an unregulated setting where clients just source for "contractors" to build for them without any contract, the chunk of the risks are unwittingly borne by the clients. Here is why;
If the contractor does a bad job, who pays for the recompense? The clients.

That's where the idea of RETENTION MONEY stems from.

A Retention money is an amount held back from a payment made under a construction contract. It is generally held to ensure that a contractor performs all of its obligations under the contract, and is then released either on practical completion or after the end of a defects notification period.

I'm advising clients, through this medium, to always apply this concept of retention money to even unregulated transaction with contractors. Clients are advised to agree with any contractor that is interested in executing their projects that a certain percentage of the total estimated cost of the project t will be held by the client for an agreed duration probably 6 months. I advise clients to hold about 2.5% of the total estimated cost for a period of 6 months the at least. This is to insure the interest of the clients on the projects.

It all depends on WHERE in Lekki, Lekki get grade!

There are parts of Lekki that are dry land, though Sandy and you will still need a raft to build a Story building
There are other parts of Lekki that are water-logged and still Sandy, your raft will cost more and it may even be a Drill
There is the third part of Lekki, the worst of them all, it is water, looged but not Sandy. IT IS A WATER-LOGGED SWAMP. angry angry
With this last one, l can ssure you that #10M for Foundation is not an exageration. I have one of it and l still dey regret how l got tricked into committing funds into it. The cost could have erected Two building in other places
... but it is a 'Sea Front', so tha compensates.

mine is sandy. i almost bought a swamp in megamound few years ago, as in river with tadpoles and the wanted 15m. i ran for my life cheesy

Could someone please help?
This electrician quoted a 16Way 3phase distribution board for our house which they already mounted but looking at the carton now I am seeing:

AP*Bstar.....does anyone know this brand? Can't find it on the internet.
4 Way Jultipole Distribution board....does this mean he got 4 way instead of 16way?
Additional info:
With 100A TP main switch.

The house is a 4 bedroom flat and a waiting room.
1. 5 AC
2. 4 water heater
3. 2 cooker unit (I don't know why they did 2)

I would like to know:
1. Is the AP*Bstar a good brand?
2. What is the price of AP*Bstar 4way 3 phase?
3. Do we actually need a 16way?
4. Will the 4way work as well? If not please recommend with a brand.

Thank you all.

Story building are not held up by the blocks but by the pillars. Blocks should just be partition elements.

Especially Nigerian blocks where quality control is not certain.

So you can use 6" as long as the pillars are a designed but I think plumbing could be an issue. I would use 9" on the exterior perimeter and 6" on the inside except for private areas.

Good luck on your project.

Bear in mind that the size of the blocks will as well determine the size (thickness) of the pillars. If it's the pillars that hold an upstairs as you rightly said, the pillars must be as thick as possible to carry every weight. 6" thick pillars for me are too thin for storey buildings.

I can relate bro. A lot of signature projects handled within that suburb came to mind.

I’ve always wondered and asked “Why build this massive project here in the village?”

These edificies are not built for the everyday economic reasons but as legacies to future generations. The location does not matter. Why village? These are private and sometime national edificies. These individuals are (were) wealthy, prosperous and politically powerful so they need to "history-stamp" their wealth and prosperity into the annals of human history and to put their "village" into the human (geographical) map.

Apart from the Pharaohs of Egypt, African Kings and Queens and wealthy individuals failed woefully in leaving legacies (edificies) for future generations. Take a look at Europe with all the grand palaces (Buckenham Palace, Windsor Castle) and landmarks (Eifel Tower) that are now hugely successful tourist attractions and then you will wonder what did our Kings and Queens do with the wealth of Africa. Mansa Musa of Mali was the wealthies man on earth to date but what are his legacies today? Think what if Mansa Musa had used all that gold to build (Buckenham) palaces and castles all over Mali, planned the city, build landmarks and structures just like the Pharaohs and pave the streets with gold and then the next generation took it to the nest level, Mali will be paradise today. African Kings were busy marying more wives with the wealth of Africa. One can't go wrong with properties, even white elephant properties.

I'm in support of these edificies where ever, as they are legacies to future generation. It is left for the "now" generation to take it to the next level. In Nigeria, we are poor in building legacy edificies and taking lagacies to the next level. Though some of the 1950s and 60s wealthy and prosperous generations in Nigeria left us some really encouraging legacies like Mapo Hall and Cocoa House (Ibadan), Government House, National Theater and Iddo Terminal all in Lagos, but what are we doing with them? All run down. We are squandering our wealth again just like our forefathers. Mind you these edifices were built then in "villages". It is not "money miss road". Take a look at the very poor, lame and inaccessible Aso Rock Presidential Palace and compare with the White House (USA) with its surrounding public park and you will know what lagacy is all about. Will Aso Rock as built EVER attract tourist and pay for itself? Time will tell.

If I'm so prosperous, I will build a stupendous edifice to the glory of the Most One, the Most High in Warri my "village" and hope the next generation will take it to the next level and not see it as a white elephant project.
